Older houses west of El Camino, denser blocks to the east
According to the Census Bureau's 2020-2024 estimates, the median home in San Mateo was built in 1965. About half of occupied homes are owner-occupied, about 51 percent of homes are single-unit houses or attached homes, and about 27 percent sit in buildings of 20 or more units. The Census reports the median owner-occupied home value at about $1,618,700. A door on a house from the 1960s has often outlived its first springs and opener.
Wikipedia says the downtown core and the neighborhoods east of El Camino Real are denser than those to the west, and it describes the 83-acre Bay Meadows neighborhood as a mixed-use, transit-oriented community on the former racetrack site. Condo and apartment garages can share a driveway or a managed door, and a homeowners association may ask for a letter before a replacement. We could not verify any named gated or association community in the city.
Tell us the cross street and whether the garage is a single door, a pair or a shared bay, and we book the soonest visit. We weigh and balance each door before choosing springs, and we add a battery backup when an older opener is replaced.

What customers say
Real reviews from our Google listing, copied as the customers wrote them.
It went very well, with the job being completed in three days. We waited few months for the supply chain to kick in ( Covid related delays ) and finally deliver the products. It was so worth the wait. Great installers, Emil and his team are professional and friendly, too, and patient in answering questions.Rachel Β· Google review

Great company to use for garage door work. Came out promptly, over a weekend when I could not get others to respond. Efficient work, very knowledgeable, very friendly. I would not hesitate to contact them first the next time I need service.Courtney Β· Google review
Incredible honest work. Emil took care of all the repairs needed in order for my garage door to work again. I know I need a new garage door but I can't afford it right now this company was nice enough to fix it instead of hounding me for more money to get a new door. Emil was so nice that he even provided me a price. I was so happy he said I could call him when I had the money and he would honor me the price. amazing company to reach out to.Jasmine Β· Google review

What San Mateo conditions do to a garage door
Wikipedia gives San Mateo a warm-summer Mediterranean climate, with figures from a National Weather Service cooperative station that stopped operating in 1978, so they are old. They put the average daily high at 58 degrees in January and 76.6 degrees in August, with a record high of 109 degrees in June 1961, a record low of 25 and annual rain of about 19 inches. Summers are dry and winters are cool and wet.
The same article says the Montara Mountain block shields most of the city from the Pacific, but two gaps, the San Bruno Gap and the Crystal Springs Gap west of the College of San Mateo, can channel gusty afternoon winds and fog in summer. On January 16, 2025 a PG&E outage that began at 8:26 a.m. hit San Mateo, Foster City and Hillsborough, and PG&E counted 36,500 customers; most were restored by about midday, per CBS News. When the power is out, use the manual release, and call us if you think a spring has broken rather than lifting a heavy door by hand.
Twice a year, wipe the tracks, oil the rollers and hinges, and press the test button on the battery backup. Check the bottom seal after a wet spell.

Battery backup, permits and design rules in San Mateo
Battery backup. California requires a battery backup on residential garage door openers sold or installed in the state (Health and Safety Code section 19892). A new door cannot be connected to an older opener that lacks one. See opener installation.
Design rules. Planned communities and historic overlays can limit door style and color. Ask before you choose a new door: new garage doors.
City permits. San Mateo is its own city, so its rules come from the City of San Mateo. The Building Division is at City Hall, 330 West 20th Avenue, and the permit technician's number is (650) 522-7172. The city's Building Permits page says permits are required to build, enlarge, alter, remove or repair a structure and names houses and garages, but it never mentions doors, garage doors or openers and lists no exemptions. We could not confirm whether a garage door or opener replacement needs a permit, so call the Building Division at cityofsanmateo.org before the work.
Fire zone. Cal Fire's San Mateo-Santa Cruz Unit page says San Mateo is designated Moderate only on its February 2025 maps, and local adoption was still in progress. We could not verify any hillside or historic-district rule for garage doors. In an association, ask for approval before you order a door.

San Mateo garage door repair: questions we hear
Is there garage door repair near me in San Mateo?
Yes. Emil Garage Doors repairs garage doors in San Mateo (ZIP 94401, 94402, 94403 and 94404) and the neighborhoods next door. Call (213) 340-4232, tell us your street or neighborhood and what the door does, and we book the soonest visit. See garage door repair near me.
What is the average price to repair a garage door in San Mateo?
Typical prices: a 12-point safety inspection is $89, a torsion spring pair for a standard two-car door is $250 to $450 (heavy-duty springs $350 to $900), a cable pair is $175 to $350, and a belt-drive opener installed with battery backup is $550 to $900. The final price is confirmed after we see the door.
What is the most common garage door repair in San Mateo?
Broken torsion springs are among the most common garage door repairs, because springs wear out after a set number of open-and-close cycles. Cables, rollers, safety sensors and off-track doors follow. See garage door spring repair.
How much is a service call for a garage door?
Our 12-point safety inspection is $89. It covers the springs, cables, rollers, tracks, sensors and opener, and we explain what we find before any repair starts.
Is it cheaper to repair or replace a garage door?
A repair is usually cheaper when the door itself is sound and only a spring, cable, roller or sensor failed. Replacement makes sense when panels are bent or rotted, the door is very old or the opening needs a different size. We tell you which one fits before we start.
Which ZIP codes do you serve in San Mateo?
San Mateo homes use ZIP codes 94401, 94402, 94403 and 94404, according to zip-codes.com. ZIP 94404 is shared with Foster City. ZIP 94497 is a postal data center with no residents. ZIP areas can reach past the city limits, so call us with your street and we confirm we reach it.
Does a garage door replacement in San Mateo need a permit?
We could not confirm it. The city's Building Permits page covers houses and garages in general but never names doors or openers. Call the San Mateo Building Division at (650) 522-7172 and ask whether your project needs a permit.
Do power outages affect my garage door in San Mateo?
Yes, an opener cannot lift the door when the power is out unless it has a working battery backup. A PG&E outage on January 16, 2025 hit San Mateo, Foster City and Hillsborough. Learn where your manual release is, and call us if the door will not move or a spring looks broken.
Can a handyman fix a garage door?
A handyman can often handle a simple job such as a sensor or a roller. Springs and cables are under high tension and need a trained technician, so call us for those.
Does California require a battery backup on a garage door opener?
Yes. California Health and Safety Code section 19892 says residential openers sold or installed in the state need a battery backup, and a replacement garage door cannot be connected to an older residential opener that lacks one.
Do you also repair gates in San Mateo?
Yes. See gate repair and electric gate repair.
