Five former towns, one large city
Fremont was formed in January 1956 when five towns merged: Mission San Jose, Centerville, Niles, Irvington and Warm Springs, according to Wikipedia. The city covers 88.46 square miles, so a call from Ardenwood and a call from the hill area can be far apart. Wikipedia describes the Centerville area as sprawling subdivisions from the 1950s and 1960s, which means many garages here have seen decades of use.
The Census Bureau's 2020-2024 estimates put the median home's build year at 1979. About 61 percent of occupied homes are owner-occupied, about 56 percent of homes are detached houses and 14 percent are attached townhomes or condos, with another 15 percent in buildings of 50 or more units. Springs are rated for a set number of open-and-close cycles, and doors from the 1970s through the 1990s are now reaching the end of that rating. We could not verify any named large-lot, gated or homeowners-association community.
Landmarks include Ardenwood Historic Farm, with the Patterson House built in 1857, and Mission San Jose, one of California's oldest missions, according to Wikipedia. Tell us your district or cross street and whether the garage is a single door, a pair or a shared bay, and we book the soonest visit.
- Springs near their rated cycles on older doors
- Wide, heavy doors on two-car and three-car garages
- Opener replacement with battery backup

Doesn't get any better than this guy! I have recently purchased a condo with a broken garage door opener. It was missing some brackets. I called them, and Emil came out promptly the next morning. On time! He was able to run back to his shop and get the bracket I needed. It took him less than an hour to complete the entire project! My garage door works great now. I said a little thank you to Emil as I opened my garage door late last night and drove in my garage. I would definitely call him again if I needed anything done with my garage door. Highly recommend, plus he's just a super nice guy, which the process so much easier. Thanks Emil!Winston · Google review

Called the office to let them know my issues and asked if we could get someone out to look at my door. Was told between 11-12...drove home from work at 11:05 and Emil was waiting and ready to get to work. Not knowing anything about how to fix a garage door, Emil did a great job explaining why I was having issues. Quoted a reasonable price (well at least what I thought was reasonable) and less than 40 minute later he had fixed the problem. Great customer service from intake of the call to fixing my door! If you need a garage door repair...support local business and give them your business, you won't be disappointed.Guadalupe · Google review
My garage door and opener were pretty banged up and not working properly. Emil Garage Doors came out, did a thorough evaluation of door and all it's parts. Even though the previous home owner rigged up the garage door opener with the wrong springs and parts, Emil repaired the door and saved us money by using some of the old parts. That kind of honesty will get 5 stars all day long. Thank you Emil Garage Doors for your great service.Bradford · Google review

What Fremont conditions do to a garage door
Wikipedia, using NOAA 1991-2020 normals, calls Fremont a warm-summer Mediterranean climate with an average annual high of 69.2 degrees, 58.6 in January and 78.3 in September. Annual precipitation is 15.94 inches over about 60 days, and the city sits in the rain shadow of the Santa Cruz Mountains. According to Wikipedia, the record high is 110 degrees on September 6, 2022, but we could not confirm that reading elsewhere.
The Hayward Fault runs through Fremont, and the USGS says it creeps, bending six sets of railroad tracks in Niles, according to snippets of its reports. Wikipedia says the October 1868 Hayward earthquake collapsed buildings across the Fremont area and ruined Mission San Jose and its 1809 adobe church, and that a USGS estimate from 2014 put the 30-year chance of a magnitude 6.7 or larger Hayward quake at 14.3 percent. Alameda Creek flooded in December 1955, rising 20 feet at Niles after three days of rain and flooding 15 square miles, and the 1955 and 1958 floods led to the county flood control district and a channel. A 2019 city notice we saw in search results reported a brush fire in the hills east of Mission Boulevard that came close to about a dozen homes.
After an earthquake, open and close the door by hand with the opener disconnected and watch for rubbing, a crooked door or tracks that moved. Twice a year, wipe the tracks, oil the rollers and hinges and press the test button on the battery backup.
- Check the tracks after a shake
- Know where the manual release is
- Test the battery backup twice a year

Battery backup, permits and design rules in Fremont
Battery backup. California Health and Safety Code section 19892 says residential garage door openers sold or installed in the state need a battery backup, and a replacement garage door cannot be connected to an older residential opener that lacks one. See opener installation.
HOAs and style rules. If you live in a planned community or a historic overlay, check style and color rules before you choose a new door. See new garage doors for styles.
City permits. Fremont is its own city, so its rules come from the City of Fremont, which sits in Alameda County, not Santa Clara County. The Permit Center, also called the Development Services Center, is at 39550 Liberty Street, First Floor. The city's pages gave us conflicting phone numbers and counter hours, so we list none here; check fremont.gov for current ones. Online permits go through the city's Citizen Access portal. We could not confirm whether a garage door or opener replacement needs a permit, so check with the Permit Center before replacing a door or changing the opening size.
Hills and historic areas. We could not verify which streets are in a State Very High Fire Hazard Severity Zone, and we found no rule on garage doors in Niles or Mission San Jose, which are known historic districts. If your home is in the hill area or an older district, ask the city before you order a door.

Fremont garage door repair: questions we hear
Is there garage door repair near me in Fremont?
Yes. Emil Garage Doors repairs garage doors in Fremont (ZIP 94536, 94538, 94539 and 94555) and the neighborhoods next door. Call (213) 340-4232, tell us your street or neighborhood and what the door does, and we book the soonest visit. See garage door repair near me.
What is the average price to repair a garage door in Fremont?
Typical prices: a 12-point safety inspection is $89, a torsion spring pair for a standard two-car door is $250 to $450 (heavy-duty springs $350 to $900), a cable pair is $175 to $350, and a belt-drive opener installed with battery backup is $550 to $900. The final price is confirmed after we see the door.
What is the most common garage door repair in Fremont?
Broken torsion springs are among the most common garage door repairs, because springs wear out after a set number of open-and-close cycles. Cables, rollers, safety sensors and off-track doors follow. See garage door spring repair.
How much is a service call for a garage door?
Our 12-point safety inspection is $89. It covers the springs, cables, rollers, tracks, sensors and opener, and we explain what we find before any repair starts.
Is it cheaper to repair or replace a garage door?
A repair is usually cheaper when the door itself is sound and only a spring, cable, roller or sensor failed. Replacement makes sense when panels are bent or rotted, the door is very old or the opening needs a different size. We tell you which one fits before we start.
Which ZIP codes do you serve in Fremont?
Fremont homes use ZIP codes 94536, 94538, 94539 and 94555, according to zip-codes.com. ZIP code 94537 is for PO boxes only. We could not verify which district each ZIP covers, so call us with your street and we confirm we reach it.
Does a garage door replacement in Fremont need a permit?
We could not confirm a garage-door-specific permit rule for Fremont. A permit-guide site we could not fully read says changing the size of a door opening needs a building permit. Ask the Fremont Permit Center before the work, and confirm its current phone number and hours on the city site.
What should I check on my Fremont garage door after an earthquake?
Disconnect the opener, then open and close the door by hand. The Hayward Fault runs through Fremont, so watch for rubbing, a crooked door or tracks that shifted. If a spring or cable looks stretched, stop using the door and call us, because lifting it by hand can be dangerous.
Can a handyman fix a garage door?
A handyman can often handle a simple job such as a sensor or a roller. Springs and cables are under high tension and need a trained technician, so call us for those.
Does California require a battery backup on a garage door opener?
Yes. California Health and Safety Code section 19892 says residential openers sold or installed in the state need a battery backup, and a replacement garage door cannot be connected to an older residential opener that lacks one.
Do you also repair gates in Fremont?
Yes. See gate repair and electric gate repair.
