What customers say
Real reviews from our Google listing, copied as the customers wrote them.
Doesn't get any better than this guy! I have recently purchased a condo with a broken garage door opener. It was missing some brackets. I called them, and Emil came out promptly the next morning. On time! He was able to run back to his shop and get the bracket I needed. It took him less than an hour to complete the entire project! My garage door works great now. I said a little thank you to Emil as I opened my garage door late last night and drove in my garage. I would definitely call him again if I needed anything done with my garage door. Highly recommend, plus he's just a super nice guy, which the process so much easier. Thanks Emil!Winston · Google review

The owner is the real deal and makes good on all promises - We love doing business with him and don't hesitate to refer this business to all. He's that good!Ryan · Google review
Called the office to let them know my issues and asked if we could get someone out to look at my door. Was told between 11-12...drove home from work at 11:05 and Emil was waiting and ready to get to work. Not knowing anything about how to fix a garage door, Emil did a great job explaining why I was having issues. Quoted a reasonable price (well at least what I thought was reasonable) and less than 40 minute later he had fixed the problem. Great customer service from intake of the call to fixing my door! If you need a garage door repair...support local business and give them your business, you won't be disappointed.Guadalupe · Google review
My garage door and opener were pretty banged up and not working properly. Emil Garage Doors came out, did a thorough evaluation of door and all it's parts. Even though the previous home owner rigged up the garage door opener with the wrong springs and parts, Emil repaired the door and saved us money by using some of the old parts. That kind of honesty will get 5 stars all day long. Thank you Emil Garage Doors for your great service.Bradford · Google review
I woke up to a loud crash when a tree in my front yard fell over and hit my garage door. Emil Garage Doors was able to give be a really good price on a new garage door. They uninstalled the old, damaged door and realigned the tracks the garage door connects to which had been damaged as well. The new door looks great and most importantly functions well. Thank you for going above and beyond in my time of need!Stuart · Google review
They were able to come within a few hours of my call. Another company could only give me a 4 hour window of arrival time the next day, but these guys was able to give me a 2 hour window the same day. One the guys called before arriving. He was friendly and competent in explaining the problem and our options. I was so grateful he had replacement springs and was able to fix our garage door in less than an hour.David · Google review

Tract homes from the 1970s to the 1990s and a railroad downtown
According to the Census Bureau's 2024 American Community Survey 1-year estimate, the median home in Livermore was built in 1980. About 67 percent of occupied homes are owner-occupied, about 67 percent of all homes are detached single-family houses, and 3,850 more are attached. Wikipedia says the population roughly tripled between 1970 and 2000, which fits that median. Garage doors from those decades are often on a second opener or a second set of springs, and some still carry original rollers.
Wikipedia says Livermore was platted in 1869 as a railroad town and incorporated in 1876. The Carnegie Library and Park, opened in 1909, is on the National Register of Historic Places. Wente, Concannon and Cresta Blanca wineries date to the 1880s, and Lawrence Livermore National Laboratory grew from a 1942 naval air station site. Springtown, northeast of downtown, has many newer homes and a homeowners association, according to a listing summary. We could not verify any gated community in Livermore.
The city covers about 26 square miles, so a visit can mean a drive from one end of the valley to the other. Tell us your cross street and whether the door is a single, a double or a three-car, and we book the soonest visit.

What Livermore conditions do to a garage door
Wikipedia, citing NOAA 1991-2020 normals, gives Livermore a hot-summer Mediterranean climate. The July average high is about 89 degrees, January about 57, the record high 116 degrees in September, and rainfall about 14.6 inches a year, mostly November to March. The page does not name the station. The Livermore Valley and nearby Altamont Pass are known wind corridors, and the Altamont Pass wind farm in the Diablo Range has a nameplate capacity of 576 megawatts and about 4,930 operating turbines, per Wikipedia. Gusty afternoons are normal here, and a light door or a loose track can rattle in them.
A magnitude 5.8 earthquake struck on January 24, 1980, on the Greenville fault about 17 kilometers north of Livermore, according to USGS reports. 44 people were injured and damage Bay Area wide was put at $11.5 million. At Lawrence Livermore Laboratory bookshelves toppled and ceiling tiles fell, and a magnitude 5.3 aftershock on January 26 injured six people in Livermore. In August 2020 the SCU Lightning Complex led to evacuation orders for Mines Road residents, and controlled burns along Mines Canyon were set to protect Livermore, per Patch and ABC7. PG&E planning for October 26, 2019 listed Livermore among areas that could lose power, but we did not verify whether it did.
Twice a year, wipe the tracks, tighten the brackets and oil the rollers and hinges. Lift the door by hand halfway with the opener disconnected. If it does not stay put, call us. Know where the release cord is, in case of an outage or an evacuation.
- Tighten track brackets after windy seasons
- Check the balance twice a year
- Know where the release cord is

Battery backup, permits and design rules in Livermore
Battery backup. California Health and Safety Code section 19892 says residential garage door openers sold or installed in the state need a battery backup, and a replacement garage door cannot be connected to an older residential opener that lacks one. See opener installation.
HOAs and style rules. If you live in a planned community or a historic overlay, check style and color rules before you choose a new door. See new garage doors for styles.
City permits. Livermore is its own city, so its rules come from the City of Livermore. The Community Development Department and Permit Center is at 1052 South Livermore Avenue, with a phone listed as (925) 960-4410. The city site did not open for us, so we saw this in search summaries and you should confirm the number and hours at livermoreca.gov. We could not confirm whether a garage door or opener replacement needs a permit. The city's planning FAQ says garages, sheds and patio covers over 120 square feet or attached to a building need a permit, which is about structures, not about replacing a door. Call the Permit Center before the work.
Fire zones. The city's wildfire page, seen only in a search summary, says the 2025 state Fire Hazard Severity Zone maps have Moderate, High and Very High classes, and the city is adopting the State Fire Marshal's map by ordinance without changes. We could not verify whether any Livermore parcel is in a zone, so we make no claim about any address. We could not verify hillside, historic or homeowners association rules for garage doors.

Livermore garage door repair: questions we hear
Is there garage door repair near me in Livermore?
Yes. Emil Garage Doors repairs garage doors in Livermore (ZIP 94550 and 94551) and the neighborhoods next door. Call (213) 340-4232, tell us your street or neighborhood and what the door does, and we book the soonest visit. See garage door repair near me.
What is the average price to repair a garage door in Livermore?
Typical prices: a 12-point safety inspection is $89, a torsion spring pair for a standard two-car door is $250 to $450 (heavy-duty springs $350 to $900), a cable pair is $175 to $350, and a belt-drive opener installed with battery backup is $550 to $900. The final price is confirmed after we see the door.
What is the most common garage door repair in Livermore?
Broken torsion springs are among the most common garage door repairs, because springs wear out after a set number of open-and-close cycles. Cables, rollers, safety sensors and off-track doors follow. See garage door spring repair.
How much is a service call for a garage door?
Our 12-point safety inspection is $89. It covers the springs, cables, rollers, tracks, sensors and opener, and we explain what we find before any repair starts.
Is it cheaper to repair or replace a garage door?
A repair is usually cheaper when the door itself is sound and only a spring, cable, roller or sensor failed. Replacement makes sense when panels are bent or rotted, the door is very old or the opening needs a different size. We tell you which one fits before we start.
Which ZIP codes do you serve in Livermore?
Livermore uses ZIP codes 94550 and 94551. First Street, Tesla Road, South Livermore Avenue and East Avenue addresses tested as 94550, while the airport area, Las Positas Road, Portola Avenue and North Vasco Road tested as 94551. We also serve nearby Pleasanton, Dublin and San Ramon, so call us if you are not sure we reach your address.
Does a garage door replacement in Livermore need a permit?
We could not confirm a garage-door-specific permit rule for Livermore. The city's planning FAQ covers garages and sheds over 120 square feet, which is about structures, not door replacement. Call the Livermore Permit Center at (925) 960-4410 to ask about your job, and confirm that number first.
What should I check on my garage door after an earthquake?
As general advice, not a Livermore record, look for tracks that have shifted, loose brackets and cables that have slipped off the drum. Do not run the opener if the door looks crooked or hangs unevenly, and do not touch the springs or cables yourself, because they are under high tension. Call us for an inspection.
Can a handyman fix a garage door?
A handyman can often handle a simple job such as a sensor or a roller. Springs and cables are under high tension and need a trained technician, so call us for those.
Does California require a battery backup on a garage door opener?
Yes. California Health and Safety Code section 19892 says residential openers sold or installed in the state need a battery backup, and a replacement garage door cannot be connected to an older residential opener that lacks one.
Do you also repair gates in Livermore?
Yes. See gate repair and electric gate repair.
