Saratoga homes

Detached houses with big doors in the foothills

According to the Census Bureau's 2020-2024 estimates, the median home in Saratoga was built in 1967. About 86 percent of occupied homes are owner-occupied, and roughly 85 percent of all homes are detached houses, the highest share among the four Santa Cruz Mountains-area cities we cover. With homes this old, the original springs and openers are often past their rated life, and the garage is usually a private two-car or three-car bay.

Wikipedia says Saratoga began as a sawmill in 1847 and was incorporated in 1956. Big Basin Way is the downtown Village street, and Hakone Gardens, founded in 1917, and West Valley College are inside the city. We found no Saratoga-specific record of damage from the 1989 Loma Prieta earthquake, so we do not claim any. A realtor site mentions gated communities without naming them, and we could not verify any, so check your own association's rules before you order a new door.

Wide, heavy doors on two-story and foothill homes put real strain on springs. We weigh and balance each door before choosing springs, and we add a battery backup when an older opener is replaced.

  • Original springs on doors from the 1960s and 1970s
  • Wide doors on two-car and three-car garages
  • Opener replacement with battery backup

What Saratoga weather does to a garage door

We could not confirm an official weather station in Saratoga, so we use nearby Los Gatos as a proxy. Wikipedia's NOAA 1991-2020 normals for Los Gatos put the average July high at 84.9 degrees, the annual average high at 72.0 and rainfall near 22 inches a year. Saratoga sits in the same foothill climate, with warm dry summers and a wet winter, but its own numbers may differ. We could not verify wind averages.

Portions of Saratoga, especially the western hills, are designated Very High Fire Hazard Severity Zones by Cal Fire, according to a 2017 county plan. Cal Fire released updated state maps in February 2025 that list the City of Saratoga as affected, and we could not verify which streets are in a Very High zone now. PG&E's 2019 safety shutoff notice also listed Saratoga. When the power is out, use the manual release, and if the door feels heavy or will not stay up, call us instead of forcing it.

Before summer, wipe the tracks, oil the rollers and hinges and press the test button on the battery backup. Dry heat ages rubber seals, so look for cracks.

  • Battery backup for shutoffs and outages
  • Know where the manual release is
  • Oil rollers and hinges before summer

Emil responded to my request for service promptly. He scheduled service for the next day and showed up on time. He was friendly and polite. He Immediately identified the problems and fixed them effectively and efficiently. He showed resourcefulness in coming up with a used part for an old door opener control and in coming up with a practical solution for stabilizing the door connection to the opener. Price for the work was very fair. Great company !! Thank you!!Christina Β· Google review

"Our garage door broke this morning, which was less than ideal. We were certain that it would cost a fortune to get it repaired on a Sunday, assuming it could even happen, but we knew we had to try. I called several companies and only two returned my call. One said that while they could send someone out, it would cost considerably more than if we could wait until Monday. While I appreciated the honesty, again, I wanted it fixed today. The other was Emil Garage Doors. When I had called they said they would call back. I did get a call back from Emil, less than an hour later. Anyway, on to the service. He let me know that it would cost the same to come today or tomorrow, it didn't matter. WOW and WOW again! He said that he could head here in about an hour. Additionally, when I asked him the cost of the various things it could be, what he quoted me were prices that were what the other place wanted to charge me after the service call fee and the hiked up hourly rate for the Sunday call! Upon arrival, he looked at the door, told us a few things that he noticed, and in no way did he ever try to "up-sell" us something we didn't need. He told us our opener was what they use, and top of the line. He replaced the gear drive (maybe that's the name:)) and upgraded our rollers (that was a suggestion, but, one we totally understood and he in no way said we "needed" to). I think he was in and out in 45 minutes at most and our garage door is quieter than before by a TON (thank you rollers) and, more importantly, it works and nobody had to miss work on Monday to make it happen. Thank you so much...I can't recommend your company enough. "Pamela Β· Google review

Emil is delightful, knowledgeable, professional, and capable. He promised to make the process easy and he did. From our first contact Thursday mid-day through completion of the project Saturday at Noon, everything was 100% perfect, and we are extremely happy. We are amazed when we look outside and see our beautiful new door, so soon after searching on google. Emil and his company deserve 100 stars but we are limited to only 5Dawn Β· Google review

It went very well, with the job being completed in three days. We waited few months for the supply chain to kick in ( Covid related delays ) and finally deliver the products. It was so worth the wait. Great installers, Emil and his team are professional and friendly, too, and patient in answering questions.Rachel Β· Google review

Rules to know

Battery backup, permits and design rules in Saratoga

Opener law. A battery backup is required on residential openers sold or installed in California (Health and Safety Code section 19892), and a replacement door cannot be connected to an older opener without one. If your opener is old, plan for a new one. See opener installation.

Associations. Check any HOA or historic overlay rules before you order a new door, and see new garage doors for style options.

City permits. Saratoga is its own city, so its rules come from the City of Saratoga, not San Jose or Los Gatos. City Hall is at 13777 Fruitvale Avenue with a main phone of (408) 868-1200, and the Building Division runs a Permit Center. The city page lists hours with some alternating closures, so confirm them at saratoga.ca.us. We could not confirm whether a garage door or opener replacement needs a permit, because the Building Division page offers no garage door guidance. Ask the city before the work.

Fire zones. Inside a Very High zone, Chapter 7A of the California Building Code (ignition-resistant construction) applies to new construction and major remodels. We could not verify whether Saratoga requires anything specific for garage doors in a zone, and we found no Saratoga-specific hillside, historic or homeowners association rule, so check your own association's rules if you have one.

FAQ

Saratoga garage door repair: questions we hear

Is there garage door repair near me in Saratoga?

Yes. Emil Garage Doors repairs garage doors in Saratoga (ZIP 95070) and the neighborhoods next door. Call (213) 340-4232, tell us your street or neighborhood and what the door does, and we book the soonest visit. See garage door repair near me.

What is the average price to repair a garage door in Saratoga?

Typical prices: a 12-point safety inspection is $89, a torsion spring pair for a standard two-car door is $250 to $450 (heavy-duty springs $350 to $900), a cable pair is $175 to $350, and a belt-drive opener installed with battery backup is $550 to $900. The final price is confirmed after we see the door.

What is the most common garage door repair in Saratoga?

Broken torsion springs are among the most common garage door repairs, because springs wear out after a set number of open-and-close cycles. Cables, rollers, safety sensors and off-track doors follow. See garage door spring repair.

How much is a service call for a garage door?

Our 12-point safety inspection is $89. It covers the springs, cables, rollers, tracks, sensors and opener, and we explain what we find before any repair starts.

Is it cheaper to repair or replace a garage door?

A repair is usually cheaper when the door itself is sound and only a spring, cable, roller or sensor failed. Replacement makes sense when panels are bent or rotted, the door is very old or the opening needs a different size. We tell you which one fits before we start.

Which ZIP code do you serve in Saratoga?

Saratoga uses ZIP code 95070, according to zip-codes.com. ZIP code 95071 is for PO boxes only. Some foothill addresses carry a Saratoga mailing address but may be outside the city limits, so call us with your street and we confirm we reach it. We also serve nearby Los Gatos, Cupertino and Campbell.

Does a garage door replacement in Saratoga need a permit?

We could not confirm a garage-door-specific permit rule for Saratoga, because we found no city page on garage doors. Call the City of Saratoga at (408) 868-1200 and ask for the Building Division, and confirm that number first.

Does living in a fire zone in Saratoga change my garage door?

We could not verify any Saratoga rule on garage doors in a Very High zone. Parts of the western hills are in one, and building rules for ignition-resistant construction apply to new construction and major remodels. If you plan a remodel there, ask the city and your fire district.

Can a handyman fix a garage door?

A handyman can often handle a simple job such as a sensor or a roller. Springs and cables are under high tension and need a trained technician, so call us for those.

Does California require a battery backup on a garage door opener?

Yes. California Health and Safety Code section 19892 says residential openers sold or installed in the state need a battery backup, and a replacement garage door cannot be connected to an older residential opener that lacks one.

Do you also repair gates in Saratoga?

Yes. See gate repair and electric gate repair.
