Tract houses from the 1960s and attached homes
According to the Census Bureau's 2024 one-year estimates, the median home in Daly City was built in 1964. About 56 percent of occupied homes are owner-occupied. About 49 percent of all homes are detached houses and another 14 percent are attached, so roughly two in three homes have their own garage, while about 27 percent sit in buildings with 5 or more units. A door on a house from the 1960s may still have original rollers, hinges and opener parts.
Wikipedia says developer Henry Doelger began building the Westlake district in the late 1940s, and its look inspired Malvina Reynolds's 1962 song "Little Boxes". We found nothing that verifies the garage style of Westlake homes, so we look at each door as we find it. Daly City has been a city since 1911, just south of San Francisco.
Tell us the cross street and whether the garage is a single door, a pair or a shared bay, and we book the soonest visit. We weigh and balance each door before choosing springs, and we add a battery backup when an older opener is replaced. We could not verify any gated or homeowners association communities in the city.

What customers say
Real reviews from our Google listing, copied as the customers wrote them.
My garage door and opener were pretty banged up and not working properly. Emil Garage Doors came out, did a thorough evaluation of door and all it's parts. Even though the previous home owner rigged up the garage door opener with the wrong springs and parts, Emil repaired the door and saved us money by using some of the old parts. That kind of honesty will get 5 stars all day long. Thank you Emil Garage Doors for your great service.Bradford · Google review
I woke up to a loud crash when a tree in my front yard fell over and hit my garage door. Emil Garage Doors was able to give be a really good price on a new garage door. They uninstalled the old, damaged door and realigned the tracks the garage door connects to which had been damaged as well. The new door looks great and most importantly functions well. Thank you for going above and beyond in my time of need!Stuart · Google review
They were able to come within a few hours of my call. Another company could only give me a 4 hour window of arrival time the next day, but these guys was able to give me a 2 hour window the same day. One the guys called before arriving. He was friendly and competent in explaining the problem and our options. I was so grateful he had replacement springs and was able to fix our garage door in less than an hour.David · Google review
Not paying attention I closed the garage door on a pipe laying in the track. Needless to say it did some damage even though the automatic reverse opened the door back up. Emailed what happened on Sunday evening. Appointment with quote provided in just a few minutes and appointment confirmed. Once again they arrived on time. Completed repairs quickly and for less then the quote. Cleaned up like they were never there. I highly recommend them and will continue to use them for my garage door repairs.Carroll · Google review
Technician showed up on time, assessed our issue & presented replacement options. He proceeded to install new equipment during the same visit and everything was finished in less than two hours. We were impressed with the performance of our tech. It’s easy for us to recommend this company.Kathleen · Google review

What Daly City conditions do to a garage door
Wikipedia says Daly City's climate is similar to the western parts of San Francisco such as the Richmond and Sunset districts. Fog comes in spring and from early to late summer, summers are cool and dry, winters are mild and wet, and in July and August temperatures rarely exceed 75 degrees. The article names no weather station and gives no rainfall figures, so we quote none for the city.
The 1906 San Francisco earthquake struck just off the coast near Mussel Rock, and a magnitude 5.3 quake on March 22, 1957 was centered in Daly City on the San Andreas Fault and damaged structures in Westlake, according to Wikipedia. We did not verify wind, wildfire, flood or power outage records for the city. As general advice, a strong shake can knock a door out of balance, so if it sits crooked or rubs the tracks afterward, stop using it and call us.
Twice a year, wipe the tracks, oil the rollers and hinges, and press the test button on the battery backup. Wipe fog moisture off the bottom seal and check it for gaps.
- Wipe damp tracks and seals
- Oil rollers and hinges twice a year
- Test the battery backup twice a year

Battery backup, permits and design rules in Daly City
Battery backup. California Health and Safety Code section 19892 says residential garage door openers sold or installed in the state need a battery backup, and a replacement garage door cannot be connected to an older residential opener that lacks one. See opener installation.
HOAs and style rules. If you live in a planned community or a historic overlay, check style and color rules before you choose a new door. See new garage doors for styles.
City permits. Daly City is its own city, so its rules come from the City of Daly City, not San Francisco. The city's Permits page lists "Garage Door Replacement" among residential projects eligible for a Quick Permit, which you apply for through the city's online Permit Portal. The Building Division's phone is 650-991-8061 and its email is buildingdivision@dalycity.org; City Hall is at 333 90th Street. See dalycity.org/263/Permits.
The city's FAQ on when a permit is required does not name garage doors but lists window and exterior-door replacement, and says some minor work may be exempt, so ask the Building Division when you are unsure. We found no Daly City page on opener swaps or spring, cable and roller repair, and we could not verify any historic district, hillside or fire hazard zone rule.

Daly City garage door repair: questions we hear
Is there garage door repair near me in Daly City?
Yes. Emil Garage Doors repairs garage doors in Daly City (ZIP 94014 and 94015) and the neighborhoods next door. Call (213) 340-4232, tell us your street or neighborhood and what the door does, and we book the soonest visit. See garage door repair near me.
What is the average price to repair a garage door in Daly City?
Typical prices: a 12-point safety inspection is $89, a torsion spring pair for a standard two-car door is $250 to $450 (heavy-duty springs $350 to $900), a cable pair is $175 to $350, and a belt-drive opener installed with battery backup is $550 to $900. The final price is confirmed after we see the door.
What is the most common garage door repair in Daly City?
Broken torsion springs are among the most common garage door repairs, because springs wear out after a set number of open-and-close cycles. Cables, rollers, safety sensors and off-track doors follow. See garage door spring repair.
How much is a service call for a garage door?
Our 12-point safety inspection is $89. It covers the springs, cables, rollers, tracks, sensors and opener, and we explain what we find before any repair starts.
Is it cheaper to repair or replace a garage door?
A repair is usually cheaper when the door itself is sound and only a spring, cable, roller or sensor failed. Replacement makes sense when panels are bent or rotted, the door is very old or the opening needs a different size. We tell you which one fits before we start.
Which ZIP codes do you serve in Daly City?
Daly City homes use ZIP codes 94014 and 94015. Those ZIP codes also cover Colma and the unincorporated community of Broadmoor, so a 94014 or 94015 address is not always inside Daly City. ZIP codes 94016 and 94017 are for PO boxes only. Call us with your street and we confirm we reach it.
Does a garage door replacement in Daly City need a permit?
The city's Permits page lists garage door replacement among the residential projects eligible for a Quick Permit, so plan on a permit. We found no city page on opener swaps or spring and cable repair. Call the Building Division at 650-991-8061 to ask about your job.
Do you serve the Daly City streets next to San Francisco?
Yes. Daly City borders San Francisco, and we serve both cities. The permit rules differ, because Daly City is its own city and San Francisco is a separate city and county, so the building office you call depends on which side of the line your garage is on.
Can a handyman fix a garage door?
A handyman can often handle a simple job such as a sensor or a roller. Springs and cables are under high tension and need a trained technician, so call us for those.
Does California require a battery backup on a garage door opener?
Yes. California Health and Safety Code section 19892 says residential openers sold or installed in the state need a battery backup, and a replacement garage door cannot be connected to an older residential opener that lacks one.
Do you also repair gates in Daly City?
Yes. See gate repair and electric gate repair.
