Flat-lot tract houses with attached garages
According to the Census Bureau's 2020-2024 estimates, the median home in Newark was built in 1975. About 69 percent of occupied homes are owner-occupied, and roughly 68 percent of all homes are detached houses with another 13 percent attached, the highest single-family share among the four Alameda County cities in this batch. That means most of the garages we see here belong to a house or a townhome. A door from the mid-1970s has often seen its original springs and opener wear out.
Newark was incorporated in 1955 and is an enclave surrounded by Fremont, with Interstate 880 as its eastern boundary with Fremont, according to Wikipedia. It is about 14 square miles, almost all of it flat land at roughly 20 feet above sea level, next to the Bay's salt ponds and part of the Don Edwards San Francisco Bay National Wildlife Refuge. The research behind this page describes the housing as 1960s to 1990s tract houses and townhomes on flat lots with attached garages, plus newer infill. We found no named gated or association community that a source backs.
Tell us your cross street and whether the garage is a single door, a pair or a townhome bay, and we book the soonest visit. We weigh and balance each door before choosing springs and add a battery backup when an older opener is replaced.

What Newark conditions do to a garage door
Wikipedia prints Western Regional Climate Center figures for Newark. They give an annual mean daily maximum of 68.2 degrees and a minimum of 49.5, a record high of 107 degrees and a record low of 21, which came in December and January. Newark sits at the south end of San Francisco Bay, beside salt evaporation ponds. News reports we saw only as search snippets, and could not date, describe National Weather Service wind advisories for Newark and the East Bay hills, so expect breezy afternoons and the odd advisory day. We have no verified Newark wind averages. We found no verified flood-zone statement, power-outage record or fire zone. As general advice, not a Newark statistic, damp air near the Bay can corrode springs, hinges and opener hardware over time.
Twice a year, wipe the tracks, oil the rollers and hinges and look for rust on the springs. Press the test button on the battery backup, and check the bottom seal after windy or wet weather.

What customers say
Real reviews from our Google listing, copied as the customers wrote them.
My garage door and opener were pretty banged up and not working properly. Emil Garage Doors came out, did a thorough evaluation of door and all it's parts. Even though the previous home owner rigged up the garage door opener with the wrong springs and parts, Emil repaired the door and saved us money by using some of the old parts. That kind of honesty will get 5 stars all day long. Thank you Emil Garage Doors for your great service.Bradford · Google review
I woke up to a loud crash when a tree in my front yard fell over and hit my garage door. Emil Garage Doors was able to give be a really good price on a new garage door. They uninstalled the old, damaged door and realigned the tracks the garage door connects to which had been damaged as well. The new door looks great and most importantly functions well. Thank you for going above and beyond in my time of need!Stuart · Google review
They were able to come within a few hours of my call. Another company could only give me a 4 hour window of arrival time the next day, but these guys was able to give me a 2 hour window the same day. One the guys called before arriving. He was friendly and competent in explaining the problem and our options. I was so grateful he had replacement springs and was able to fix our garage door in less than an hour.David · Google review
Not paying attention I closed the garage door on a pipe laying in the track. Needless to say it did some damage even though the automatic reverse opened the door back up. Emailed what happened on Sunday evening. Appointment with quote provided in just a few minutes and appointment confirmed. Once again they arrived on time. Completed repairs quickly and for less then the quote. Cleaned up like they were never there. I highly recommend them and will continue to use them for my garage door repairs.Carroll · Google review
Technician showed up on time, assessed our issue & presented replacement options. He proceeded to install new equipment during the same visit and everything was finished in less than two hours. We were impressed with the performance of our tech. It’s easy for us to recommend this company.Kathleen · Google review
The replacement of my broken spring was done quickly and professionaly. I was also provided an explanation on why the tension was set as it was. I was called in advance to be informed of the arrival time. Great job as it has been in the pastFrancine · Google review

Learn moreBattery backup, permits and design rules in Newark
Opener law. A battery backup is required on residential openers sold or installed in California (Health and Safety Code section 19892), and a replacement door cannot be connected to an older opener without one. If your opener is old, plan for a new one. See opener installation.
Associations. Check any HOA or historic overlay rules before you order a new door, and see new garage doors for style options.
City permits. Newark is its own city, so its rules come from the City of Newark, not the county or Los Angeles. A city document seen only in search results lists the Building Inspection Division at 37101 Newark Boulevard with the phone 510-578-4261 (confirm it). The city's permit pages and documents at newarkca.gov did not open for us, so we could not read them, and we could not confirm whether a garage door or opener replacement needs a permit. Ask Newark Building Inspection if your job changes the opening size or the wiring.
Older parts and associations. Newark has a historic Old Town area, but we found no rule on garage doors there and could not verify one. Check any association rules before you order a new door.

Newark garage door repair: questions we hear
Is there garage door repair near me in Newark?
Yes. Emil Garage Doors repairs garage doors in Newark (ZIP 94560) and the neighborhoods next door. Call (213) 340-4232, tell us your street or neighborhood and what the door does, and we book the soonest visit. See garage door repair near me.
What is the average price to repair a garage door in Newark?
Typical prices: a 12-point safety inspection is $89, a torsion spring pair for a standard two-car door is $250 to $450 (heavy-duty springs $350 to $900), a cable pair is $175 to $350, and a belt-drive opener installed with battery backup is $550 to $900. The final price is confirmed after we see the door.
What is the most common garage door repair in Newark?
Broken torsion springs are among the most common garage door repairs, because springs wear out after a set number of open-and-close cycles. Cables, rollers, safety sensors and off-track doors follow. See garage door spring repair.
How much is a service call for a garage door?
Our 12-point safety inspection is $89. It covers the springs, cables, rollers, tracks, sensors and opener, and we explain what we find before any repair starts.
Is it cheaper to repair or replace a garage door?
A repair is usually cheaper when the door itself is sound and only a spring, cable, roller or sensor failed. Replacement makes sense when panels are bent or rotted, the door is very old or the opening needs a different size. We tell you which one fits before we start.
Which ZIP code do you serve in Newark?
Newark uses ZIP code 94560 for the whole city, according to zip-codes.com. We also serve nearby Fremont, Union City and Hayward, so call us if you are not sure we reach your address.
Does a garage door replacement in Newark need a permit?
We could not confirm a garage-door-specific permit rule for Newark, because the city's permit documents did not open for us. Call Newark Building Inspection at 510-578-4261, a number taken from a city document seen in search results that you should confirm, to ask whether your door or opener work needs a permit.
Does Bay air shorten the life of a garage door in Newark?
As general advice, not a Newark figure, damp air near the Bay and its salt ponds can corrode springs, rollers, hinges and opener hardware over time. Oiling the moving parts twice a year and looking for rust on springs and brackets helps. If you see heavy rust on a spring, call us and do not adjust it yourself.
Can a handyman fix a garage door?
A handyman can often handle a simple job such as a sensor or a roller. Springs and cables are under high tension and need a trained technician, so call us for those.
Does California require a battery backup on a garage door opener?
Yes. California Health and Safety Code section 19892 says residential openers sold or installed in the state need a battery backup, and a replacement garage door cannot be connected to an older residential opener that lacks one.
Do you also repair gates in Newark?
Yes. See gate repair and electric gate repair.
