Houses from the 1960s, apartment garages and newer redevelopment
According to the Census Bureau's 2024 five-year estimates, the median home in East Palo Alto was built in 1963. About 49 percent of occupied homes are owner-occupied and 51 percent are rented. Roughly 59 percent of all homes are detached houses, and about a third sit in buildings of five or more units, so many garages here serve a house or a shared building. Wikipedia reports an average household size of 3.9 at the 2020 census, and a busy household opens and closes the door more often, which wears springs and rollers sooner.
Wikipedia says more than 25 percent of the city, over 400 acres, has been redeveloped with new housing and retail, including the University Circle office complex, which replaced the Whiskey Gulch strip, and the Gateway 101 shopping center. So the city mixes older streets with newer buildings, and door age varies from block to block. We could not verify any named homeowners association, or garage door styles by area.
Tell us your cross street and whether the garage is a single door, a pair or a shared bay, and we book the soonest visit. Because a 94303 address can be in East Palo Alto or Palo Alto, a street address helps us confirm we reach you.

What customers say
Real reviews from our Google listing, copied as the customers wrote them.
"Our garage door broke this morning, which was less than ideal. We were certain that it would cost a fortune to get it repaired on a Sunday, assuming it could even happen, but we knew we had to try. I called several companies and only two returned my call. One said that while they could send someone out, it would cost considerably more than if we could wait until Monday. While I appreciated the honesty, again, I wanted it fixed today. The other was Emil Garage Doors. When I had called they said they would call back. I did get a call back from Emil, less than an hour later. Anyway, on to the service. He let me know that it would cost the same to come today or tomorrow, it didn't matter. WOW and WOW again! He said that he could head here in about an hour. Additionally, when I asked him the cost of the various things it could be, what he quoted me were prices that were what the other place wanted to charge me after the service call fee and the hiked up hourly rate for the Sunday call! Upon arrival, he looked at the door, told us a few things that he noticed, and in no way did he ever try to "up-sell" us something we didn't need. He told us our opener was what they use, and top of the line. He replaced the gear drive (maybe that's the name:)) and upgraded our rollers (that was a suggestion, but, one we totally understood and he in no way said we "needed" to). I think he was in and out in 45 minutes at most and our garage door is quieter than before by a TON (thank you rollers) and, more importantly, it works and nobody had to miss work on Monday to make it happen. Thank you so much...I can't recommend your company enough. "Pamela Β· Google review
Emil is delightful, knowledgeable, professional, and capable. He promised to make the process easy and he did. From our first contact Thursday mid-day through completion of the project Saturday at Noon, everything was 100% perfect, and we are extremely happy. We are amazed when we look outside and see our beautiful new door, so soon after searching on google. Emil and his company deserve 100 stars but we are limited to only 5Dawn Β· Google review
It went very well, with the job being completed in three days. We waited few months for the supply chain to kick in ( Covid related delays ) and finally deliver the products. It was so worth the wait. Great installers, Emil and his team are professional and friendly, too, and patient in answering questions.Rachel Β· Google review

What East Palo Alto conditions do to a garage door
Wikipedia's East Palo Alto page has no climate section and no weather station is named, so we quote nearby numbers. Palo Alto's NOAA station shows about 15 inches of rain a year, a January average high of 57.8 degrees, a July average high of 79.4 and a record high of 108 on September 6, 2022. Redwood City's normal rainfall is about 20.6 inches. We found no East Palo Alto wind record.
San Francisquito Creek forms the southern edge of the city. Science Friday and KQED reported in 2021 that about half the city sits in a federally designated flood zone, that floodwaters swamped more than 1,000 homes in 1998 and that the creek overtopped its banks in 2012 and forced evacuations. On December 31, 2022 heavy rain pushed the creek past its 1998 peak flow. In February 2023, KTVU reported that thousands of East Palo Alto homes lost power for nearly three days after storms toppled trees and lines. In an outage like that, a battery backup lets the opener work, and the manual release lets you open the door by hand. We could not verify the FEMA zone of any address.
Twice a year, wipe the tracks, oil the rollers and hinges, and press the test button on the battery backup. Learn where the red manual-release cord is, and do not pull it with the door open.
- Know where the manual release is
- Test the battery backup twice a year
- Dry out the door and opener after any water

Battery backup, permits and design rules in East Palo Alto
Battery backup. California requires a battery backup on residential garage door openers sold or installed in the state (Health and Safety Code section 19892). A new door cannot be connected to an older opener that lacks one. See opener installation.
Design rules. Planned communities and historic overlays can limit door style and color. Ask before you choose a new door: new garage doors.
City permits. East Palo Alto is its own city, so its rules come from the City of East Palo Alto, not Palo Alto or Los Angeles. The Building Services Division is at 1960 Tate Street, phone (650) 853-3189, according to the city's page. The city's handout list includes a document titled Work Not Requiring a Building Permit, but we did not open it, so we could not confirm whether a garage door or opener replacement needs a permit. Hours differ between city pages, so confirm them at cityofepa.org before you go.
Fire service and flood zone. The city's handouts name the Menlo Park Fire District for submittals, and fire service for East Palo Alto comes from the Menlo Park Fire Protection District. We found no source that places East Palo Alto in a Very High Fire Hazard Severity Zone. About half the city is in a federally designated flood zone, according to a 2021 report, so ask the city for your property's zone. We could not verify any historic-district or hillside rule, and the city is flat bayland.

East Palo Alto garage door repair: questions we hear
Is there garage door repair near me in East Palo Alto?
Yes. Emil Garage Doors repairs garage doors in East Palo Alto (ZIP 94303) and the neighborhoods next door. Call (213) 340-4232, tell us your street or neighborhood and what the door does, and we book the soonest visit. See garage door repair near me.
What is the average price to repair a garage door in East Palo Alto?
Typical prices: a 12-point safety inspection is $89, a torsion spring pair for a standard two-car door is $250 to $450 (heavy-duty springs $350 to $900), a cable pair is $175 to $350, and a belt-drive opener installed with battery backup is $550 to $900. The final price is confirmed after we see the door.
What is the most common garage door repair in East Palo Alto?
Broken torsion springs are among the most common garage door repairs, because springs wear out after a set number of open-and-close cycles. Cables, rollers, safety sensors and off-track doors follow. See garage door spring repair.
How much is a service call for a garage door?
Our 12-point safety inspection is $89. It covers the springs, cables, rollers, tracks, sensors and opener, and we explain what we find before any repair starts.
Is it cheaper to repair or replace a garage door?
A repair is usually cheaper when the door itself is sound and only a spring, cable, roller or sensor failed. Replacement makes sense when panels are bent or rotted, the door is very old or the opening needs a different size. We tell you which one fits before we start.
Which ZIP code do you serve in East Palo Alto?
East Palo Alto homes use ZIP code 94303. That ZIP is shared with Palo Alto, so a 94303 address can be in either city. Tell us your street address and we confirm we reach it. We also serve nearby Menlo Park, Palo Alto and Redwood City.
Does a garage door replacement in East Palo Alto need a permit?
We could not confirm a garage-door-specific rule. The city lists a handout called Work Not Requiring a Building Permit, and we did not open it. Call the East Palo Alto Building Services Division at (650) 853-3189 and ask whether your door or opener work needs a permit.
Will my garage door open during a power outage in East Palo Alto?
A battery backup on the opener lets it run when the power fails, and the manual release lets you open the door by hand. In February 2023, thousands of East Palo Alto homes lost power for nearly three days, according to KTVU. If your opener has no battery backup, ask us about adding one.
Can a handyman fix a garage door?
A handyman can often handle a simple job such as a sensor or a roller. Springs and cables are under high tension and need a trained technician, so call us for those.
Does California require a battery backup on a garage door opener?
Yes. California Health and Safety Code section 19892 says residential openers sold or installed in the state need a battery backup, and a replacement garage door cannot be connected to an older residential opener that lacks one.
Do you also repair gates in East Palo Alto?
Yes. See gate repair and electric gate repair.
