Tract houses on the flats, apartments near BART and newer homes in the hills
According to the Census Bureau's 2020-2024 estimates, the median home in Hayward was built in 1972. About 58 percent of occupied homes are owner-occupied and about 42 percent are rented. Roughly 51 percent of homes are detached houses and another 11 percent are attached, so about three in five homes have a garage of their own, while the rest are apartments and larger buildings. A door from 1972 has usually outlived its first springs and opener, and many of the doors we see here have been patched more than once.
The research behind this page describes the housing as 1950s to 1970s tract houses on the flats, apartments near BART and downtown, and newer hillside homes in the Hayward Hills. The Hayward BART station sits beside City Hall at 777 B Street, and Cal State East Bay stands on the hills at 25800 Carlos Bee Boulevard. Listings call Stonebrae and Five Canyons gated hillside communities with associations, but we could not verify that, whether Five Canyons is inside the city, or what any association requires for a door.
A call from the Bay side and a call from the hills can mean a different kind of door and driveway, so tell us the cross street and whether the garage is a house, a townhome or a shared apartment lot. We weigh and balance each door before choosing springs, and we add a battery backup when an older opener is replaced.
- Original parts on doors from the 1970s
- Apartment and townhome garages with shared lots
- Opener replacement with battery backup

I was really happy with the work Emil did for me. He was a responsive communicator, arrived on time, and did a quality job on the repair I needed. I would hire him again without hesitation.Serenity · Google review
Technician, Emil, was prompt and efficient to identify and fix the issues with our garage door. Rest assured that I won’t hesitate to call these folks if repair is needed.MeMee · Google review
Emil responded to my request for service promptly. He scheduled service for the next day and showed up on time. He was friendly and polite. He Immediately identified the problems and fixed them effectively and efficiently. He showed resourcefulness in coming up with a used part for an old door opener control and in coming up with a practical solution for stabilizing the door connection to the opener. Price for the work was very fair. Great company !! Thank you!!Christina · Google review
"Our garage door broke this morning, which was less than ideal. We were certain that it would cost a fortune to get it repaired on a Sunday, assuming it could even happen, but we knew we had to try. I called several companies and only two returned my call. One said that while they could send someone out, it would cost considerably more than if we could wait until Monday. While I appreciated the honesty, again, I wanted it fixed today. The other was Emil Garage Doors. When I had called they said they would call back. I did get a call back from Emil, less than an hour later. Anyway, on to the service. He let me know that it would cost the same to come today or tomorrow, it didn't matter. WOW and WOW again! He said that he could head here in about an hour. Additionally, when I asked him the cost of the various things it could be, what he quoted me were prices that were what the other place wanted to charge me after the service call fee and the hiked up hourly rate for the Sunday call! Upon arrival, he looked at the door, told us a few things that he noticed, and in no way did he ever try to "up-sell" us something we didn't need. He told us our opener was what they use, and top of the line. He replaced the gear drive (maybe that's the name:)) and upgraded our rollers (that was a suggestion, but, one we totally understood and he in no way said we "needed" to). I think he was in and out in 45 minutes at most and our garage door is quieter than before by a TON (thank you rollers) and, more importantly, it works and nobody had to miss work on Monday to make it happen. Thank you so much...I can't recommend your company enough. "Pamela · Google review
Emil is delightful, knowledgeable, professional, and capable. He promised to make the process easy and he did. From our first contact Thursday mid-day through completion of the project Saturday at Noon, everything was 100% perfect, and we are extremely happy. We are amazed when we look outside and see our beautiful new door, so soon after searching on google. Emil and his company deserve 100 stars but we are limited to only 5Dawn · Google review
It went very well, with the job being completed in three days. We waited few months for the supply chain to kick in ( Covid related delays ) and finally deliver the products. It was so worth the wait. Great installers, Emil and his team are professional and friendly, too, and patient in answering questions.Rachel · Google review

What Hayward weather and shaking do to a garage door
Wikipedia's climate table, which shows NOAA 1991-2020 normals without naming the station, puts the average daily high at 59 degrees in January, 75 in July and 77 in September, with an annual mean of 68.5. The record high is 107 degrees in June and the record low is 21 in December. Annual precipitation is about 16 inches. A National Weather Service snippet we saw, undated, describes afternoon sea breezes off the Bay. We found no station wind averages, so we quote none.
The city is named for the 1868 earthquake, and the Hayward Fault runs through much of Hayward, including downtown, according to Wikipedia citing the USGS. The USGS 2014 forecast gives a 14.3 percent chance of one or more magnitude 6.7 or larger quakes on the Hayward Fault in 30 years, and Wikipedia says the fault surface creeps less than half a centimeter a year in the areas of concern. We found no statement tying any of this to garage doors. As general advice, not a Hayward statistic, a strong shake can rack a door frame or push a door off its track.
Twice a year, wipe the tracks, oil the rollers and hinges and press the test button on the battery backup. After any strong shake, look at the tracks and cables before you run the door, and call us if it sits crooked.
- Check the tracks and cables after a strong shake
- Oil rollers and hinges twice a year
- Test the battery backup twice a year

Battery backup, permits and design rules in Hayward
Battery backup. California requires a battery backup on residential garage door openers sold or installed in the state (Health and Safety Code section 19892). A new door cannot be connected to an older opener that lacks one. See opener installation.
Design rules. Planned communities and historic overlays can limit door style and color. Ask before you choose a new door: new garage doors.
City permits. Hayward is its own city, so its rules come from the City of Hayward, not the county or Los Angeles. The Permit Center phone on a city handout is 510-583-4140 (confirm it), and the city's permits page is at hayward-ca.gov. The only city guide we found, "Do I need a building permit", was revised in 2015 under the 2013 codes. It says most construction needs a permit apart from a short exempt list, and it does not mention garage doors or openers, so we could not confirm a garage-door-specific rule. Ask the Permit Center if your job changes the opening or the wiring.
Wildfire zone and quakes. A May 2025 city news release calls the area east of Mission Boulevard, south of D Street and up to the Union City border a high wildfire hazard zone because of nearby brush and grass. We could not check whether your street is in a fire hazard severity zone, so use the city's map. We found no historic-district rule for garage doors.

Hayward garage door repair: questions we hear
Is there garage door repair near me in Hayward?
Yes. Emil Garage Doors repairs garage doors in Hayward (ZIP 94541, 94542, 94544 and 94545) and the neighborhoods next door. Call (213) 340-4232, tell us your street or neighborhood and what the door does, and we book the soonest visit. See garage door repair near me.
What is the average price to repair a garage door in Hayward?
Typical prices: a 12-point safety inspection is $89, a torsion spring pair for a standard two-car door is $250 to $450 (heavy-duty springs $350 to $900), a cable pair is $175 to $350, and a belt-drive opener installed with battery backup is $550 to $900. The final price is confirmed after we see the door.
What is the most common garage door repair in Hayward?
Broken torsion springs are among the most common garage door repairs, because springs wear out after a set number of open-and-close cycles. Cables, rollers, safety sensors and off-track doors follow. See garage door spring repair.
How much is a service call for a garage door?
Our 12-point safety inspection is $89. It covers the springs, cables, rollers, tracks, sensors and opener, and we explain what we find before any repair starts.
Is it cheaper to repair or replace a garage door?
A repair is usually cheaper when the door itself is sound and only a spring, cable, roller or sensor failed. Replacement makes sense when panels are bent or rotted, the door is very old or the opening needs a different size. We tell you which one fits before we start.
Which ZIP codes do you serve in Hayward?
Hayward homes use ZIP codes 94541, 94542, 94544 and 94545, according to zip-codes.com. ZIP codes 94541 and 94542 also reach unincorporated places next door, so call us with your street and we confirm we reach it. We also serve nearby Union City, San Leandro, Fremont and Pleasanton.
Does a garage door replacement in Hayward need a permit?
We could not confirm a garage-door-specific permit rule for Hayward. The city's 2015 permit guide does not mention garage doors. Call the Hayward Permit Center at 510-583-4140, a number we took from a city handout and you should confirm, to ask whether your door or opener work needs a permit.
Should I check my garage door after an earthquake in Hayward?
As general advice, yes. A strong shake can rack the frame, loosen track bolts or push the door off its track. Do not run the opener if the door looks crooked or the cables look loose. Hayward sits on the Hayward Fault, according to Wikipedia citing the USGS, so it is worth a look after any strong shake. Call us if the door sags or binds.
Can a handyman fix a garage door?
A handyman can often handle a simple job such as a sensor or a roller. Springs and cables are under high tension and need a trained technician, so call us for those.
Does California require a battery backup on a garage door opener?
Yes. California Health and Safety Code section 19892 says residential openers sold or installed in the state need a battery backup, and a replacement garage door cannot be connected to an older residential opener that lacks one.
Do you also repair gates in Hayward?
Yes. See gate repair and electric gate repair.
