Incredible honest work. Emil took care of all the repairs needed in order for my garage door to work again. I know I need a new garage door but I can't afford it right now this company was nice enough to fix it instead of hounding me for more money to get a new door. Emil was so nice that he even provided me a price. I was so happy he said I could call him when I had the money and he would honor me the price. amazing company to reach out to.Jasmine Β· Google review

Two-story stucco home with a blue-gray long-panel garage door and palms, garage door replacement in south Santa Clara near Homestead Road
Santa Clara homes

A renter-majority city with older tracts and a few Eichler complexes

According to the Census Bureau's 2020-2024 estimates, the median home in Santa Clara was built in 1974. About 41 percent of occupied homes are owner-occupied and about 59 percent are rented, which makes this a renter-majority city. Roughly 37 percent of homes are detached houses, 10 percent are attached townhomes or condos and about 23 percent sit in buildings of 50 or more units. Many garage doors here belong to a landlord, a property manager or an association, so we confirm who approves the work before a visit.

Wikipedia says Joseph Eichler built Pomeroy Green in 1961, sixteen two-story multifamily buildings on about 6.5 acres at 1087 to 1151 Pomeroy Avenue, run as a resident-owned cooperative and listed on the National Register of Historic Places in March 2021. Across the street, Pomeroy West followed in 1963, which Wikipedia's Eichler article lists as 138 Eichler homes in a condo community. We could not verify any other Eichler tract, any gated community or any association's door rules.

The Mission City is old by California standards. Mission Santa Clara de Asis was founded in 1777 and the city was incorporated in 1852, according to Wikipedia. Tell us your cross street and whether the door belongs to a house, a townhome or a shared building, and we book the soonest visit. We weigh and balance each door before we choose springs.

  • Condo, co-op and rented garage doors

What Santa Clara weather does to a garage door

Wikipedia's climate table for Santa Clara uses the old Santa Clara University station, which ran from 1893 to 1976, so treat the numbers as dated. It gives an average daily high of 58 degrees in January and 82 in July, with annual precipitation of 14.49 inches over 56 days and almost none in July. We could not verify newer normals or a Santa Clara wind or heat record. A National Weather Service San Jose summary from 1999, seen only in a search snippet, puts dry-season afternoon sea-breeze winds at about 10 to 15 knots.

Three seasonal creeks drain the city toward the Bay: San Tomas Aquino, Saratoga and Calabazas, according to Wikipedia. A Valley Water flood report lists damaging floods in 1980, 1982, 1983, 1986, 1995 and 1998 for the area, and we could not tell from the snippet which Santa Clara streets were hit. The February 2017 Coyote Creek flood struck San Jose, and we found nothing tying it to Santa Clara. Santa Clara also runs its own electric utility, Silicon Valley Power, and a local paper reported more than 20 outages affecting about 20,000 customers in a stormy 2020-era spell, though we saw only a snippet. When the power is out, a battery backup lets the opener keep working.

Twice a year, wipe the tracks, oil the rollers and hinges and press the test button on the battery backup. If a creek-side garage took on water, let the door and opener dry out before you run them.

  • Test the battery backup twice a year
  • Know where the manual release is
  • Dry out the door and opener after flooding

Rules to know

Battery backup, permits and design rules in Santa Clara

Battery backup. California Health and Safety Code section 19892 says residential garage door openers sold or installed in the state need a battery backup, and a replacement garage door cannot be connected to an older residential opener that lacks one. See opener installation.

HOAs and style rules. If you live in a planned community or a historic overlay, check style and color rules before you choose a new door. See new garage doors for styles.

City permits. Santa Clara is its own city, so its rules come from the City of Santa Clara, not San Jose. Its Building Division is listed at (408) 615-2440 and the Permit Center at (408) 615-2420 on a residential plan checklist revised in March 2026, and City Hall is at 1500 Warburton Avenue. The city site did not open for us, so we saw this only in search summaries and you should confirm the numbers. We could not confirm whether a garage door or opener replacement needs a permit, so ask the Building Division, or the Permit Center, before changing a door or the size of the opening, at santaclaraca.gov.

Historic areas. City commission minutes mention properties in a Historic Combining District near the Old Quad and Mills Act contracts. We could not read the boundaries or find a garage door rule, so if your home is in an older district, ask Planning about design review first.

FAQ

Santa Clara garage door repair: questions we hear

Is there garage door repair near me in Santa Clara?

Yes. Emil Garage Doors repairs garage doors in Santa Clara (ZIP 95050, 95051 and 95054) and the neighborhoods next door. Call (213) 340-4232, tell us your street or neighborhood and what the door does, and we book the soonest visit. See garage door repair near me.

What is the average price to repair a garage door in Santa Clara?

Typical prices: a 12-point safety inspection is $89, a torsion spring pair for a standard two-car door is $250 to $450 (heavy-duty springs $350 to $900), a cable pair is $175 to $350, and a belt-drive opener installed with battery backup is $550 to $900. The final price is confirmed after we see the door.

What is the most common garage door repair in Santa Clara?

Broken torsion springs are among the most common garage door repairs, because springs wear out after a set number of open-and-close cycles. Cables, rollers, safety sensors and off-track doors follow. See garage door spring repair.

How much is a service call for a garage door?

Our 12-point safety inspection is $89. It covers the springs, cables, rollers, tracks, sensors and opener, and we explain what we find before any repair starts.

Is it cheaper to repair or replace a garage door?

A repair is usually cheaper when the door itself is sound and only a spring, cable, roller or sensor failed. Replacement makes sense when panels are bent or rotted, the door is very old or the opening needs a different size. We tell you which one fits before we start.

Which ZIP codes do you serve in Santa Clara?

Santa Clara homes use ZIP codes 95050, 95051 and 95054, according to zip-codes.com. ZIP codes 95052, 95055 and 95056 are for PO boxes only. We could not verify how much of 95051 and 95054 falls inside neighboring cities, so call us with your street and we confirm we reach it.

Does a garage door replacement in Santa Clara need a permit?

We could not confirm a garage-door-specific permit rule for Santa Clara. A city checklist lists the Building Division at (408) 615-2440, but confirm that number with the city, and ask whether your door or opener work needs a permit.

My Santa Clara apartment or townhome garage door is broken. Who approves the repair?

That depends on who owns the door. A landlord, property manager or association usually decides, and about 59 percent of Santa Clara homes are rented. Tell us the address and we confirm who can approve the work before we book a visit.

Can a handyman fix a garage door?

A handyman can often handle a simple job such as a sensor or a roller. Springs and cables are under high tension and need a trained technician, so call us for those.

Does California require a battery backup on a garage door opener?

Yes. California Health and Safety Code section 19892 says residential openers sold or installed in the state need a battery backup, and a replacement garage door cannot be connected to an older residential opener that lacks one.

Do you also repair gates in Santa Clara?

Yes. See gate repair and electric gate repair.
