Foothill houses, horsekeeping lots and newer homes in the northeast
Wikipedia describes Lake View Terrace as one of the few remaining Los Angeles residential areas with private homes zoned for horsekeeping. The western side is more densely populated and the eastern side more rural, and the northeast has newer, more expensive homes. Those descriptions are older than the Census figures below.
The Census has no table for Lake View Terrace alone. In ZIP 91342, which it shares with Sylmar, the Bureau's 2024 five-year estimates show about two thirds of homes owner-occupied and about 63 percent detached single-family, with a median year built of 1977. In the wider plan area with Sunland-Tujunga and Shadow Hills, about 72 percent of homes were built before 1980. Those figures cover the wider areas, not only Lake View Terrace.
Hansen Dam, finished in 1940 for flood control on Tujunga Wash, anchors the south-west side, and Foothill Boulevard, Glenoaks Boulevard, Van Nuys Boulevard and Osborne Street are the named streets. With older houses and newer homes side by side, we match the work to the door: worn original parts on older houses, and a balance and sensor check on newer doors.
- Original openers and tracks on older houses
- Balance and sensor checks on newer doors
- Battery backup upgrades on older openers

What Lake View Terrace conditions do to a garage door
NOAA's 1991-2020 normals for Burbank-Glendale-Pasadena Airport, about five miles south of the center, show August highs near 89 degrees, about 54 days a year at 90 or more and about 14 inches of rain. The nearby foothills collect more, so expect roughly 14 to 21 inches a year, nearly all of it from late fall to early spring. Heat wears down lubricant and plastic parts, and winter rain settles in the lower track.
Santa Ana wind events can cut power across the foothills. LADWP's 1 PM update on January 8, 2025 showed about 230 customers without power in Lake View Terrace and 878 in Shadow Hills, a snapshot of one afternoon, so a manual release and a working battery backup matter.
Wipe the dust off the tracks after a windy spell and check that the photo-eye sensors near the floor still face each other. Twice a year, oil the rollers and hinges and press the test button on the battery backup.
- Wipe tracks and sensors after wind
- Test the battery backup twice a year
- Oil rollers and hinges before summer

I was really happy with the work Emil did for me. He was a responsive communicator, arrived on time, and did a quality job on the repair I needed. I would hire him again without hesitation.Serenity · Google review
Technician, Emil, was prompt and efficient to identify and fix the issues with our garage door. Rest assured that I won’t hesitate to call these folks if repair is needed.MeMee · Google review
Emil responded to my request for service promptly. He scheduled service for the next day and showed up on time. He was friendly and polite. He Immediately identified the problems and fixed them effectively and efficiently. He showed resourcefulness in coming up with a used part for an old door opener control and in coming up with a practical solution for stabilizing the door connection to the opener. Price for the work was very fair. Great company !! Thank you!!Christina · Google review
"Our garage door broke this morning, which was less than ideal. We were certain that it would cost a fortune to get it repaired on a Sunday, assuming it could even happen, but we knew we had to try. I called several companies and only two returned my call. One said that while they could send someone out, it would cost considerably more than if we could wait until Monday. While I appreciated the honesty, again, I wanted it fixed today. The other was Emil Garage Doors. When I had called they said they would call back. I did get a call back from Emil, less than an hour later. Anyway, on to the service. He let me know that it would cost the same to come today or tomorrow, it didn't matter. WOW and WOW again! He said that he could head here in about an hour. Additionally, when I asked him the cost of the various things it could be, what he quoted me were prices that were what the other place wanted to charge me after the service call fee and the hiked up hourly rate for the Sunday call! Upon arrival, he looked at the door, told us a few things that he noticed, and in no way did he ever try to "up-sell" us something we didn't need. He told us our opener was what they use, and top of the line. He replaced the gear drive (maybe that's the name:)) and upgraded our rollers (that was a suggestion, but, one we totally understood and he in no way said we "needed" to). I think he was in and out in 45 minutes at most and our garage door is quieter than before by a TON (thank you rollers) and, more importantly, it works and nobody had to miss work on Monday to make it happen. Thank you so much...I can't recommend your company enough. "Pamela · Google review
Emil is delightful, knowledgeable, professional, and capable. He promised to make the process easy and he did. From our first contact Thursday mid-day through completion of the project Saturday at Noon, everything was 100% perfect, and we are extremely happy. We are amazed when we look outside and see our beautiful new door, so soon after searching on google. Emil and his company deserve 100 stars but we are limited to only 5Dawn · Google review
It went very well, with the job being completed in three days. We waited few months for the supply chain to kick in ( Covid related delays ) and finally deliver the products. It was so worth the wait. Great installers, Emil and his team are professional and friendly, too, and patient in answering questions.Rachel · Google review

Learn moreBattery backup, permits and design rules in Lake View Terrace
Battery backup. California requires a battery backup on residential garage door openers sold or installed in the state (Health and Safety Code section 19892). A new door cannot be connected to an older opener that lacks one. See opener installation.
Permit questions. The City of Los Angeles Department of Building and Safety (LADBS) lists same-size door and window change-outs in its Express Permit program for residential buildings. A garage-door-specific rule was not found, so ask LADBS before a replacement.
Design rules. Planned communities and historic overlays can limit door style and color. Ask before you choose a new door: new garage doors.
Fire zone note. LAFD lists Lake View Terrace and Shadow Hills among the Los Angeles communities with portions in the Very High Fire Hazard Severity Zone, so it depends on your address. UC ANR treats garage doors as exterior doors under the state wildfire building chapter, and an older LADBS plan-check sheet lists rules for exterior door assemblies. We could not confirm whether they apply to a like-for-like replacement, so ask LADBS before one.

What is the average price to repair a garage door in Lake View Terrace?
Typical prices: a 12-point safety inspection is $89, a torsion spring pair for a standard two-car door is $250 to $450 (heavy-duty springs $350 to $900), a cable pair is $175 to $350, and a belt-drive opener installed with battery backup is $550 to $900. The final price is confirmed after we see the door.
What is the most common garage door repair in Lake View Terrace?
Broken torsion springs are among the most common garage door repairs, because springs wear out after a set number of open-and-close cycles. Cables, rollers, safety sensors and off-track doors follow. See garage door spring repair.
How much is a service call for a garage door?
Our 12-point safety inspection is $89. It covers the springs, cables, rollers, tracks, sensors and opener, and we explain what we find before any repair starts.
Is it cheaper to repair or replace a garage door?
A repair is usually cheaper when the door itself is sound and only a spring, cable, roller or sensor failed. Replacement makes sense when panels are bent or rotted, the door is very old or the opening needs a different size. We tell you which one fits before we start.
Which ZIP code do you serve in Lake View Terrace?
Lake View Terrace uses ZIP code 91342, which it shares with Sylmar, and 91392 is for PO boxes. Some addresses may use 91040. Call us if you are not sure we reach your address.

Is Lake View Terrace in a high fire hazard zone?

Can a handyman fix a garage door?
A handyman can handle a simple job like a sensor or a roller. Springs and cables are under high tension and need a trained technician, so call us for those.
Does California require a battery backup on a garage door opener?
Yes. California Health and Safety Code section 19892 says residential openers sold or installed in the state need a battery backup, and a replacement garage door cannot be connected to an older residential opener that lacks one.
Do you also repair gates in Lake View Terrace?
Yes. See gate repair and electric gate repair.
