What customers say
Real reviews from our Google listing, copied as the customers wrote them.
Great to work with, gave us good advise and very knowledgeable with garage door springs . We could not find anyone to do our repair ASAP as it was a small project, but that did not matter to them. They traveled 2 hours to get the work done. Tech who did our repair was very personable, fast and did an excellent job.Theresa · Google review
I was really happy with the work Emil did for me. He was a responsive communicator, arrived on time, and did a quality job on the repair I needed. I would hire him again without hesitation.Serenity · Google review
Technician, Emil, was prompt and efficient to identify and fix the issues with our garage door. Rest assured that I won’t hesitate to call these folks if repair is needed.MeMee · Google review
Emil responded to my request for service promptly. He scheduled service for the next day and showed up on time. He was friendly and polite. He Immediately identified the problems and fixed them effectively and efficiently. He showed resourcefulness in coming up with a used part for an old door opener control and in coming up with a practical solution for stabilizing the door connection to the opener. Price for the work was very fair. Great company !! Thank you!!Christina · Google review
"Our garage door broke this morning, which was less than ideal. We were certain that it would cost a fortune to get it repaired on a Sunday, assuming it could even happen, but we knew we had to try. I called several companies and only two returned my call. One said that while they could send someone out, it would cost considerably more than if we could wait until Monday. While I appreciated the honesty, again, I wanted it fixed today. The other was Emil Garage Doors. When I had called they said they would call back. I did get a call back from Emil, less than an hour later. Anyway, on to the service. He let me know that it would cost the same to come today or tomorrow, it didn't matter. WOW and WOW again! He said that he could head here in about an hour. Additionally, when I asked him the cost of the various things it could be, what he quoted me were prices that were what the other place wanted to charge me after the service call fee and the hiked up hourly rate for the Sunday call! Upon arrival, he looked at the door, told us a few things that he noticed, and in no way did he ever try to "up-sell" us something we didn't need. He told us our opener was what they use, and top of the line. He replaced the gear drive (maybe that's the name:)) and upgraded our rollers (that was a suggestion, but, one we totally understood and he in no way said we "needed" to). I think he was in and out in 45 minutes at most and our garage door is quieter than before by a TON (thank you rollers) and, more importantly, it works and nobody had to miss work on Monday to make it happen. Thank you so much...I can't recommend your company enough. "Pamela · Google review
Emil is delightful, knowledgeable, professional, and capable. He promised to make the process easy and he did. From our first contact Thursday mid-day through completion of the project Saturday at Noon, everything was 100% perfect, and we are extremely happy. We are amazed when we look outside and see our beautiful new door, so soon after searching on google. Emil and his company deserve 100 stars but we are limited to only 5Dawn · Google review

What South San Francisco conditions do to a garage door
Wikipedia's climate table uses San Francisco International Airport data, 1991-2020 normals, and the airport sits next to the city's southern part. It puts average highs from about 71 degrees in June to about 75 in September and rainfall at about 19.6 inches a year. The airport station recorded a high of 106 degrees on June 14, 1961 and a low of 24 on December 9, 1972. Wikipedia also says the hills to the west block some of the fog that reaches neighboring areas.
According to Wikipedia, whose source is not named, Pacific winds keep days cool, and the average wind speed is about 10.6 miles an hour a year, highest in summer at about 13.6 and calmest in winter at about 7.5. Those are averages, not gusts. The hills on the west side lie along the San Andreas Fault, so strong shaking can push a door off its track. SFist reported about 70,000 Peninsula PG&E customers without power in the March 14, 2023 storm, and it did not name the city.
Twice a year, wipe the tracks, oil the rollers and hinges and press the test button on the battery backup. After a windy storm or a shake, watch the door move once before you trust it.
- Know where the manual release is
- Check the tracks after a shake
- Test the battery backup twice a year

Battery backup, permits and design rules in South San Francisco
Battery backup. California requires a battery backup on residential garage door openers sold or installed in the state (Health and Safety Code section 19892). A new door cannot be connected to an older opener that lacks one. See opener installation.
Design rules. Planned communities and historic overlays can limit door style and color. Ask before you choose a new door: new garage doors.
City permits. South San Francisco is its own city, separate from the City and County of San Francisco, so its rules come from the City of South San Francisco and not from San Francisco. The Building Division is at City Hall, 400 Grand Avenue, phone (650) 829-6670 option 1, with a counter Monday to Friday from 8 a.m. to 4 p.m., closed from 12 to 1, and an online permit portal at ssfca.gov.
Garage doors and permits. The city's handout on residential permits, revised in 2017, lists work exempt from a building permit and does not mention garage doors, doors or openers. Silence is not proof that no permit is needed, a newer version may exist, and the handout says an exemption from a building permit does not exempt separate electrical work. We could not confirm a garage-door-specific rule, so call the Building Division before the work.

South San Francisco garage door repair: questions we hear
Is there garage door repair near me in South San Francisco?
Yes. Emil Garage Doors repairs garage doors in South San Francisco (ZIP 94080) and the neighborhoods next door. Call (213) 340-4232, tell us your street or neighborhood and what the door does, and we book the soonest visit. See garage door repair near me.
What is the average price to repair a garage door in South San Francisco?
Typical prices: a 12-point safety inspection is $89, a torsion spring pair for a standard two-car door is $250 to $450 (heavy-duty springs $350 to $900), a cable pair is $175 to $350, and a belt-drive opener installed with battery backup is $550 to $900. The final price is confirmed after we see the door.
What is the most common garage door repair in South San Francisco?
Broken torsion springs are among the most common garage door repairs, because springs wear out after a set number of open-and-close cycles. Cables, rollers, safety sensors and off-track doors follow. See garage door spring repair.
How much is a service call for a garage door?
Our 12-point safety inspection is $89. It covers the springs, cables, rollers, tracks, sensors and opener, and we explain what we find before any repair starts.
Is it cheaper to repair or replace a garage door?
A repair is usually cheaper when the door itself is sound and only a spring, cable, roller or sensor failed. Replacement makes sense when panels are bent or rotted, the door is very old or the opening needs a different size. We tell you which one fits before we start.
Which ZIP code do you serve in South San Francisco?
South San Francisco homes use ZIP code 94080. ZIP code 94083 is for PO boxes only. We also serve nearby San Bruno and Millbrae, so call us if you are not sure we reach your address.
Does South San Francisco follow San Francisco's garage door permit rules?
No. South San Francisco is a separate city with its own Building Division, so San Francisco's rules do not apply here. We could not confirm a garage-door-specific rule for South San Francisco, so call the Building Division at (650) 829-6670 option 1 before the work.
Can an earthquake knock a garage door off its track?
Yes. The hills on the west side of South San Francisco lie along the San Andreas Fault, and strong shaking can bend a track, pull a roller loose or throw a spring. If the door looks crooked or noisy after a shake, do not force it, and call us.
Can a handyman fix a garage door?
A handyman can often handle a simple job such as a sensor or a roller. Springs and cables are under high tension and need a trained technician, so call us for those.
Does California require a battery backup on a garage door opener?
Yes. California Health and Safety Code section 19892 says residential openers sold or installed in the state need a battery backup, and a replacement garage door cannot be connected to an older residential opener that lacks one.
Do you also repair gates in South San Francisco?
Yes. See gate repair and electric gate repair.
