Mostly detached houses built around the 1960s
According to the Census Bureau's 2020-2024 estimates, the median home in Pacifica was built in 1966. About 68 percent of occupied homes are owner-occupied. About 73 percent of all homes are detached houses and another 7 percent are attached, so most homes have their own garage, and about 15 percent sit in buildings with 5 or more units. A door on a house from the 1960s may still have original rollers, hinges and opener parts.
Pacifica was incorporated on November 22, 1957, from nine communities that include Fairmont, Westview, Sharp Park, Rockaway Beach, Linda Mar and Pedro Point, according to Wikipedia, so homes can differ a lot from one neighborhood to the next. We could not verify any gated or homeowners association communities.
Tell us the cross street and whether the door is a single, a pair or part of a shared building, and we book the soonest visit. We weigh and balance each door before choosing springs.

What Pacifica conditions do to a garage door
Wikipedia calls Pacifica the "fog capital of California" and says summer fogs often bring light drizzle at night and in the morning. Using the city's National Weather Service cooperative station, the article gives average annual rain of 30.29 inches over about 66 days, with yearly totals from 15.88 inches in 1990 to 43.17 inches in 1996, and a one-day peak of 5.00 inches on December 27, 2004.
Temperatures stay mild: January averages run from about 46 to 57 degrees and September's from about 54 to 72, with just 3 days a year at 90 or higher, per the same article. Park Pacifica in the south-east is sunnier than the rest of the city. News summaries report that El Nino storms in January 2016 caused $3.5 million of damage to the seawall and promenade along Beach Boulevard; we did not read the full reports. We did not verify wind records or power outages.
Damp mornings keep bottom seals and tracks wet. Twice a year, wipe the tracks, oil the rollers and hinges and press the test button on the battery backup, and check the bottom seal for gaps after a wet spell.
- Wipe damp tracks and seals
- Oil rollers and hinges twice a year
- Test the battery backup twice a year
What customers say
Real reviews from our Google listing, copied as the customers wrote them.
My garage door and opener were pretty banged up and not working properly. Emil Garage Doors came out, did a thorough evaluation of door and all it's parts. Even though the previous home owner rigged up the garage door opener with the wrong springs and parts, Emil repaired the door and saved us money by using some of the old parts. That kind of honesty will get 5 stars all day long. Thank you Emil Garage Doors for your great service.Bradford · Google review
I woke up to a loud crash when a tree in my front yard fell over and hit my garage door. Emil Garage Doors was able to give be a really good price on a new garage door. They uninstalled the old, damaged door and realigned the tracks the garage door connects to which had been damaged as well. The new door looks great and most importantly functions well. Thank you for going above and beyond in my time of need!Stuart · Google review
They were able to come within a few hours of my call. Another company could only give me a 4 hour window of arrival time the next day, but these guys was able to give me a 2 hour window the same day. One the guys called before arriving. He was friendly and competent in explaining the problem and our options. I was so grateful he had replacement springs and was able to fix our garage door in less than an hour.David · Google review
Not paying attention I closed the garage door on a pipe laying in the track. Needless to say it did some damage even though the automatic reverse opened the door back up. Emailed what happened on Sunday evening. Appointment with quote provided in just a few minutes and appointment confirmed. Once again they arrived on time. Completed repairs quickly and for less then the quote. Cleaned up like they were never there. I highly recommend them and will continue to use them for my garage door repairs.Carroll · Google review
Technician showed up on time, assessed our issue & presented replacement options. He proceeded to install new equipment during the same visit and everything was finished in less than two hours. We were impressed with the performance of our tech. It’s easy for us to recommend this company.Kathleen · Google review
The replacement of my broken spring was done quickly and professionaly. I was also provided an explanation on why the tension was set as it was. I was called in advance to be informed of the arrival time. Great job as it has been in the pastFrancine · Google review

Opener law. A battery backup is required on residential openers sold or installed in California (Health and Safety Code section 19892), and a replacement door cannot be connected to an older opener without one. If your opener is old, plan for a new one. See opener installation.
Associations. Check any HOA or historic overlay rules before you order a new door, and see new garage doors for style options.
City permits. Pacifica is its own city, so its rules come from the City of Pacifica, not San Francisco. A search summary of the city's page says its Building Division reviews and issues permits for construction, alteration and demolition, but the page would not open for us. We could not confirm whether a garage door or opener replacement needs a permit. Third-party sources list the division's phone as 650-738-7341, and they disagree on its counter address, so confirm both at cityofpacifica.org before you go.
We could not verify any hillside, coastal or fire zone rule that affects a garage door. If your home is on a slope or near the shore, ask the Building Division before the work.

Pacifica garage door repair: questions we hear
Is there garage door repair near me in Pacifica?
Yes. Emil Garage Doors repairs garage doors in Pacifica (ZIP 94044) and the neighborhoods next door. Call (213) 340-4232, tell us your street or neighborhood and what the door does, and we book the soonest visit. See garage door repair near me.
What is the average price to repair a garage door in Pacifica?
Typical prices: a 12-point safety inspection is $89, a torsion spring pair for a standard two-car door is $250 to $450 (heavy-duty springs $350 to $900), a cable pair is $175 to $350, and a belt-drive opener installed with battery backup is $550 to $900. The final price is confirmed after we see the door.
What is the most common garage door repair in Pacifica?
Broken torsion springs are among the most common garage door repairs, because springs wear out after a set number of open-and-close cycles. Cables, rollers, safety sensors and off-track doors follow. See garage door spring repair.
How much is a service call for a garage door?
Our 12-point safety inspection is $89. It covers the springs, cables, rollers, tracks, sensors and opener, and we explain what we find before any repair starts.
Is it cheaper to repair or replace a garage door?
A repair is usually cheaper when the door itself is sound and only a spring, cable, roller or sensor failed. Replacement makes sense when panels are bent or rotted, the door is very old or the opening needs a different size. We tell you which one fits before we start.
Which ZIP code do you serve in Pacifica?
Pacifica homes use ZIP code 94044, which also carries the Sharp Park name. Wikipedia also lists 94045, but we found nothing showing it is in use, so we go by 94044. We also serve nearby Daly City, so call us if you are not sure we reach your address.
Does a garage door replacement in Pacifica need a permit?
We could not confirm a garage-door-specific permit rule for Pacifica, because the city's pages would not open for us. Ask the Pacifica Building Division whether your door or opener work needs a permit, and confirm its phone number and address first.
Do you serve Linda Mar and Pedro Point as well as Sharp Park?
Yes. We serve Pacifica from Fairmont in the north through Sharp Park and Rockaway Beach down to Linda Mar and Pedro Point. Tell us your cross street and we book the soonest visit.
Can a handyman fix a garage door?
A handyman can often handle a simple job such as a sensor or a roller. Springs and cables are under high tension and need a trained technician, so call us for those.
Does California require a battery backup on a garage door opener?
Yes. California Health and Safety Code section 19892 says residential openers sold or installed in the state need a battery backup, and a replacement garage door cannot be connected to an older residential opener that lacks one.
Do you also repair gates in Pacifica?
Yes. See gate repair and electric gate repair.
