Mid-century Eichlers, 1970s tracts and newer townhomes
According to the Census Bureau's 2024 American Community Survey (a 1-year estimate that carries a margin of error), the median home in Cupertino was built in 1973. About 61 percent of occupied homes are owner-occupied, and roughly 71 percent of all homes are single-family houses, either detached or attached. Doors from the 1970s and 1980s are now well past the cycle rating of their first springs, and many have had an opener replaced at least once.
Wikipedia says the area between Stevens Creek Boulevard, Miller Avenue, Bollinger Road and Lawrence Expressway has 224 Eichler homes built in the 1950s. It also calls Monta Vista, in the west, the city's first housing tract, and says the area was orchards in the 1800s. Oak Valley borders Rancho San Antonio park. We found no design rule for garage doors on Eichler homes, and we could not verify any gated community or association.
Eichler-era garages often have older, narrower openings, so we measure before we quote a new door. Tell us the cross street and whether the door has a window row or flat panels, and we book the soonest visit. We add a battery backup when we replace an older opener.

I woke up to a loud crash when a tree in my front yard fell over and hit my garage door. Emil Garage Doors was able to give be a really good price on a new garage door. They uninstalled the old, damaged door and realigned the tracks the garage door connects to which had been damaged as well. The new door looks great and most importantly functions well. Thank you for going above and beyond in my time of need!Stuart · Google review
They were able to come within a few hours of my call. Another company could only give me a 4 hour window of arrival time the next day, but these guys was able to give me a 2 hour window the same day. One the guys called before arriving. He was friendly and competent in explaining the problem and our options. I was so grateful he had replacement springs and was able to fix our garage door in less than an hour.David · Google review
Not paying attention I closed the garage door on a pipe laying in the track. Needless to say it did some damage even though the automatic reverse opened the door back up. Emailed what happened on Sunday evening. Appointment with quote provided in just a few minutes and appointment confirmed. Once again they arrived on time. Completed repairs quickly and for less then the quote. Cleaned up like they were never there. I highly recommend them and will continue to use them for my garage door repairs.Carroll · Google review
Technician showed up on time, assessed our issue & presented replacement options. He proceeded to install new equipment during the same visit and everything was finished in less than two hours. We were impressed with the performance of our tech. It’s easy for us to recommend this company.Kathleen · Google review
The replacement of my broken spring was done quickly and professionaly. I was also provided an explanation on why the tension was set as it was. I was called in advance to be informed of the arrival time. Great job as it has been in the pastFrancine · Google review
My garage door spring broke the other evening and I was unable to open my door. I contacted them first thing the next day. They were able to give me an appointment for later in that day. The service technician called prior to arrival as promised & arrived shortly afterwards. He recommended some additional service to the door in addition to the springs which I accepted. The door was repaired in less than 2 hours & now works better than ever. Thank youBrandi · Google review

What Cupertino conditions do to a garage door
Wikipedia's climate table for Cupertino uses Santa Clara University as its station. It puts average daily highs at 79.1 degrees in June, 82.0 in July, 81.7 in August and 81.2 in September, with an annual mean high of 71.3 and a record high of 111 in July. Annual rainfall is 14.5 inches over about 56 rainy days. We found no Cupertino wind record or dated power outage, so we do not quote any.
Cupertino's official Geologic and Seismic Hazards Map marks a fault rupture zone along the Monta Vista and Berrocal faults and within 600 feet of the San Andreas Fault, which crosses the western part of the planning area. After a strong shake, look at the door before you run it, and if it sits crooked or the opener strains, call us instead of lifting it by hand. A Cupertino public works document says properties along Calabazas Creek and Stevens Creek are at increased flood risk, so let the door and opener dry out after floodwater reaches a garage.
Twice a year, wipe the tracks, oil the rollers and hinges and press the test button on the battery backup. Check the bottom seal before the rainy months.
- Check the door after a strong shake
- Dry out the door and opener after floodwater
- Test the battery backup twice a year

Battery backup, permits and design rules in Cupertino
Battery backup. California Health and Safety Code section 19892 says residential garage door openers sold or installed in the state need a battery backup, and a replacement garage door cannot be connected to an older residential opener that lacks one. See opener installation.
HOAs and style rules. If you live in a planned community or a historic overlay, check style and color rules before you choose a new door. See new garage doors for styles.
City permits. Cupertino is its own city, so its rules come from the City of Cupertino. The Building Division is at 10300 Torre Avenue, phone 408-777-3200. Its official FAQ lists the work that needs no permit for a single-family home and says that if an item is not on that list, a permit is required. Garage doors are not on that exempt list. We could not verify how the city treats a like-for-like door swap or a new opener in practice, so call 408-777-3200 before the work. The FAQ also says permit fees are doubled when an inspector stops work done without a permit.
Hazard maps. The city's seismic hazard map and a public works flood note are described above. The western edge of the city reaches the Santa Cruz Mountains foothills, and we could not verify any fire-zone or hillside rule for your street, so ask the city if your home is on that side.

Cupertino garage door repair: questions we hear
Is there garage door repair near me in Cupertino?
Yes. Emil Garage Doors repairs garage doors in Cupertino (ZIP 95014) and the neighborhoods next door. Call (213) 340-4232, tell us your street or neighborhood and what the door does, and we book the soonest visit. See garage door repair near me.
What is the average price to repair a garage door in Cupertino?
Typical prices: a 12-point safety inspection is $89, a torsion spring pair for a standard two-car door is $250 to $450 (heavy-duty springs $350 to $900), a cable pair is $175 to $350, and a belt-drive opener installed with battery backup is $550 to $900. The final price is confirmed after we see the door.
What is the most common garage door repair in Cupertino?
Broken torsion springs are among the most common garage door repairs, because springs wear out after a set number of open-and-close cycles. Cables, rollers, safety sensors and off-track doors follow. See garage door spring repair.
How much is a service call for a garage door?
Our 12-point safety inspection is $89. It covers the springs, cables, rollers, tracks, sensors and opener, and we explain what we find before any repair starts.
Is it cheaper to repair or replace a garage door?
A repair is usually cheaper when the door itself is sound and only a spring, cable, roller or sensor failed. Replacement makes sense when panels are bent or rotted, the door is very old or the opening needs a different size. We tell you which one fits before we start.
Which ZIP code do you serve in Cupertino?
Cupertino homes use ZIP code 95014, according to zip-codes.com. ZIP code 95015 is for PO boxes only, and the 95014 area reaches past the city limits. Call us with your street and we confirm we reach it. We also serve nearby Sunnyvale, Los Altos and Mountain View.
Does a garage door replacement in Cupertino need a permit?
The city's Building Division FAQ lists the work that needs no permit and says anything not on the list needs one. Garage doors are not on that list. We could not verify how the city treats a like-for-like swap in practice, so call the Building Division at 408-777-3200 before you order a door.
Should I check my garage door after an earthquake in Cupertino?
Yes. Cupertino's hazard map shows fault zones in the city, and the Bay Area has a high chance of a strong quake. After a shake, look for a crooked door, a loose cable or an opener that strains. Do not lift a door you think has a broken spring or cable; call us instead.
Can a handyman fix a garage door?
A handyman can often handle a simple job such as a sensor or a roller. Springs and cables are under high tension and need a trained technician, so call us for those.
Does California require a battery backup on a garage door opener?
Yes. California Health and Safety Code section 19892 says residential openers sold or installed in the state need a battery backup, and a replacement garage door cannot be connected to an older residential opener that lacks one.
Do you also repair gates in Cupertino?
Yes. See gate repair and electric gate repair.
