Neighborhoods

San Jose areas we serve

Districts are named from Wikipedia and city sources. Call if yours is not listed.

Part of San JoseWhat is thereWhat we often see on garage doors
Willow Glen and Lincoln AvenueA neighborhood around Lincoln Avenue; an Eichler-focused blog says the Fairglen tract here was built from 1958 to 1961Mid-century doors where the original springs and rollers are due for replacement
Almaden Valley and Cambrian ParkSouthwest districts; the county plan annex lists Almaden Valley as a very high fire hazard zoneDoors on foothill homes, where the fire zone lookup and a battery backup matter
Evergreen and the east foothillsSoutheast hills near Evergreen Valley College; the county annex lists the East Foothill neighborhoods as a very high fire hazard zoneDoors on hillside and foothill homes; check the fire zone lookup for your street
Alviso, at the bayThe north end of the city; the city's lowest point, 13 feet below sea level, is at AlvisoLow-lying garages where damp air and standing water wear bottom seals and tracks

Mid-century ranches, newer tracts and apartment-block garages

According to the Census Bureau's 2020-2024 estimates, the median home in San Jose was built in 1976. About 56 percent of occupied homes are owner-occupied, about 51 percent of all homes are detached houses and another 11 percent are attached, while roughly one in seven sits in a building with 50 or more units. The median owner-occupied home value is about $1,233,200. A door from the 1970s has often outlived its first springs, rollers and opener.

San Jose is a very large city. Wikipedia names Almaden Valley, Evergreen Valley, Coyote Valley, Alviso, Cambrian Park, Willow Glen, Japantown and Little Portugal among its districts. An Eichler-focused blog says the Fairglen tract in Willow Glen was built from 1958 to 1961, and a storage-company neighborhood guide, a weaker source, calls the area around the Municipal Rose Garden one of the oldest in the city. We could not verify any named gated community or association rules.

Because the city is spread over so many neighborhoods, tell us your cross street and whether the garage holds a single door, a pair or a shared bay, and we book the soonest visit. We weigh and balance each door before choosing springs.

What San Jose weather and hazards do to a garage door

Wikipedia's climate table, using San Jose International Airport normals for 1991-2020, puts the average daily high at 81.4 degrees in August and 80.8 in July, with an annual figure of 71.2. It shows about 16.1 inches of rain over roughly 64 rainy days. The record high is 109 degrees on September 6, 2022. During that heat wave a news snapshot listed 25,971 PG&E customers without power in the San Jose area one Tuesday evening, and the mayor said more than 100,000 residents lost power overall, a cumulative figure we could not check against PG&E data. When the power is out, use the manual release; a battery backup keeps the opener working.

ABC7 reported on March 28, 2025 that new CAL FIRE maps gave San Jose the largest increase in high and very high fire hazard acreage of any Bay Area city, with the very high zone growing from about 3,000 to almost 7,200 acres, a figure it attributed to the FireSafe Council. A 2016-2017 county plan annex, which we saw only in search results, lists Almaden Valley and the East Foothill neighborhoods as locally adopted very high fire hazard zones. The city also lies between the San Andreas and Calaveras faults, and Coyote Creek flooded Rock Springs, Olinder, Brookwood Terrace, Naglee Park and a mobile home park in February 2017, with about 14,000 residents evacuated, according to SPUR. After a quake or a flood, a door that sticks, sits crooked or shows a loose cable should be checked before you run it.

Twice a year, wipe the tracks, oil the rollers and hinges, and press the test button on the battery backup. If you live near the foothills, keep dry brush and clutter away from the garage.

  • Know where the manual release is
  • Test the battery backup twice a year
  • Have a door that sticks after a quake or flood checked

Technician, Emil, was prompt and efficient to identify and fix the issues with our garage door. Rest assured that I won’t hesitate to call these folks if repair is needed.MeMee · Google review

Emil responded to my request for service promptly. He scheduled service for the next day and showed up on time. He was friendly and polite. He Immediately identified the problems and fixed them effectively and efficiently. He showed resourcefulness in coming up with a used part for an old door opener control and in coming up with a practical solution for stabilizing the door connection to the opener. Price for the work was very fair. Great company !! Thank you!!Christina · Google review

"Our garage door broke this morning, which was less than ideal. We were certain that it would cost a fortune to get it repaired on a Sunday, assuming it could even happen, but we knew we had to try. I called several companies and only two returned my call. One said that while they could send someone out, it would cost considerably more than if we could wait until Monday. While I appreciated the honesty, again, I wanted it fixed today. The other was Emil Garage Doors. When I had called they said they would call back. I did get a call back from Emil, less than an hour later. Anyway, on to the service. He let me know that it would cost the same to come today or tomorrow, it didn't matter. WOW and WOW again! He said that he could head here in about an hour. Additionally, when I asked him the cost of the various things it could be, what he quoted me were prices that were what the other place wanted to charge me after the service call fee and the hiked up hourly rate for the Sunday call! Upon arrival, he looked at the door, told us a few things that he noticed, and in no way did he ever try to "up-sell" us something we didn't need. He told us our opener was what they use, and top of the line. He replaced the gear drive (maybe that's the name:)) and upgraded our rollers (that was a suggestion, but, one we totally understood and he in no way said we "needed" to). I think he was in and out in 45 minutes at most and our garage door is quieter than before by a TON (thank you rollers) and, more importantly, it works and nobody had to miss work on Monday to make it happen. Thank you so much...I can't recommend your company enough. "Pamela · Google review

Emil is delightful, knowledgeable, professional, and capable. He promised to make the process easy and he did. From our first contact Thursday mid-day through completion of the project Saturday at Noon, everything was 100% perfect, and we are extremely happy. We are amazed when we look outside and see our beautiful new door, so soon after searching on google. Emil and his company deserve 100 stars but we are limited to only 5Dawn · Google review

It went very well, with the job being completed in three days. We waited few months for the supply chain to kick in ( Covid related delays ) and finally deliver the products. It was so worth the wait. Great installers, Emil and his team are professional and friendly, too, and patient in answering questions.Rachel · Google review

Rules to know

Battery backup, permits and design rules in San Jose

Opener law. A battery backup is required on residential openers sold or installed in California (Health and Safety Code section 19892), and a replacement door cannot be connected to an older opener without one. If your opener is old, plan for a new one. See opener installation.

Associations. Check any HOA or historic overlay rules before you order a new door, and see new garage doors for style options.

City permits. San Jose is its own city, so its rules come from the City of San Jose. The Planning, Building and Code Enforcement permit counter is at 200 E. Santa Clara Street, first floor, and a city page seen only in search results lists (408) 535-3555 and weekday hours; confirm the number and hours at sanjoseca.gov. A city page on apartment inspections says new or replacement garage doors need Planning approval. That page is about multi-unit buildings and we could not read it, so we could not confirm whether the same applies to a house. Call the permit center before a replacement.

Fire hazard zones. The city offers an address lookup for fire hazard severity zones on its Fire Department wildfire preparedness page. We could not open it, so we could not verify any street. If your home is in the foothills, check the lookup before exterior work and ask the city whether any rule applies.

FAQ

San Jose garage door repair: questions we hear

Is there garage door repair near me in San Jose?

Yes. Emil Garage Doors repairs garage doors in San Jose (ZIP codes including 95112, 95125, 95123, 95135 and 95148) and the neighborhoods next door. Call (213) 340-4232, tell us your street or neighborhood and what the door does, and we book the soonest visit. See garage door repair near me.

What is the average price to repair a garage door in San Jose?

Typical prices: a 12-point safety inspection is $89, a torsion spring pair for a standard two-car door is $250 to $450 (heavy-duty springs $350 to $900), a cable pair is $175 to $350, and a belt-drive opener installed with battery backup is $550 to $900. The final price is confirmed after we see the door.

What is the most common garage door repair in San Jose?

Broken torsion springs are among the most common garage door repairs, because springs wear out after a set number of open-and-close cycles. Cables, rollers, safety sensors and off-track doors follow. See garage door spring repair.

How much is a service call for a garage door?

Our 12-point safety inspection is $89. It covers the springs, cables, rollers, tracks, sensors and opener, and we explain what we find before any repair starts.

Is it cheaper to repair or replace a garage door?

A repair is usually cheaper when the door itself is sound and only a spring, cable, roller or sensor failed. Replacement makes sense when panels are bent or rotted, the door is very old or the opening needs a different size. We tell you which one fits before we start.

Which ZIP codes do you serve in San Jose?

San Jose uses many ZIP codes. The standard delivery ZIP codes we serve include 95111, 95112, 95116, 95117, 95118, 95120, 95121, 95123, 95124, 95125, 95127, 95128, 95129, 95130, 95131, 95132, 95133, 95134, 95135, 95136, 95138, 95139 and 95148, according to zipcodes-us.com. PO box ZIP codes are left out. Call us with your street and we confirm we reach it. We also serve nearby Santa Clara, Campbell, Milpitas and Los Gatos.

Does a garage door replacement in San Jose need a permit?

We could not confirm a rule for houses. A city page on apartment inspections says garage doors, new or replacement, need Planning approval, but that page covers multi-unit buildings. Call the San Jose permit center at (408) 535-3555 to ask about your job, and confirm that number with the city first.

Is my San Jose home in a fire hazard zone?

We cannot tell you by neighborhood. A county plan annex lists Almaden Valley and the East Foothill neighborhoods as very high fire hazard zones, and new CAL FIRE maps added acreage in 2025, so foothill parts of the city may be affected. Use the city's fire hazard severity zone address lookup, and keep a battery backup on your opener so the door works when the power is cut.

Can a handyman fix a garage door?

A handyman can often handle a simple job such as a sensor or a roller. Springs and cables are under high tension and need a trained technician, so call us for those.

Does California require a battery backup on a garage door opener?

Yes. California Health and Safety Code section 19892 says residential openers sold or installed in the state need a battery backup, and a replacement garage door cannot be connected to an older residential opener that lacks one.

Do you also repair gates in San Jose?

Yes. See gate repair and electric gate repair.
