Beach-area houses, duplexes and small apartment buildings
According to the Census Bureau's 2020-2024 estimates, the median home in Imperial Beach was built in 1971. About 31 percent of occupied homes are owner-occupied, so most households rent. About 53 percent of homes are single-unit houses, and about one in four sits in a building with 5 to 19 units, so a lot of garages here serve small apartment and condo buildings. The median owner-occupied home value is about $857,000.
Wikipedia calls Imperial Beach the southernmost city in California, incorporated in 1956, with nearly four miles of beaches. Its main streets are Palm Avenue, Seacoast Drive, Imperial Beach Boulevard and Coronado Avenue. The pier and Pier Plaza are the main landmarks. We could not verify any named homeowners association or gated community.
Older doors here often have worn original springs and rollers, and a multi-unit garage may be managed by a landlord. Tell us the cross street and whether the door belongs to a house or a shared building, and we book the soonest visit.

What customers say
Real reviews from our Google listing, copied as the customers wrote them.
Not paying attention I closed the garage door on a pipe laying in the track. Needless to say it did some damage even though the automatic reverse opened the door back up. Emailed what happened on Sunday evening. Appointment with quote provided in just a few minutes and appointment confirmed. Once again they arrived on time. Completed repairs quickly and for less then the quote. Cleaned up like they were never there. I highly recommend them and will continue to use them for my garage door repairs.Carroll · Google review
Technician showed up on time, assessed our issue & presented replacement options. He proceeded to install new equipment during the same visit and everything was finished in less than two hours. We were impressed with the performance of our tech. It’s easy for us to recommend this company.Kathleen · Google review
The replacement of my broken spring was done quickly and professionaly. I was also provided an explanation on why the tension was set as it was. I was called in advance to be informed of the arrival time. Great job as it has been in the pastFrancine · Google review
My garage door spring broke the other evening and I was unable to open my door. I contacted them first thing the next day. They were able to give me an appointment for later in that day. The service technician called prior to arrival as promised & arrived shortly afterwards. He recommended some additional service to the door in addition to the springs which I accepted. The door was repaired in less than 2 hours & now works better than ever. Thank youBrandi · Google review
Great to work with, gave us good advise and very knowledgeable with garage door springs . We could not find anyone to do our repair ASAP as it was a small project, but that did not matter to them. They traveled 2 hours to get the work done. Tech who did our repair was very personable, fast and did an excellent job.Theresa · Google review

What Imperial Beach conditions do to a garage door
Wikipedia's climate table uses 1991-2020 normals from the Imperial Beach Ream Field station. It puts the warmest month, August, at an average daily high of 75.2 degrees and the coolest, December, at 66.2, with a record high of 99 and a record low of 26. Annual precipitation is 8.58 inches, mostly in winter, with February the wettest month at 2.10 inches. The article says the city runs about 10 degrees cooler than inland San Diego County in summer.
The Pacific is on the west side and the Tijuana River estuary on the south. Search results report coastal flooding combined with high tides, and waves flooding sections of Seacoast Drive, though we could not confirm the dates. We did not verify wind records or power outages. As general advice, not an Imperial Beach statistic, salt air corrodes springs, rollers, hinges, tracks and opener hardware faster near the ocean.
Twice a year, wipe the tracks, oil the rollers and hinges and look for rust on the springs and brackets. Press the test button on the battery backup, and rinse salt film off the lower track if you see it.
- Check springs and hinges for rust
- Oil rollers and hinges twice a year
- Test the battery backup twice a year

Battery backup, permits and design rules in Imperial Beach
Battery backup. California requires a battery backup on residential garage door openers sold or installed in the state (Health and Safety Code section 19892). A new door cannot be connected to an older opener that lacks one. See opener installation.
Design rules. Planned communities and historic overlays can limit door style and color. Ask before you choose a new door: new garage doors.
City permits. Imperial Beach is its own city, so its rules come from the City of Imperial Beach, not San Diego. Its Building Division page says building permits and inspections are required for new construction, additions and remodeling, and the permits page says most repairs or alterations need a building permit. Garage doors are not mentioned, so we could not confirm a garage-door-specific rule. The Building Division is at 825 Imperial Beach Boulevard, the inspection line is (619) 628-1360, and permits are handled through the city's online portal at imperialbeachca.gov. Ask whether your job needs one.
Coastal zone. Imperial Beach is in California's coastal zone and has a certified Local Coastal Program, and the city issues its own coastal development permits. We could not verify whether a garage door replacement or repair needs one or is exempt, so if your home is near the coast, ask the city.

Imperial Beach garage door repair: questions we hear
Is there garage door repair near me in Imperial Beach?
Yes. Emil Garage Doors repairs garage doors in Imperial Beach (ZIP 91932) and the neighborhoods next door. Call (213) 340-4232, tell us your street or neighborhood and what the door does, and we book the soonest visit. See garage door repair near me.
What is the average price to repair a garage door in Imperial Beach?
Typical prices: a 12-point safety inspection is $89, a torsion spring pair for a standard two-car door is $250 to $450 (heavy-duty springs $350 to $900), a cable pair is $175 to $350, and a belt-drive opener installed with battery backup is $550 to $900. The final price is confirmed after we see the door.
What is the most common garage door repair in Imperial Beach?
Broken torsion springs are among the most common garage door repairs, because springs wear out after a set number of open-and-close cycles. Cables, rollers, safety sensors and off-track doors follow. See garage door spring repair.
How much is a service call for a garage door?
Our 12-point safety inspection is $89. It covers the springs, cables, rollers, tracks, sensors and opener, and we explain what we find before any repair starts.
Is it cheaper to repair or replace a garage door?
A repair is usually cheaper when the door itself is sound and only a spring, cable, roller or sensor failed. Replacement makes sense when panels are bent or rotted, the door is very old or the opening needs a different size. We tell you which one fits before we start.
Which ZIP code do you serve in Imperial Beach?
Imperial Beach homes use ZIP code 91932. ZIP code 91933 is for PO boxes only. We also serve nearby Coronado, National City and Chula Vista, so call us if you are not sure we reach your address.
Does a garage door replacement in Imperial Beach need a permit?
The city says most repairs and alterations need a building permit, but its pages do not mention garage doors, so we could not confirm a garage-door-specific rule. Call the Imperial Beach Building Division to ask about your job.
Do coastal rules affect a garage door job in Imperial Beach?
We could not verify this. Imperial Beach is in the coastal zone and issues its own coastal development permits, but we found no city statement on garage doors. If your home is near the coast, ask the city before you order a new door.
Can a handyman fix a garage door?
A handyman can often handle a simple job such as a sensor or a roller. Springs and cables are under high tension and need a trained technician, so call us for those.
Does California require a battery backup on a garage door opener?
Yes. California Health and Safety Code section 19892 says residential openers sold or installed in the state need a battery backup, and a replacement garage door cannot be connected to an older residential opener that lacks one.
Do you also repair gates in Imperial Beach?
Yes. See gate repair and electric gate repair.
