Former orchard land, now 1970s tracts and townhomes

Wikipedia says about a third of today's Campbell was part of the 1839 Rancho Rinconada de Los Gatos land grant, and that orchards gave way to housing tracts after the city incorporated in 1952. By 1892 the Campbell Fruit Growers' Union ran a 17-acre drying yard here. Today the Census Bureau's 2020-2024 estimates put the median home's build year at 1972, so many garage doors have outlived a set of springs and an opener.

About 52 percent of occupied homes are owner-occupied and about 48 percent are rented, according to the same estimates. Roughly 43 percent of homes are detached houses and 13 percent are attached, while about 15 percent sit in buildings of 3 to 4 units and 13 percent in buildings of 50 or more, so Campbell has plenty of duplex, fourplex and apartment garages. The city's own guide notes that townhouse and condo areas need homeowners association approval for window and door work. We could not verify which communities have associations or what they require for a garage door.

Downtown sits where Campbell Avenue meets the railroad, and the Ainsley House anchors the Campbell Historical Museum, according to Wikipedia. Tell us your cross street and whether the door belongs to a house, a townhome or a shared building, and we book the soonest visit.

What Campbell weather does to a garage door

Wikipedia's climate table for Campbell cites the Weather Channel and names no weather station. It gives an average daily high of 59 degrees in January and 85 in July, with almost no rain in July. We found its annual rainfall figure doubtful next to nearby cities, so we do not quote it, and we could not verify a Campbell wind or heat record. A National Weather Service San Jose summary from 1999, seen only in a snippet, puts dry-season afternoon sea-breeze winds at about 10 to 15 knots.

Los Gatos Creek runs along the city's east side, with paths on both banks. In January 2017, a news report we saw only in search results said parts of the Los Gatos Creek Trail in Campbell and Los Gatos closed after Lexington Reservoir spilled. We found no source saying Campbell homes flooded then, and the February 2017 Coyote Creek flood hit San Jose. We also could not verify which electric utility serves Campbell. A battery backup keeps the opener working through any outage.

Twice a year, wipe the tracks, oil the rollers and hinges and look at the cables for fraying. Press the test button on the battery backup, and keep the lower seal clean after a wet week.

  • Test the battery backup twice a year
  • Oil rollers and hinges before summer
  • Look for frayed cables, then call us

Incredible honest work. Emil took care of all the repairs needed in order for my garage door to work again. I know I need a new garage door but I can't afford it right now this company was nice enough to fix it instead of hounding me for more money to get a new door. Emil was so nice that he even provided me a price. I was so happy he said I could call him when I had the money and he would honor me the price. amazing company to reach out to.Jasmine · Google review

Doesn't get any better than this guy! I have recently purchased a condo with a broken garage door opener. It was missing some brackets. I called them, and Emil came out promptly the next morning. On time! He was able to run back to his shop and get the bracket I needed. It took him less than an hour to complete the entire project! My garage door works great now. I said a little thank you to Emil as I opened my garage door late last night and drove in my garage. I would definitely call him again if I needed anything done with my garage door. Highly recommend, plus he's just a super nice guy, which the process so much easier. Thanks Emil!Winston · Google review

Rules to know

Battery backup, permits and design rules in Campbell

Opener law. A battery backup is required on residential openers sold or installed in California (Health and Safety Code section 19892), and a replacement door cannot be connected to an older opener without one. If your opener is old, plan for a new one. See opener installation.

Associations. Check any HOA or historic overlay rules before you order a new door, and see new garage doors for style options.

City permits. Campbell is its own city, so its rules come from the City of Campbell, not San Jose. The Building Inspection Division is at 70 North First Street, and the city's window-replacement guide lists (408) 866-2130 and building@campbellca.gov, Monday to Friday. The Planning Division is listed at (408) 866-2140. Please confirm the numbers and hours at campbellca.gov. That guide covers window and door replacement, and we found no garage door or opener line in it, so we could not confirm whether your job needs a permit. Call the Building Inspection Division before the work.

Work hours and townhomes. The same guide says there is no construction on Sundays and holidays, so plan your visit around that. For townhouse and condo areas, the city asks for HOA approval with window and door submittals, so check with your association before you order. We could not verify any historic or hillside rule for garage doors.

FAQ

Campbell garage door repair: questions we hear

Is there garage door repair near me in Campbell?

Yes. Emil Garage Doors repairs garage doors in Campbell (ZIP 95008) and the neighborhoods next door. Call (213) 340-4232, tell us your street or neighborhood and what the door does, and we book the soonest visit. See garage door repair near me.

What is the average price to repair a garage door in Campbell?

Typical prices: a 12-point safety inspection is $89, a torsion spring pair for a standard two-car door is $250 to $450 (heavy-duty springs $350 to $900), a cable pair is $175 to $350, and a belt-drive opener installed with battery backup is $550 to $900. The final price is confirmed after we see the door.

What is the most common garage door repair in Campbell?

Broken torsion springs are among the most common garage door repairs, because springs wear out after a set number of open-and-close cycles. Cables, rollers, safety sensors and off-track doors follow. See garage door spring repair.

How much is a service call for a garage door?

Our 12-point safety inspection is $89. It covers the springs, cables, rollers, tracks, sensors and opener, and we explain what we find before any repair starts.

Is it cheaper to repair or replace a garage door?

A repair is usually cheaper when the door itself is sound and only a spring, cable, roller or sensor failed. Replacement makes sense when panels are bent or rotted, the door is very old or the opening needs a different size. We tell you which one fits before we start.

Which ZIP code do you serve in Campbell?

Campbell homes use ZIP code 95008, according to zip-codes.com. ZIP codes 95009 and 95011 are for PO boxes only. We could not verify whether 95008 also reaches into nearby cities, so call us with your street and we confirm we reach it.

Does a garage door replacement in Campbell need a permit?

We could not confirm a garage-door-specific permit rule for Campbell. The city's guide for window and door replacement has no garage door line. Call the Campbell Building Inspection Division at (408) 866-2130 to ask whether your project needs a permit, and confirm that number with the city.

Does my Campbell townhome association control the garage door?

We could not verify any Campbell association's rules. The city's guide says townhouse and condo areas need HOA approval for window and door work, and many associations review a replacement door's color and style. Ask yours for its guidelines before you order.

Can a handyman fix a garage door?

A handyman can often handle a simple job such as a sensor or a roller. Springs and cables are under high tension and need a trained technician, so call us for those.

Does California require a battery backup on a garage door opener?

Yes. California Health and Safety Code section 19892 says residential openers sold or installed in the state need a battery backup, and a replacement garage door cannot be connected to an older residential opener that lacks one.

Do you also repair gates in Campbell?

Yes. See gate repair and electric gate repair.
