Townhomes, condos and houses built around the lagoon

According to the Census Bureau's 2020-2024 estimates, the median home in Foster City was built in 1976. About 51 percent of occupied homes are owner-occupied. About 35 percent of homes are detached houses and another 19 percent are attached homes such as townhomes, while about 25 percent sit in buildings of 20 or more units. The Census reports the median owner-occupied home value at about $1,838,200. Springs are rated for a set number of open-and-close cycles, and doors from the 1970s and 1980s are often well past their first set.

Wikipedia says the city was built from the 1960s on former Brewer Island in the Bay marshes, with engineered landfill, and that the first residents moved in on March 7, 1964. A city community page, which we saw only in a search excerpt, says the developers created micro-communities in the form of homeowners associations. The city's own permit sheet says an association approval letter may be required, so check your association's door rules before you order. We found no source that calls any Foster City community gated.

Townhome garages can sit in a row along a shared drive, and a door that is out of balance puts strain on its neighbor's opener too. Tell us the cross street and whether you are in an association, and we book the soonest visit.

Incredible honest work. Emil took care of all the repairs needed in order for my garage door to work again. I know I need a new garage door but I can't afford it right now this company was nice enough to fix it instead of hounding me for more money to get a new door. Emil was so nice that he even provided me a price. I was so happy he said I could call him when I had the money and he would honor me the price. amazing company to reach out to.Jasmine · Google review

Doesn't get any better than this guy! I have recently purchased a condo with a broken garage door opener. It was missing some brackets. I called them, and Emil came out promptly the next morning. On time! He was able to run back to his shop and get the bracket I needed. It took him less than an hour to complete the entire project! My garage door works great now. I said a little thank you to Emil as I opened my garage door late last night and drove in my garage. I would definitely call him again if I needed anything done with my garage door. Highly recommend, plus he's just a super nice guy, which the process so much easier. Thanks Emil!Winston · Google review

Bay air, a levee and a very flat city

What Foster City conditions do to a garage door

The city's own Safety Element, in a March 2023 public review draft, says Foster City includes reclaimed marshland at an elevation of about 7 feet above sea level, and that it relies on levees and sea walls against Bay and Belmont Slough tides. Wikipedia lists a mild warm-summer Mediterranean climate, but its monthly table matches San Mateo's older figures, so treat them as shared Peninsula numbers: an average January high near 58 degrees, an average August high near 77 and about 19 inches of rain a year. Wikipedia also mentions a windsurfing and kite-surfing spot on the Bay inside the city, which fits a breezy bayfront. We did not verify Foster City wind speeds.

A multi-year Levee Improvements Project began in October 2020. Sources disagree on the finish, between late 2023 and February 2024, and we could not confirm whether FEMA accreditation has been formally restored, so we say only that the upgrade was completed around 2023 and 2024. The Safety Element also puts most of the city in very high and medium liquefaction zones and places the San Andreas Fault about 5.7 miles southwest, so a door that suddenly sticks or hangs crooked after a shake needs a look before you run it. A PG&E outage on January 16, 2025 hit Foster City, San Mateo and Hillsborough, with most customers back by about 1 p.m., per CBS News.

Twice a year, wipe the tracks, oil the rollers and hinges, and press the test button on the battery backup. After a quake or a wet spell, check that the door still sits level in the tracks.

  • Know where the manual release is
  • Test the battery backup twice a year
  • Check a sticking door before you run the opener

Rules to know

Battery backup, permits and design rules in Foster City

Battery backup. California Health and Safety Code section 19892 says residential garage door openers sold or installed in the state need a battery backup, and a replacement garage door cannot be connected to an older residential opener that lacks one. See opener installation.

HOAs and style rules. If you live in a planned community or a historic overlay, check style and color rules before you choose a new door. See new garage doors for styles.

City permits. Foster City is its own city, so its rules come from the City of Foster City. The Building Division is at 610 Foster City Boulevard and its phone is 650-286-3227. The city's over-the-counter permit sheet, dated 07/2023, lists Garage Door Replacement, with the manufacturer's installation instructions and spec sheet, and says same-day over-the-counter permits are issued by appointment on Tuesday and Thursday mornings, 9:00 to 11:30 a.m. Because that sheet is from 2023, confirm the hours at fostercity.org before you go.

Openers and associations. The city's Work Requiring a Permit sheet for residential projects lists new, relocated or replacement windows or doors, but it does not name garage door openers. We could not confirm whether an opener-only swap needs a permit, so ask the Building Division. The permit sheet adds that an HOA approval letter may be required if your home is in an association. The city is flat and the Cal Fire San Mateo-Santa Cruz Unit says Foster City is not in a fire hazard severity zone.

FAQ

Foster City garage door repair: questions we hear

Is there garage door repair near me in Foster City?

Yes. Emil Garage Doors repairs garage doors in Foster City (ZIP 94404) and the neighborhoods next door. Call (213) 340-4232, tell us your street or neighborhood and what the door does, and we book the soonest visit. See garage door repair near me.

What is the average price to repair a garage door in Foster City?

Typical prices: a 12-point safety inspection is $89, a torsion spring pair for a standard two-car door is $250 to $450 (heavy-duty springs $350 to $900), a cable pair is $175 to $350, and a belt-drive opener installed with battery backup is $550 to $900. The final price is confirmed after we see the door.

What is the most common garage door repair in Foster City?

Broken torsion springs are among the most common garage door repairs, because springs wear out after a set number of open-and-close cycles. Cables, rollers, safety sensors and off-track doors follow. See garage door spring repair.

How much is a service call for a garage door?

Our 12-point safety inspection is $89. It covers the springs, cables, rollers, tracks, sensors and opener, and we explain what we find before any repair starts.

Is it cheaper to repair or replace a garage door?

A repair is usually cheaper when the door itself is sound and only a spring, cable, roller or sensor failed. Replacement makes sense when panels are bent or rotted, the door is very old or the opening needs a different size. We tell you which one fits before we start.

Which ZIP code do you serve in Foster City?

Foster City homes use ZIP code 94404, according to zip-codes.com, and that ZIP is shared with part of San Mateo. The other San Mateo ZIP codes, 94401 to 94403, are not Foster City. We also serve nearby San Mateo and Belmont, so call us if you are not sure we reach your address.

Does a garage door replacement in Foster City need a permit?

Foster City's over-the-counter permit sheet, dated 07/2023, lists Garage Door Replacement, so plan on a permit. It says permits are issued by appointment on Tuesday and Thursday mornings. Call the Building Division at 650-286-3227 to confirm the current hours and whether an opener-only swap needs one.

Do I need my HOA's approval for a new garage door in Foster City?

Possibly. The city's permit sheet says an HOA approval letter may be required if the property is in an association. We could not verify any one association's rules, so ask yours for its guidelines on color and style before you order.

Can a handyman fix a garage door?

A handyman can often handle a simple job such as a sensor or a roller. Springs and cables are under high tension and need a trained technician, so call us for those.

Does California require a battery backup on a garage door opener?

Yes. California Health and Safety Code section 19892 says residential openers sold or installed in the state need a battery backup, and a replacement garage door cannot be connected to an older residential opener that lacks one.

Do you also repair gates in Foster City?

Yes. See gate repair and electric gate repair.
