Newer tracts, townhomes and a former Ford plant site
According to the Census Bureau's 2020-2024 estimates, the median home in Milpitas was built in 1987, which is newer than in the other cities near it. About 58 percent of occupied homes are owner-occupied and about 42 percent are rented. Roughly 46 percent of homes are detached houses and 20 percent are attached townhomes or condos, with about 18 percent in buildings of 50 or more units. Doors from the late 1980s and 1990s are now reaching the cycle rating of their springs.
The city was incorporated in January 1954, when residents acted to avoid being absorbed by San Jose, according to Wikipedia. The Ford San Jose Assembly Plant, begun in 1955, was later converted into the Great Mall of the Bay Area, which opened on September 22, 1994. Wikipedia also lists the Jose Maria Alviso Adobe, the old Milpitas Grammar School and the BART station among local landmarks. We could not verify any named homeowners association, gated community or Eichler tract.
Townhome garages often sit on a shared driveway, and doors on newer tracts can be wide and heavy. We weigh and balance each door before we choose springs, and we add a battery backup when we replace an older opener.

What customers say

Not paying attention I closed the garage door on a pipe laying in the track. Needless to say it did some damage even though the automatic reverse opened the door back up. Emailed what happened on Sunday evening. Appointment with quote provided in just a few minutes and appointment confirmed. Once again they arrived on time. Completed repairs quickly and for less then the quote. Cleaned up like they were never there. I highly recommend them and will continue to use them for my garage door repairs.Carroll · Google review

The replacement of my broken spring was done quickly and professionaly. I was also provided an explanation on why the tension was set as it was. I was called in advance to be informed of the arrival time. Great job as it has been in the pastFrancine · Google review
My garage door spring broke the other evening and I was unable to open my door. I contacted them first thing the next day. They were able to give me an appointment for later in that day. The service technician called prior to arrival as promised & arrived shortly afterwards. He recommended some additional service to the door in addition to the springs which I accepted. The door was repaired in less than 2 hours & now works better than ever. Thank youBrandi · Google review
Great to work with, gave us good advise and very knowledgeable with garage door springs . We could not find anyone to do our repair ASAP as it was a small project, but that did not matter to them. What Milpitas conditions do to a garage door
Wikipedia's climate table for Milpitas cites weather.com and names no station. It gives an average daily high of about 58 degrees in January and 84 in July and August, with annual precipitation of 15.08 inches, mostly in winter. We did not verify a Milpitas wind or heat record. A National Weather Service San Jose summary from 1999, seen only in a snippet, puts dry-season afternoon sea-breeze winds at about 10 to 15 knots.
Valley Water reports that Lower Penitencia Creek improvements were completed in June 2023, and that Lower Berryessa Creek work from Abel Street to Calaveras Boulevard finished in July 2020, designed for 100-year protection for about 1,800 homes, schools and businesses. Past major floods on Berryessa Creek came in 1982, 1983 and 1998. The February 2017 Coyote Creek flood displaced about 14,000 people in San Jose, and we found no source naming Milpitas. Wikipedia lists Milpitas among the cities near or on the Calaveras Fault, and it says the Hayward Fault is nearby. A 2019 PG&E shutoff reached about 2,210 customers east of the city near Calaveras Reservoir, according to news reports we saw in search results.
Twice a year, wipe the tracks, oil the rollers and hinges and press the test button on the battery backup. After an earthquake or a rough rumble, check that the door still rides straight in its tracks, and call us if it does not.
- Test the battery backup twice a year
- Check the tracks after a shake
- Dry out the door and opener after flooding

Battery backup, permits and design rules in Milpitas
Battery backup. California requires a battery backup on residential garage door openers sold or installed in the state (Health and Safety Code section 19892). A new door cannot be connected to an older opener that lacks one. See opener installation.
Design rules. Planned communities and historic overlays can limit door style and color. Ask before you choose a new door: new garage doors.
City permits. Milpitas is its own city, so its rules come from the City of Milpitas, not San Jose. Building & Safety is at 455 East Calaveras Boulevard, and the header of a city permit report lists (408) 586-3240. Confirm the number and hours at milpitas.gov. We could not confirm whether a garage door or opener replacement needs a permit. A city report did show an electrical permit for a dedicated circuit for a garage door opener, which suggests new electrical work goes through permits, but it does not prove a plain opener swap does. Call the office before the work.
Fire zone and hills. The Milpitas Fire Department's wildfire prevention plan discusses areas recommended for a Very High Fire Hazard Severity Zone. We could not verify which streets are in it or what it means for a garage door. If you live toward the eastern hills, ask the city.

Milpitas garage door repair: questions we hear
Is there garage door repair near me in Milpitas?
Yes. Emil Garage Doors repairs garage doors in Milpitas (ZIP 95035) and the neighborhoods next door. Call (213) 340-4232, tell us your street or neighborhood and what the door does, and we book the soonest visit. See garage door repair near me.
What is the average price to repair a garage door in Milpitas?
Typical prices: a 12-point safety inspection is $89, a torsion spring pair for a standard two-car door is $250 to $450 (heavy-duty springs $350 to $900), a cable pair is $175 to $350, and a belt-drive opener installed with battery backup is $550 to $900. The final price is confirmed after we see the door.
What is the most common garage door repair in Milpitas?
Broken torsion springs are among the most common garage door repairs, because springs wear out after a set number of open-and-close cycles. Cables, rollers, safety sensors and off-track doors follow. See garage door spring repair.
How much is a service call for a garage door?
Our 12-point safety inspection is $89. It covers the springs, cables, rollers, tracks, sensors and opener, and we explain what we find before any repair starts.
Is it cheaper to repair or replace a garage door?
A repair is usually cheaper when the door itself is sound and only a spring, cable, roller or sensor failed. Replacement makes sense when panels are bent or rotted, the door is very old or the opening needs a different size. We tell you which one fits before we start.
Which ZIP code do you serve in Milpitas?
Milpitas homes use ZIP code 95035, according to zip-codes.com. ZIP code 95036 is for PO boxes only. We could not verify whether 95035 reaches into San Jose, so call us with your street and we confirm we reach it.
Does a garage door replacement in Milpitas need a permit?
We could not confirm a garage-door-specific permit rule for Milpitas. Call Building and Safety at (408) 586-3240 to ask whether your door or opener work needs a permit, and confirm that number with the city first.
What should I check on my garage door after an earthquake near Milpitas?
Open and close the door by hand with the opener disconnected, and look for a door that rubs, sits crooked or has tracks that moved. Wikipedia lists Milpitas among the cities near the Calaveras Fault. If a spring or cable looks stretched, stop using the door and call us, because lifting it by hand can be dangerous.
Can a handyman fix a garage door?
A handyman can often handle a simple job such as a sensor or a roller. Springs and cables are under high tension and need a trained technician, so call us for those.
Does California require a battery backup on a garage door opener?
Yes. California Health and Safety Code section 19892 says residential openers sold or installed in the state need a battery backup, and a replacement garage door cannot be connected to an older residential opener that lacks one.
Do you also repair gates in Milpitas?
Yes. See gate repair and electric gate repair.
