Early-1900s streets in the north, mid-century houses in the south

According to the Census Bureau's 2024 one-year estimate, the median home in Palo Alto was built in 1963. About 52 percent of occupied homes are owner-occupied and 48 percent are rented. Roughly 58 percent of all homes are detached houses, 6 percent are attached, and 27 percent sit in buildings of five or more units. Wikipedia says many homes north of Oregon Expressway were built in the first four decades of the 20th century, while the area south of it holds mostly postwar homes, including many designed by Joseph Eichler or in his style.

Wikipedia says Eichler built almost 3,000 homes in Palo Alto. A Palo Alto Daily Post report says single-story overlay districts overlap 11 Eichler tracts, about 2,700 houses, and that the City Council approved voluntary Eichler design guidelines on April 2, 2018. Eichler homeowners often follow those voluntary guidelines when they change a facade. We could not verify any named homeowners association or what one requires for a garage door.

Tell us your cross street and what the door does, and we book the soonest visit. On an older door we check the tracks, the springs and the cables together, and we weigh and balance the door before choosing springs.

Great company to use for garage door work. Came out promptly, over a weekend when I could not get others to respond. Efficient work, very knowledgeable, very friendly. I would not hesitate to contact them first the next time I need service.Courtney · Google review

Incredible honest work. Emil took care of all the repairs needed in order for my garage door to work again. I know I need a new garage door but I can't afford it right now this company was nice enough to fix it instead of hounding me for more money to get a new door. Emil was so nice that he even provided me a price. I was so happy he said I could call him when I had the money and he would honor me the price. amazing company to reach out to.Jasmine · Google review

Doesn't get any better than this guy! I have recently purchased a condo with a broken garage door opener. It was missing some brackets. I called them, and Emil came out promptly the next morning. On time! He was able to run back to his shop and get the bracket I needed. It took him less than an hour to complete the entire project! My garage door works great now. I said a little thank you to Emil as I opened my garage door late last night and drove in my garage. I would definitely call him again if I needed anything done with my garage door. Highly recommend, plus he's just a super nice guy, which the process so much easier. Thanks Emil!Winston · Google review

Dry summers, a rain shadow and creek and bay flood zones

What Palo Alto weather does to a garage door

Wikipedia's climate table for Palo Alto uses NOAA 1991-2020 normals from the Palo Alto station. It shows a warm-summer Mediterranean climate with a January average of 39.0 to 57.8 degrees and a July average of 55.7 to 79.4. The record high is 108 degrees, on September 6, 2022, and the city averages about 12 days a year at 90 degrees or higher and 14 at 32 or lower. The Santa Cruz Mountains put the city in a rain shadow, with about 15.1 inches of rain a year on about 56 days. February 1998 holds the record for the wettest month, at 12.43 inches. We could not verify wind records.

The city says the whole city is in a flood zone, though most of it is in FEMA's X zone. A wide strip from west of Middlefield Road to Hamilton Avenue lies in an AH zone that floods when San Francisquito Creek overflows, and the area from Middlefield Road to the bay lies in an AE zone, where extraordinary tides could overtop the Baylands levees. The February 1998 creek flood damaged more than 1,000 homes across Palo Alto, East Palo Alto and Menlo Park, and on December 31, 2022 the creek reached 7,420 cubic feet per second, above the 1998 peak. Public Works can confirm a property's zone at (650) 329-2151. The city also said in April 2025 that the Palo Alto Hills are in a high or very high Fire Hazard Severity Zone and that adoption was tentatively set for June 2025, and we could not verify whether it was adopted.

Twice a year, wipe the tracks, oil the rollers and hinges and press the test button on the battery backup. After heavy rain, check that the bottom seal sits flat and the tracks are dry.

  • Know your flood zone from Public Works
  • Oil rollers and hinges twice a year
  • Test the battery backup twice a year

Rules to know

Battery backup, permits and design rules in Palo Alto

Battery backup. California Health and Safety Code section 19892 says residential garage door openers sold or installed in the state need a battery backup, and a replacement garage door cannot be connected to an older residential opener that lacks one. See opener installation.

HOAs and style rules. If you live in a planned community or a historic overlay, check style and color rules before you choose a new door. See new garage doors for styles.

City permits. Palo Alto is its own city, in Santa Clara County, so its rules come from the City of Palo Alto, not East Palo Alto or Los Angeles. Development Services answers building questions at (650) 329-2496 and building@paloalto.gov, with phone hours Monday to Thursday and a shorter Friday, according to the city's contact page. The page gives no counter address, so we print none. The city's Work Exempt From Permit handout says a permit is required for window replacement, no exceptions. The text we read mentions no garage door, door or opener item, so we could not confirm a garage-door-specific rule. Ask Development Services at paloalto.gov before the work.

Eichler and historic areas. The Eichler design guidelines the council approved in 2018 are voluntary, and the Daily Post says they advise avoiding ornate front doors or garage doors. They do not require a particular door. Professorville and the Ramona Street Architectural District are historic areas, according to Wikipedia, and a contractor-run guide says historic districts need Historic Resources Board review, which we could not confirm on a city page. If your home is in one of these areas, ask the city first.

FAQ

Palo Alto garage door repair: questions we hear

Is there garage door repair near me in Palo Alto?

Yes. Emil Garage Doors repairs garage doors in Palo Alto (ZIP 94301, 94303, 94304 and 94306) and the neighborhoods next door. Call (213) 340-4232, tell us your street or neighborhood and what the door does, and we book the soonest visit. See garage door repair near me.

What is the average price to repair a garage door in Palo Alto?

Typical prices: a 12-point safety inspection is $89, a torsion spring pair for a standard two-car door is $250 to $450 (heavy-duty springs $350 to $900), a cable pair is $175 to $350, and a belt-drive opener installed with battery backup is $550 to $900. The final price is confirmed after we see the door.

What is the most common garage door repair in Palo Alto?

Broken torsion springs are among the most common garage door repairs, because springs wear out after a set number of open-and-close cycles. Cables, rollers, safety sensors and off-track doors follow. See garage door spring repair.

How much is a service call for a garage door?

Our 12-point safety inspection is $89. It covers the springs, cables, rollers, tracks, sensors and opener, and we explain what we find before any repair starts.

Is it cheaper to repair or replace a garage door?

A repair is usually cheaper when the door itself is sound and only a spring, cable, roller or sensor failed. Replacement makes sense when panels are bent or rotted, the door is very old or the opening needs a different size. We tell you which one fits before we start.

Which ZIP codes do you serve in Palo Alto?

Palo Alto homes use ZIP codes 94301, 94303, 94304 and 94306, according to zip-codes.com. ZIP code 94303 is shared with East Palo Alto, so a 94303 address can be in either city. Tell us your street address and we confirm we reach it. We also serve nearby East Palo Alto, Menlo Park, Mountain View and Los Altos.

Can I put a different garage door on my Palo Alto Eichler?

Palo Alto's Eichler design guidelines are voluntary, not a rule, and they advise avoiding ornate front doors or garage doors. A single-story overlay applies to some Eichler tracts, but it is a height limit. We could not verify any other rule, so ask the city before you order.

Does a garage door replacement in Palo Alto need a permit?

We could not confirm this. The city's exempt-work handout, as we read it, lists no garage door, door or opener item, and that absence does not tell you either way. Call Palo Alto Development Services at (650) 329-2496 and ask whether your job needs a permit.

Can a handyman fix a garage door?

A handyman can often handle a simple job such as a sensor or a roller. Springs and cables are under high tension and need a trained technician, so call us for those.

Does California require a battery backup on a garage door opener?

Yes. California Health and Safety Code section 19892 says residential openers sold or installed in the state need a battery backup, and a replacement garage door cannot be connected to an older residential opener that lacks one.

Do you also repair gates in Palo Alto?

Yes. See gate repair and electric gate repair.
