Older houses near the bay, with many apartments too
According to the Census Bureau's 2020-2024 estimates, the median home in Burlingame was built in 1957, so it is older than most of its Peninsula neighbors. About 48 percent of occupied homes are owner-occupied, so slightly more households rent than own. About 48 percent of all homes are detached houses and about 44 percent sit in buildings with 5 or more units, so many garages here serve an apartment or condo building. Wikipedia puts the median single-family home value at $2.8 million as of March 2022.
Wikipedia says Burlingame was incorporated on June 6, 1908, after lots sold following the 1906 San Francisco earthquake, and that the neighboring town of Easton, annexed in 1910, is now the Easton Addition. It names neighborhoods such as Burlingame Park, Ray Park, Lyon Hoag and Burlingame Terrace, and describes Burlingame Avenue and Broadway as the two main retail streets. Older garages can have smaller or non-standard openings, which is general experience and not a Burlingame statistic. We could not verify any homeowners association or planned community.
Tell us the cross street and whether the door belongs to a house, a condo or a shared building, and we book the soonest visit. We weigh and balance each door before choosing springs, and we add a battery backup when an older opener is replaced.

What customers say

My garage door spring broke the other evening and I was unable to open my door. I contacted them first thing the next day. They were able to give me an appointment for later in that day. The service technician called prior to arrival as promised & arrived shortly afterwards. He recommended some additional service to the door in addition to the springs which I accepted. The door was repaired in less than 2 hours & now works better than ever. Thank youBrandi · Google review
Great to work with, gave us good advise and very knowledgeable with garage door springs . We could not find anyone to do our repair ASAP as it was a small project, but that did not matter to them. They traveled 2 hours to get the work done. Tech who did our repair was very personable, fast and did an excellent job.Theresa · Google review
I was really happy with the work Emil did for me. He was a responsive communicator, arrived on time, and did a quality job on the repair I needed. I would hire him again without hesitation.Serenity · Google review
Technician, Emil, was prompt and efficient to identify and fix the issues with our garage door. Rest assured that I won’t hesitate to call these folks if repair is needed.MeMee · Google review
Emil responded to my request for service promptly. He scheduled service for the next day and showed up on time. He was friendly and polite. He Immediately identified the problems and fixed them effectively and efficiently. He showed resourcefulness in coming up with a used part for an old door opener control and in coming up with a practical solution for stabilizing the door connection to the opener. Price for the work was very fair. Great company !! Thank you!!Christina · Google review
"Our garage door broke this morning, which was less than ideal. We were certain that it would cost a fortune to get it repaired on a Sunday, assuming it could even happen, but we knew we had to try. I called several companies and only two returned my call. One said that while they could send someone out, it would cost considerably more than if we could wait until Monday. While I appreciated the honesty, again, I wanted it fixed today. The other was Emil Garage Doors. When I had called they said they would call back. I did get a call back from Emil, less than an hour later. Anyway, on to the service. He let me know that it would cost the same to come today or tomorrow, it didn't matter. WOW and WOW again! He said that he could head here in about an hour. Additionally, when I asked him the cost of the various things it could be, what he quoted me were prices that were what the other place wanted to charge me after the service call fee and the hiked up hourly rate for the Sunday call! Upon arrival, he looked at the door, told us a few things that he noticed, and in no way did he ever try to "up-sell" us something we didn't need. He told us our opener was what they use, and top of the line. He replaced the gear drive (maybe that's the name:)) and upgraded our rollers (that was a suggestion, but, one we totally understood and he in no way said we "needed" to). I think he was in and out in 45 minutes at most and our garage door is quieter than before by a TON (thank you rollers) and, more importantly, it works and nobody had to miss work on Monday to make it happen. Thank you so much...I can't recommend your company enough. "Pamela · Google review

What Burlingame conditions do to a garage door
Wikipedia's climate table for Burlingame cites Weatherbase and does not name a station, so treat the numbers as third-party. It puts average highs from about 72 degrees in June to about 75 in September and rainfall at about 20.2 inches a year. The nearest National Weather Service station is at San Francisco International Airport, and we did not find a Burlingame-specific wind or fog record.
Burlingame has a significant San Francisco Bay shoreline, about 27 percent of its area is water, and several creeks run from the foothills to the bay, according to Wikipedia. We could not verify flood zone status for any neighborhood or any fire hazard zone. SFist reported about 70,000 Peninsula PG&E customers without power in the March 14, 2023 storm and did not name Burlingame, so a battery backup is worth testing. As general advice, not a Burlingame statistic, air near the bay can speed rust on hinges and tracks.
Twice a year, wipe the tracks, oil the rollers and hinges and press the test button on the battery backup. Look for rust at the bottom of the tracks and on the springs.
- Oil rollers and hinges twice a year
- Check springs and tracks for rust
- Test the battery backup twice a year

Battery backup, permits and design rules in Burlingame
Battery backup. California Health and Safety Code section 19892 says residential garage door openers sold or installed in the state need a battery backup, and a replacement garage door cannot be connected to an older residential opener that lacks one. See opener installation.
HOAs and style rules. If you live in a planned community or a historic overlay, check style and color rules before you choose a new door. See new garage doors for styles.
City permits. Burlingame is its own city, so its rules come from the City of Burlingame. The Building Division is at 501 Primrose Road, 2nd Floor, phone (650) 558-7260, and the city site is burlingame.org. We found no city page on garage doors, so we could not confirm whether a door or opener replacement needs a permit. Call the Building Division before the work.
Historic and association rules. Wikipedia says Burlingame Station is on the National Register of Historic Places. We could not verify whether any residential historic district, hillside rule or association limits garage door styles, so if your home is older or in a managed community, ask before you order a new door.

Burlingame garage door repair: questions we hear
Is there garage door repair near me in Burlingame?
Yes. Emil Garage Doors repairs garage doors in Burlingame (ZIP 94010) and the neighborhoods next door. Call (213) 340-4232, tell us your street or neighborhood and what the door does, and we book the soonest visit. See garage door repair near me.
What is the average price to repair a garage door in Burlingame?
Typical prices: a 12-point safety inspection is $89, a torsion spring pair for a standard two-car door is $250 to $450 (heavy-duty springs $350 to $900), a cable pair is $175 to $350, and a belt-drive opener installed with battery backup is $550 to $900. The final price is confirmed after we see the door.
What is the most common garage door repair in Burlingame?
Broken torsion springs are among the most common garage door repairs, because springs wear out after a set number of open-and-close cycles. Cables, rollers, safety sensors and off-track doors follow. See garage door spring repair.
How much is a service call for a garage door?
Our 12-point safety inspection is $89. It covers the springs, cables, rollers, tracks, sensors and opener, and we explain what we find before any repair starts.
Is it cheaper to repair or replace a garage door?
A repair is usually cheaper when the door itself is sound and only a spring, cable, roller or sensor failed. Replacement makes sense when panels are bent or rotted, the door is very old or the opening needs a different size. We tell you which one fits before we start.
Which ZIP code do you serve in Burlingame?
Burlingame homes use ZIP code 94010, and ZIP code 94011 is for PO boxes only. ZIP code 94010 also covers the separate town of Hillsborough, so a 94010 address is not always in Burlingame. Give us your street and we confirm we reach it.
Does a garage door replacement in Burlingame need a permit?
We could not confirm a garage-door-specific permit rule for Burlingame. Call the Burlingame Building Division at (650) 558-7260 to ask whether your door or opener work needs a permit.
Why is my older Burlingame garage door a different size?
Older garages can have smaller or non-standard openings, so a stock door may not fit. We measure the opening before we order, and we tell you if a custom size is needed. This is general experience, not a Burlingame statistic.
Can a handyman fix a garage door?
A handyman can often handle a simple job such as a sensor or a roller. Springs and cables are under high tension and need a trained technician, so call us for those.
Does California require a battery backup on a garage door opener?
Yes. California Health and Safety Code section 19892 says residential openers sold or installed in the state need a battery backup, and a replacement garage door cannot be connected to an older residential opener that lacks one.
Do you also repair gates in Burlingame?
Yes. See gate repair and electric gate repair.
