My garage door spring broke the other evening and I was unable to open my door. I contacted them first thing the next day. They were able to give me an appointment for later in that day. The service technician called prior to arrival as promised & arrived shortly afterwards. He recommended some additional service to the door in addition to the springs which I accepted. The door was repaired in less than 2 hours & now works better than ever. Thank youBrandi · Google review

San Leandro homes

Mid-century ranch streets on a much older townsite

According to the Census Bureau's 2020-2024 estimates, the median home in San Leandro was built in 1959. About 58 percent of occupied homes are owner-occupied, about 57 percent of all homes are detached houses and another 9 percent are attached one-unit homes, so roughly two in three homes have a garage of their own. Another quarter sit in buildings with five or more units. A door on a house that old has often outlived its first springs and opener.

Wikipedia says the townsite was laid out in 1855 and the city incorporated in 1872, and that San Leandro was the Alameda County seat from 1856 to 1872. The Census median shows that most of today's housing is mid-century, not Victorian. Wikipedia also notes City Hall dates to 1939 and describes East 14th Street as the major downtown thoroughfare, with Davis Street crossing it toward the bay. We could not verify any named neighborhood association or planned community.

Tell us your cross street and whether the door belongs to a single house, a townhome or a shared building, and we book the soonest visit. We weigh and balance each door before choosing springs, and we add a battery backup when an older opener is replaced.

  • Original parts on doors from the 1950s and 1960s
  • Townhome and apartment garages
  • Opener replacement with battery backup

Mild bay climate and a fault under Foothill Boulevard

What San Leandro conditions do to a garage door

We found no official San Leandro climate table. A weather aggregator, a weaker source, puts July highs near 76 degrees. Official 1991-2020 normals from the Oakland station, a similar dry-summer Bay Area climate nearby, show average highs of 71.6 to 74.6 degrees from June to September and 22.61 inches of rain a year, and those are Oakland figures, not San Leandro's. Mild heat is easy on a door, but damp winters still age seals and lubricant.

Wikipedia says the Hayward Fault trace passes under Foothill Boulevard in San Leandro and that an 1868 earthquake on it destroyed the county courthouse here. Per Wikipedia's Hayward Fault article, the USGS put the 30-year chance of a magnitude 6.7 or larger quake on that fault at 14.3 percent after 2014. We found no verified San Leandro power outage record, so we quote none. Check that your door still travels evenly after any quake, and use the manual release if the power fails.

Twice a year, wipe the tracks, oil the rollers and hinges, and press the test button on the battery backup. If the door looks crooked after shaking, call us before you lift it.

  • Check the door after any earthquake
  • Oil rollers and hinges twice a year
  • Test the battery backup twice a year

Rules to know

Battery backup, permits and design rules in San Leandro

Battery backup. California Health and Safety Code section 19892 says residential garage door openers sold or installed in the state need a battery backup, and a replacement garage door cannot be connected to an older residential opener that lacks one. See opener installation.

HOAs and style rules. If you live in a planned community or a historic overlay, check style and color rules before you choose a new door. See new garage doors for styles.

City permits. San Leandro is its own city, so its rules come from the City of San Leandro. The Building & Safety Division is at 835 E 14th Street, and the city's Window & Door permit guidelines list (510) 577-3405. The city site did not open for us, so we saw that only in search text and you should confirm it. The city FAQ says permits can be applied for online or at the Permit Center. We found no city page saying whether a garage door or opener replacement needs a permit, so call Building & Safety before the work at sanleandro.org.

Fire hazard in the hills. The city's general plan text says large areas east of I-580 and in the hills next to the city are at risk of high to very high wildfire hazard, and the eastern edge bordering Lake Chabot Regional Park is designated very high, which is a small part of the city. The city has a fire severity zone map page we could not read, so check it for your address. Alameda County Fire provides fire protection to San Leandro under contract.

FAQ

San Leandro garage door repair: questions we hear

Is there garage door repair near me in San Leandro?

Yes. Emil Garage Doors repairs garage doors in San Leandro (ZIP 94577, 94578 and 94579) and the neighborhoods next door. Call (213) 340-4232, tell us your street or neighborhood and what the door does, and we book the soonest visit. See garage door repair near me.

What is the average price to repair a garage door in San Leandro?

Typical prices: a 12-point safety inspection is $89, a torsion spring pair for a standard two-car door is $250 to $450 (heavy-duty springs $350 to $900), a cable pair is $175 to $350, and a belt-drive opener installed with battery backup is $550 to $900. The final price is confirmed after we see the door.

What is the most common garage door repair in San Leandro?

Broken torsion springs are among the most common garage door repairs, because springs wear out after a set number of open-and-close cycles. Cables, rollers, safety sensors and off-track doors follow. See garage door spring repair.

How much is a service call for a garage door?

Our 12-point safety inspection is $89. It covers the springs, cables, rollers, tracks, sensors and opener, and we explain what we find before any repair starts.

Is it cheaper to repair or replace a garage door?

A repair is usually cheaper when the door itself is sound and only a spring, cable, roller or sensor failed. Replacement makes sense when panels are bent or rotted, the door is very old or the opening needs a different size. We tell you which one fits before we start.

Which ZIP codes do you serve in San Leandro?

San Leandro homes use ZIP codes 94577, 94578 and 94579, according to zip-codes.com. ZIP 94578 is shared with the unincorporated communities of Ashland and Castro Valley, so not every 94578 address is inside the city. Call us with your street and we confirm we reach it.

Does a garage door replacement in San Leandro need a permit?

We could not confirm a garage-door-specific permit rule for San Leandro, because we found no city page on garage doors. Call the Building & Safety Division at (510) 577-3405 to ask whether your door or opener work needs a permit, and confirm that number with the city first.

Does the Hayward Fault affect my garage door in San Leandro?

Wikipedia says the fault trace passes under Foothill Boulevard in San Leandro. After any strong shaking, watch whether the door moves unevenly, rubs the tracks or sits crooked. If it does, stop using it and call us, because a damaged spring or cable is dangerous to lift by hand.

Can a handyman fix a garage door?

A handyman can often handle a simple job such as a sensor or a roller. Springs and cables are under high tension and need a trained technician, so call us for those.

Does California require a battery backup on a garage door opener?

Yes. California Health and Safety Code section 19892 says residential openers sold or installed in the state need a battery backup, and a replacement garage door cannot be connected to an older residential opener that lacks one.

Do you also repair gates in San Leandro?

Yes. See gate repair and electric gate repair.
