Incredible honest work. Emil took care of all the repairs needed in order for my garage door to work again. I know I need a new garage door but I can't afford it right now this company was nice enough to fix it instead of hounding me for more money to get a new door. Emil was so nice that he even provided me a price. I was so happy he said I could call him when I had the money and he would honor me the price. amazing company to reach out to.Jasmine · Google review

I have been using them for few years. They are professional, reliable (especially in emergencies (springs breaking)), customer service is always polite and helpful, and their prices cannot be beat!!Deborah · Google review
Doesn't get any better than this guy! I have recently purchased a condo with a broken garage door opener. It was missing some brackets. I called them, and Emil came out promptly the next morning. On time! He was able to run back to his shop and get the bracket I needed. It took him less than an hour to complete the entire project! My garage door works great now. I said a little thank you to Emil as I opened my garage door late last night and drove in my garage. I would definitely call him again if I needed anything done with my garage door. Highly recommend, plus he's just a super nice guy, which the process so much easier. Thanks Emil!Winston · Google review
Emil Garage Doors are my GO TO business for all things related to garage door repair, replacement and door openers! Talk about the gold standard for superb professional courteous responsive customer service - these guys are always on time, their rates are very reasonable and IMO lowest in town, and their work is always quality - from spring replacements to extra FOB programming & delivery! The owner is the real deal and makes good on all promises - We love doing business with him and don't hesitate to refer this business to all. He's that good!Ryan · Google review
Called the office to let them know my issues and asked if we could get someone out to look at my door. Was told between 11-12...drove home from work at 11:05 and Emil was waiting and ready to get to work. Not knowing anything about how to fix a garage door, Emil did a great job explaining why I was having issues. Quoted a reasonable price (well at least what I thought was reasonable) and less than 40 minute later he had fixed the problem. Great customer service from intake of the call to fixing my door! If you need a garage door repair...support local business and give them your business, you won't be disappointed.Guadalupe · Google review

Houses from the 1960s, apartment garages and a planned community on the bay
According to the Census Bureau's 2024 one-year estimate, the median home in Redwood City was built in 1969. About 52 percent of occupied homes are owner-occupied and about 48 percent are rented. Roughly 41 percent of all homes are detached houses and another 15 percent are attached, while about 36 percent sit in buildings with five or more units. That mix means many garages here serve a house, a townhome or an apartment building, and a door from 1969 has often seen its springs and opener replaced at least once.
Wikipedia says US 101 divides the city, with El Camino Real and Woodside Road as the other main roads. It names neighborhoods from the bay inland, among them Downtown, Roosevelt, Edgewood, Mt. Carmel, Farm Hills and Redwood Oaks. Redwood Shores is a planned community in the north, and Wikipedia notes you cannot drive between it and the rest of the city without passing through San Carlos or Belmont. We could not verify any named homeowners association or the garage rules of any community.
Tell us the cross street, whether the door is a single, a pair or a shared bay, and what it does when it fails, and we book the soonest visit. We weigh and balance each door before choosing springs, and we add a battery backup when an older opener is replaced.
- Original parts on doors from the 1960s and 1970s
- Shared garage doors at apartment buildings
- Opener replacement with battery backup

What your garage door is telling you in Redwood City
A starting point. We confirm the cause on site.
| The door does this | Common cause | What we do |
|---|---|---|
| The door is heavy and will not stay up | A spring has lost tension or broken | Replace the springs as a set and rebalance the door |
| The door jumped off its track | A bent track or a broken roller | Straighten or replace the track, replace rollers, reset the door |
| The opener runs but nothing moves | A stripped gear, broken spring or a disconnected door | Test the opener, repair or replace the failed part |
| The door closes crooked | A stretched or slipped cable | Replace the cable and level the door |
| The remote works only close to the door | A weak battery, receiver or antenna | Replace the battery and test the receiver |
Do not run a door that is crooked or heavy.

What Redwood City weather does to a garage door
Wikipedia's climate table for Redwood City uses NOAA 1991-2020 normals for the Downtown station and gives a warm-summer Mediterranean climate, with July the warmest month and December the coolest. The record high is 110 degrees, reached on July 14 and 15, 1972 and again on September 6, 2022, and the city averages about 22 afternoons a year at 90 degrees or higher. Normal rainfall is about 19 to 21 inches a year, since the page gives two figures, on about 62 days with measurable rain. February 1998 stands as the wettest month at 12.42 inches. We could not verify wind or gust records for the city.
At the bay edge, the Redwood City Pulse reported that the City Council voted unanimously in February 2026 to "lift and link" the Redwood Shores levee system, joining 7 miles of levee and raising it 3.5 feet to address flooding and sea level rise through 2100. A search summary we did not read in full says a county assessment projects that a major storm could flood all of Redwood Shores and US 101. We could not verify a FEMA flood zone for any neighborhood or any Redwood Creek flooding, and we found no Redwood City power outage record.
Every spring and fall, wipe the tracks, oil the rollers and hinges, and look for rust or a gap in the bottom seal. If water has reached your garage, let the door and opener dry out before you run them.
- Wipe the tracks and oil the rollers twice a year
- Check the bottom seal after heavy rain
- Dry out the door and opener after any water

Battery backup, permits and design rules in Redwood City
Battery backup. California Health and Safety Code section 19892 says residential garage door openers sold or installed in the state need a battery backup, and a replacement garage door cannot be connected to an older residential opener that lacks one. See opener installation.
HOAs and style rules. If you live in a planned community or a historic overlay, check style and color rules before you choose a new door. See new garage doors for styles.
City permits. Redwood City is its own city, so its rules come from the City of Redwood City, not Los Angeles or a county office. The city's own site did not open for us, and a search summary of its building FAQ says a building permit is needed for all work not on the exempt list in California Building Code section 105.2. We could not confirm whether a garage door or opener replacement is exempt or needs a permit. A search summary says permits are accepted electronically through the city's eTRAKiT portal, and lists permits@redwoodcity.org. A third-party permit guide lists the Building Division counter at (650) 780-7350 and City Hall at 1017 Middlefield Road, but we did not read that on the city's page, so confirm both at redwoodcity.org before you go.
Hills and fire zones. We could not verify hillside rules or a historic-district rule for garage doors. One source says the state hazard map shows a very high fire zone over Emerald Lake Hills and Palomar Park, which are unincorporated areas, and we could not confirm whether any part of Redwood City itself, such as the Farm Hills, is in a Very High Fire Hazard Severity Zone. Check your address on the Cal Fire hazard map, and ask the city before you order a new door.

Redwood City garage door repair: questions we hear
Is there garage door repair near me in Redwood City?
Yes. Emil Garage Doors repairs garage doors in Redwood City (ZIP 94061, 94062, 94063 and 94065) and the neighborhoods next door. Call (213) 340-4232, tell us your street or neighborhood and what the door does, and we book the soonest visit. See garage door repair near me.
What is the average price to repair a garage door in Redwood City?
Typical prices: a 12-point safety inspection is $89, a torsion spring pair for a standard two-car door is $250 to $450 (heavy-duty springs $350 to $900), a cable pair is $175 to $350, and a belt-drive opener installed with battery backup is $550 to $900. The final price is confirmed after we see the door.
What is the most common garage door repair in Redwood City?
Broken torsion springs are among the most common garage door repairs, because springs wear out after a set number of open-and-close cycles. Cables, rollers, safety sensors and off-track doors follow. See garage door spring repair.
How much is a service call for a garage door?
Our 12-point safety inspection is $89. It covers the springs, cables, rollers, tracks, sensors and opener, and we explain what we find before any repair starts.
Is it cheaper to repair or replace a garage door?
A repair is usually cheaper when the door itself is sound and only a spring, cable, roller or sensor failed. Replacement makes sense when panels are bent or rotted, the door is very old or the opening needs a different size. We tell you which one fits before we start.
Which ZIP codes do you serve in Redwood City?
Redwood City homes use ZIP codes 94061, 94062, 94063 and 94065, according to zip-codes.com. ZIP code 94064 is for PO boxes. ZIP codes 94061 and 94062 also carry addresses in Woodside, Emerald Hills and Palomar Park, so a 94062 address is not always inside the city. Call us with your street and we confirm we reach it.
Does a garage door replacement in Redwood City need a permit?
We could not confirm this. A search summary of the city's building FAQ says a permit is needed for all work not on the California Building Code section 105.2 exempt list, and we did not read that list for garage doors or openers. Call the Redwood City Building Division before the work, and confirm the number with the city first.
Does the Redwood Shores levee project affect my garage door?
Not directly. The City Council voted in February 2026 to raise the Redwood Shores levee system by 3.5 feet. We could not verify a FEMA flood zone for any address. If water ever reaches your garage, let the door, tracks and opener dry out before you use them, and call us if the door sticks or sits crooked.
Can a handyman fix a garage door?
A handyman can often handle a simple job such as a sensor or a roller. Springs and cables are under high tension and need a trained technician, so call us for those.
Does California require a battery backup on a garage door opener?
Yes. California Health and Safety Code section 19892 says residential openers sold or installed in the state need a battery backup, and a replacement garage door cannot be connected to an older residential opener that lacks one.
Do you also repair gates in Redwood City?
Yes. See gate repair and electric gate repair.
