Menlo Park homes

Ranch-era houses, apartment buildings and a bayside neighborhood

According to the Census Bureau's 2024 five-year estimates, the median home in Menlo Park was built in 1964. About 54 percent of occupied homes are owner-occupied and 46 percent are rented. Roughly 54 percent of all homes are detached houses, 8 percent are attached, 10 percent sit in buildings of two to four units and 28 percent in buildings of five or more. A door that dates from the 1960s is likely on its second set of springs or past it, so a repair visit often turns into a check of the whole door.

Wikipedia describes the city as long and narrow, running northeast to southwest. Sharon Heights in the southwest was developed in the 1960s, Belle Haven sits near the bay in the northeast, and unincorporated West Menlo Park along Alameda de las Pulgas nearly separates Sharon Heights from the rest of the city. Santa Cruz Avenue is the main street, and its meeting with El Camino Real is considered the heart of the city. We could not verify any named homeowners association or what one requires for a door.

Tell us your cross street and whether the door is a single, a pair or part of a shared lot, and we book the soonest visit. We weigh and balance each door before choosing springs, and we add a battery backup when an older opener is replaced.

  • Springs on doors from the 1960s and 1970s
  • Shared garage doors at apartment buildings
  • Opener replacement with battery backup

What Menlo Park conditions do to a garage door

Wikipedia's Menlo Park page has no climate table and no weather station is named for the city, so we quote nearby numbers only. Palo Alto's NOAA station shows about 15 inches of rain a year and a record high of 108 degrees on September 6, 2022, and Redwood City's normal annual rainfall is about 20.6 inches with a record high of 110. A KQED article explains that the summer sea breeze is pulled through gaps in the coastal mountains and forms fog when it crosses the cold ocean. We found no Menlo Park wind or power-outage record.

Water is the main weather story. Menlo Park's hazard plan ranks flood as its highest-risk hazard, according to a search summary, and San Francisquito Creek marks much of the southeastern border of the city. The creek overflowed in February 1998, damaging more than 1,700 homes and businesses across Palo Alto, East Palo Alto and Menlo Park, and on New Year's Eve 2022 it reached 7,420 cubic feet per second near the Pope-Chaucer Bridge, above the 1998 peak of 7,200. The city's SAFER Bay project would protect 3.7 miles of shoreline, and the city says Belle Haven and the Bayfront face the higher flood risk. We could not verify the flood zone of any address.

Twice a year, wipe the tracks, oil the rollers and hinges and press the test button on the battery backup. After a storm, check that the bottom seal sits flat and that no water has pooled by the tracks.

  • Dry out the door and opener after any water
  • Oil rollers and hinges twice a year
  • Test the battery backup twice a year

My garage door spring broke the other evening and I was unable to open my door. I contacted them first thing the next day. They were able to give me an appointment for later in that day. The service technician called prior to arrival as promised & arrived shortly afterwards. He recommended some additional service to the door in addition to the springs which I accepted. The door was repaired in less than 2 hours & now works better than ever. Thank youBrandi · Google review

Great to work with, gave us good advise and very knowledgeable with garage door springs . We could not find anyone to do our repair ASAP as it was a small project, but that did not matter to them. They traveled 2 hours to get the work done. Tech who did our repair was very personable, fast and did an excellent job.Theresa · Google review

Emil responded to my request for service promptly. He scheduled service for the next day and showed up on time. He was friendly and polite. He Immediately identified the problems and fixed them effectively and efficiently. He showed resourcefulness in coming up with a used part for an old door opener control and in coming up with a practical solution for stabilizing the door connection to the opener. Price for the work was very fair. Great company !! Thank you!!Christina · Google review

"Our garage door broke this morning, which was less than ideal. We were certain that it would cost a fortune to get it repaired on a Sunday, assuming it could even happen, but we knew we had to try. I called several companies and only two returned my call. One said that while they could send someone out, it would cost considerably more than if we could wait until Monday. While I appreciated the honesty, again, I wanted it fixed today. The other was Emil Garage Doors. When I had called they said they would call back. I did get a call back from Emil, less than an hour later. Anyway, on to the service. He let me know that it would cost the same to come today or tomorrow, it didn't matter. WOW and WOW again! He said that he could head here in about an hour. Additionally, when I asked him the cost of the various things it could be, what he quoted me were prices that were what the other place wanted to charge me after the service call fee and the hiked up hourly rate for the Sunday call! Upon arrival, he looked at the door, told us a few things that he noticed, and in no way did he ever try to "up-sell" us something we didn't need. He told us our opener was what they use, and top of the line. He replaced the gear drive (maybe that's the name:)) and upgraded our rollers (that was a suggestion, but, one we totally understood and he in no way said we "needed" to). I think he was in and out in 45 minutes at most and our garage door is quieter than before by a TON (thank you rollers) and, more importantly, it works and nobody had to miss work on Monday to make it happen. Thank you so much...I can't recommend your company enough. "Pamela · Google review

Rules to know

Battery backup, permits and design rules in Menlo Park

Opener law. A battery backup is required on residential openers sold or installed in California (Health and Safety Code section 19892), and a replacement door cannot be connected to an older opener without one. If your opener is old, plan for a new one. See opener installation.

Associations. Check any HOA or historic overlay rules before you order a new door, and see new garage doors for style options.

City permits. Menlo Park is its own city, so its rules come from the City of Menlo Park, not Los Angeles. The Building Division at 701 Laurel Street handles permits and general questions at (650) 330-6704 or Permitteam@menlopark.gov, according to the city's website. The city's page of work exempt from a building permit lists no garage door, door or door opener item. Being absent from that list does not tell you a permit is or is not required, so we could not confirm a garage-door-specific rule. Ask the Building Division at menlopark.gov before the work.

Flood zone and fire service. A search summary of the city's plan review checklist says new construction and substantial improvements in the flood zone fall under the city's Flood Damage Prevention Ordinance. We could not read it, so we cannot say whether a door job counts. We found no source that places Menlo Park in a Very High Fire Hazard Severity Zone, and we could not verify any historic-district or hillside rule.

FAQ

Menlo Park garage door repair: questions we hear

Is there garage door repair near me in Menlo Park?

Yes. Emil Garage Doors repairs garage doors in Menlo Park (ZIP 94025) and the neighborhoods next door. Call (213) 340-4232, tell us your street or neighborhood and what the door does, and we book the soonest visit. See garage door repair near me.

What is the average price to repair a garage door in Menlo Park?

Typical prices: a 12-point safety inspection is $89, a torsion spring pair for a standard two-car door is $250 to $450 (heavy-duty springs $350 to $900), a cable pair is $175 to $350, and a belt-drive opener installed with battery backup is $550 to $900. The final price is confirmed after we see the door.

What is the most common garage door repair in Menlo Park?

Broken torsion springs are among the most common garage door repairs, because springs wear out after a set number of open-and-close cycles. Cables, rollers, safety sensors and off-track doors follow. See garage door spring repair.

How much is a service call for a garage door?

Our 12-point safety inspection is $89. It covers the springs, cables, rollers, tracks, sensors and opener, and we explain what we find before any repair starts.

Is it cheaper to repair or replace a garage door?

A repair is usually cheaper when the door itself is sound and only a spring, cable, roller or sensor failed. Replacement makes sense when panels are bent or rotted, the door is very old or the opening needs a different size. We tell you which one fits before we start.

Which ZIP code do you serve in Menlo Park?

Menlo Park homes use ZIP code 94025, which also carries addresses in unincorporated West Menlo Park. ZIP code 94026 is for PO boxes only. ZIP codes 94027 and 94028 list Menlo Park as an alias name but belong to Atherton and Portola Valley. We also serve nearby East Palo Alto, Palo Alto, Atherton and Redwood City.

Does a garage door replacement in Menlo Park need a permit?

We could not confirm a garage-door-specific rule. The city's list of work exempt from a building permit mentions no garage door, door or opener. Call the Menlo Park Building Division at (650) 330-6704 and ask whether your job needs a permit.

Is my Menlo Park garage in a flood zone?

We could not verify the zone of any address. The city says Belle Haven and the Bayfront face higher flood risk, and its SAFER Bay project is meant to reduce it. Ask the city for your property's zone. If water has reached your garage, let the door and opener dry before you use them.

Can a handyman fix a garage door?

A handyman can often handle a simple job such as a sensor or a roller. Springs and cables are under high tension and need a trained technician, so call us for those.

Does California require a battery backup on a garage door opener?

Yes. California Health and Safety Code section 19892 says residential openers sold or installed in the state need a battery backup, and a replacement garage door cannot be connected to an older residential opener that lacks one.

Do you also repair gates in Menlo Park?

Yes. See gate repair and electric gate repair.
