Hillside houses, mid-century streets and apartments near El Camino

According to the Census Bureau's 2020-2024 estimates, the median home in Belmont was built in 1966. About 55 percent of occupied homes are owner-occupied, about 54 percent of homes are detached houses and roughly one in five sits in a building with 20 or more units. The Census tops out the median owner-occupied home value at $2,000,000 or more. A door that old has often outlived its first springs, rollers and opener.

Wikipedia describes Belmont's foothills and highlands, with Waterdog Lake in the hills, and the city sits between San Mateo to the north and San Carlos to the south. Homes in the foothills west of El Camino Real can sit above the street, so a garage may open onto a steep driveway where a door that drifts or drops matters more. Apartments and condos cluster near El Camino Real and the Caltrain station. We could not verify any named gated or association community.

Tell us your street and whether the garage is under the house, at street level or part of a shared building, and we book the soonest visit. We weigh and balance each door before we choose springs.

  • Original parts on doors from the 1960s
  • Doors on sloped driveways that need correct balance
  • Opener replacement with battery backup

What Belmont conditions do to a garage door

We could not find a Belmont weather station table, so we do not quote Belmont figures. For a nearby comparison, Wikipedia gives San Mateo, just north, a July average high near 77 degrees and about 19 inches of rain a year from older data ending in 1978, and gives San Carlos, just south, a July average high near 82 degrees from a third-party source. Wikipedia also describes gusty afternoon winds and fog in summer on the Peninsula, channeled through gaps in the mountains. It does not give Belmont wind data.

On April 8, 2013, high-wind outages left Belmont and West Menlo Park together with nearly 1,700 PG&E customers without power at 7 a.m., according to Patch, whose wording is unclear on whether that figure is combined. On December 12, 2014, flooding hit a mobile home park in Belmont and the park was evacuated, per ABC7. Cal Fire's San Mateo-Santa Cruz Unit lists San Mateo and Belmont as Moderate only on its February 2025 maps. In 2014 the Belmont Fire Department proposed very high zones for some hillside areas, and we could not confirm that was adopted.

Twice a year, wipe the tracks, oil the rollers and hinges, and press the test button on the battery backup. After a storm, let the door and opener dry out before you run them.

  • Know where the manual release is
  • Test the battery backup twice a year
  • Dry out the door and opener after flooding

Technician, Emil, was prompt and efficient to identify and fix the issues with our garage door. Rest assured that I won’t hesitate to call these folks if repair is needed.MeMee · Google review

Emil responded to my request for service promptly. He scheduled service for the next day and showed up on time. He was friendly and polite. He Immediately identified the problems and fixed them effectively and efficiently. He showed resourcefulness in coming up with a used part for an old door opener control and in coming up with a practical solution for stabilizing the door connection to the opener. Price for the work was very fair. Great company !! Thank you!!Christina · Google review

"Our garage door broke this morning, which was less than ideal. We were certain that it would cost a fortune to get it repaired on a Sunday, assuming it could even happen, but we knew we had to try. I called several companies and only two returned my call. One said that while they could send someone out, it would cost considerably more than if we could wait until Monday. While I appreciated the honesty, again, I wanted it fixed today. The other was Emil Garage Doors. When I had called they said they would call back. I did get a call back from Emil, less than an hour later. Anyway, on to the service. He let me know that it would cost the same to come today or tomorrow, it didn't matter. WOW and WOW again! He said that he could head here in about an hour. Additionally, when I asked him the cost of the various things it could be, what he quoted me were prices that were what the other place wanted to charge me after the service call fee and the hiked up hourly rate for the Sunday call! Upon arrival, he looked at the door, told us a few things that he noticed, and in no way did he ever try to "up-sell" us something we didn't need. He told us our opener was what they use, and top of the line. He replaced the gear drive (maybe that's the name:)) and upgraded our rollers (that was a suggestion, but, one we totally understood and he in no way said we "needed" to). I think he was in and out in 45 minutes at most and our garage door is quieter than before by a TON (thank you rollers) and, more importantly, it works and nobody had to miss work on Monday to make it happen. Thank you so much...I can't recommend your company enough. "Pamela · Google review
★★★★★
Emil is delightful, knowledgeable, professional, and capable. He promised to make the process easy and he did. From our first contact Thursday mid-day through completion of the project Saturday at Noon, everything was 100% perfect, and we are extremely happy. We are amazed when we look outside and see our beautiful new door, so soon after searching on google. Emil and his company deserve 100 stars but we are limited to only 5Dawn · Google review

It went very well, with the job being completed in three days. We waited few months for the supply chain to kick in ( Covid related delays ) and finally deliver the products. It was so worth the wait. Great installers, Emil and his team are professional and friendly, too, and patient in answering questions.Rachel · Google review

Rules to know

Battery backup, permits and design rules in Belmont

Opener law. A battery backup is required on residential openers sold or installed in California (Health and Safety Code section 19892), and a replacement door cannot be connected to an older opener without one. If your opener is old, plan for a new one. See opener installation.

Associations. Check any HOA or historic overlay rules before you order a new door, and see new garage doors for style options.

City permits. Belmont is its own city, so its rules come from the City of Belmont. The Permit Center's phone is 650-595-7422, and its email is permitcenter@belmont.gov. We could not confirm the city's rule on the city site, which did not open for us. A search summary of a Belmont page lists doors and garage door openers among work that needs a permit, in wording identical to San Carlos's official page, so ask the Permit Center before the work at belmont.gov.

Historic and fire rules. A Belmont FAQ, seen only in a search summary, says replacing windows and doors with comparable materials on a designated historic property is often exempt from formal review but is still checked by a City Planner. We could not verify any hillside or fire-zone rule for garage doors. You can check your address on Cal Fire's fire hazard severity zone viewer.

FAQ

Belmont garage door repair: questions we hear

Is there garage door repair near me in Belmont?

Yes. Emil Garage Doors repairs garage doors in Belmont (ZIP 94002) and the neighborhoods next door. Call (213) 340-4232, tell us your street or neighborhood and what the door does, and we book the soonest visit. See garage door repair near me.

What is the average price to repair a garage door in Belmont?

Typical prices: a 12-point safety inspection is $89, a torsion spring pair for a standard two-car door is $250 to $450 (heavy-duty springs $350 to $900), a cable pair is $175 to $350, and a belt-drive opener installed with battery backup is $550 to $900. The final price is confirmed after we see the door.

What is the most common garage door repair in Belmont?

Broken torsion springs are among the most common garage door repairs, because springs wear out after a set number of open-and-close cycles. Cables, rollers, safety sensors and off-track doors follow. See garage door spring repair.

How much is a service call for a garage door?

Our 12-point safety inspection is $89. It covers the springs, cables, rollers, tracks, sensors and opener, and we explain what we find before any repair starts.

Is it cheaper to repair or replace a garage door?

A repair is usually cheaper when the door itself is sound and only a spring, cable, roller or sensor failed. Replacement makes sense when panels are bent or rotted, the door is very old or the opening needs a different size. We tell you which one fits before we start.

Which ZIP code do you serve in Belmont?

Belmont homes use ZIP code 94002, according to zip-codes.com. We also serve nearby San Mateo, Foster City and San Carlos, so call us if you are not sure we reach your address.

Does a garage door replacement in Belmont need a permit?

We could not confirm this on the city site. A search summary of a Belmont page lists doors and garage door openers among work that needs a permit, but the wording matches San Carlos's page, so confirm it. Call the Belmont Permit Center at 650-595-7422 before the work.

Is my Belmont home in a fire hazard zone?

Cal Fire's San Mateo-Santa Cruz Unit lists Belmont as Moderate only on its February 2025 maps. We could not verify whether any single street is in a higher zone, so check your address on Cal Fire's zone viewer or ask the city.

Can a handyman fix a garage door?

A handyman can often handle a simple job such as a sensor or a roller. Springs and cables are under high tension and need a trained technician, so call us for those.

Does California require a battery backup on a garage door opener?

Yes. California Health and Safety Code section 19892 says residential openers sold or installed in the state need a battery backup, and a replacement garage door cannot be connected to an older residential opener that lacks one.

Do you also repair gates in Belmont?

Yes. See gate repair and electric gate repair.
