Tract homes and townhouses from the 1960s to the 1990s
According to the Census Bureau's 2020-2024 estimates, the median home in Union City was built in 1980. About 65 percent of occupied homes are owner-occupied. Roughly 58 percent of homes are detached houses and another 12 percent are attached, so about seven in ten homes have a garage of their own. Springs are rated for a set number of open-and-close cycles, and doors from the 1980s are now reaching the end of that rating.
The research behind this page describes the housing as mostly 1960s to 1990s tract homes and townhouses, with several newer developments around the BART station. Union City started in 1850 as a community that merged with New Haven in 1854 to form Alvarado, briefly the first Alameda County seat, according to Wikipedia. The city was incorporated in 1959, and its main roads are Alvarado-Niles Road, Mission Boulevard, Union City Boulevard and Decoto Road. We found no named gated community or association in the city that a source backs, so we claim none.
Townhouse garages here are often narrow, and a door can share a driveway with a neighbor. Tell us your cross street and whether the garage is a single door, a pair or part of a shared lot, and we book the soonest visit. We weigh and balance each door before choosing springs.

What customers say
Real reviews from our Google listing, copied as the customers wrote them.
Great to work with, gave us good advise and very knowledgeable with garage door springs . We could not find anyone to do our repair ASAP as it was a small project, but that did not matter to them. They traveled 2 hours to get the work done. Tech who did our repair was very personable, fast and did an excellent job.Theresa · Google review
I was really happy with the work Emil did for me. He was a responsive communicator, arrived on time, and did a quality job on the repair I needed. I would hire him again without hesitation.Serenity · Google review
Technician, Emil, was prompt and efficient to identify and fix the issues with our garage door. Rest assured that I won’t hesitate to call these folks if repair is needed.MeMee · Google review
Emil responded to my request for service promptly. He scheduled service for the next day and showed up on time. He was friendly and polite. He Immediately identified the problems and fixed them effectively and efficiently. He showed resourcefulness in coming up with a used part for an old door opener control and in coming up with a practical solution for stabilizing the door connection to the opener. Price for the work was very fair. Great company !! Thank you!!Christina · Google review
"Our garage door broke this morning, which was less than ideal. We were certain that it would cost a fortune to get it repaired on a Sunday, assuming it could even happen, but we knew we had to try. I called several companies and only two returned my call. One said that while they could send someone out, it would cost considerably more than if we could wait until Monday. While I appreciated the honesty, again, I wanted it fixed today. The other was Emil Garage Doors. When I had called they said they would call back. I did get a call back from Emil, less than an hour later. Anyway, on to the service. He let me know that it would cost the same to come today or tomorrow, it didn't matter. WOW and WOW again! He said that he could head here in about an hour. Additionally, when I asked him the cost of the various things it could be, what he quoted me were prices that were what the other place wanted to charge me after the service call fee and the hiked up hourly rate for the Sunday call! Upon arrival, he looked at the door, told us a few things that he noticed, and in no way did he ever try to "up-sell" us something we didn't need. He told us our opener was what they use, and top of the line. He replaced the gear drive (maybe that's the name:)) and upgraded our rollers (that was a suggestion, but, one we totally understood and he in no way said we "needed" to). I think he was in and out in 45 minutes at most and our garage door is quieter than before by a TON (thank you rollers) and, more importantly, it works and nobody had to miss work on Monday to make it happen. Thank you so much...I can't recommend your company enough. "Pamela · Google review
Emil is delightful, knowledgeable, professional, and capable. He promised to make the process easy and he did. From our first contact Thursday mid-day through completion of the project Saturday at Noon, everything was 100% perfect, and we are extremely happy. We are amazed when we look outside and see our beautiful new door, so soon after searching on google. Emil and his company deserve 100 stars but we are limited to only 5Dawn · Google review

What Union City weather does to a garage door
Wikipedia prints Weather.com monthly averages for Union City, without naming a station, so treat them as third-party numbers. They put the average daily high at 58 degrees in January and 77 in July, August and September, with an annual average of 69. Annual precipitation is about 15 inches, mostly from January to March. Summers are mild and dry, which is easy on a door but still dries out rubber seals and lubricant.
Union City has no Bay shoreline, but it sits on the Bay plain, and we found no Union City wind figures. The National Weather Service has issued wind advisories for parts of the East Bay and the wider Bay Area, so expect breezy afternoons and the odd advisory day. Wikipedia lists Union City among the cities near the Hayward Fault. We found no damage report for Union City and no statement tying the fault to garage doors, so we say nothing more.
Twice a year, wipe the tracks, oil the rollers and hinges and press the test button on the battery backup. Check the bottom seal for gaps after a rainy week.
- Check the bottom seal after heavy rain
- Oil rollers and hinges twice a year

Battery backup, permits and design rules in Union City
Battery backup. California Health and Safety Code section 19892 says residential garage door openers sold or installed in the state need a battery backup, and a replacement garage door cannot be connected to an older residential opener that lacks one. See opener installation.
HOAs and style rules. If you live in a planned community or a historic overlay, check style and color rules before you choose a new door. See new garage doors for styles.
City permits. Union City is its own city, so its rules come from the City of Union City, not the county or Los Angeles. A search summary of the city's pages lists the Building Division at 34009 Alvarado-Niles Road with the phone 510-675-5313 (confirm it). The city publishes a "Work Not Requiring a Construction Permit" document at unioncityca.gov, but the page did not open for us, so we could not read it. We could not confirm whether a garage door or opener replacement needs a permit. Ask the Building Division if your job changes the opening size or the wiring.
Historic areas and associations. We saw references to historic districts in Alvarado and Decoto, but we found no historic or hillside rule for garage doors and could not verify any. If your home is in an older part of the city, ask the city before you order a door. Check any association rules, too.

Union City garage door repair: questions we hear
Is there garage door repair near me in Union City?
Yes. Emil Garage Doors repairs garage doors in Union City (ZIP 94587) and the neighborhoods next door. Call (213) 340-4232, tell us your street or neighborhood and what the door does, and we book the soonest visit. See garage door repair near me.
What is the average price to repair a garage door in Union City?
Typical prices: a 12-point safety inspection is $89, a torsion spring pair for a standard two-car door is $250 to $450 (heavy-duty springs $350 to $900), a cable pair is $175 to $350, and a belt-drive opener installed with battery backup is $550 to $900. The final price is confirmed after we see the door.
What is the most common garage door repair in Union City?
Broken torsion springs are among the most common garage door repairs, because springs wear out after a set number of open-and-close cycles. Cables, rollers, safety sensors and off-track doors follow. See garage door spring repair.
How much is a service call for a garage door?
Our 12-point safety inspection is $89. It covers the springs, cables, rollers, tracks, sensors and opener, and we explain what we find before any repair starts.
Is it cheaper to repair or replace a garage door?
A repair is usually cheaper when the door itself is sound and only a spring, cable, roller or sensor failed. Replacement makes sense when panels are bent or rotted, the door is very old or the opening needs a different size. We tell you which one fits before we start.
Which ZIP code do you serve in Union City?
Union City homes use ZIP code 94587, the only standard ZIP code for the city, according to zip-codes.com. A ZIP can reach a little past the city line, so call us with your street and we confirm we reach it. We also serve nearby Hayward, Fremont and Newark.
Does a garage door replacement in Union City need a permit?
We could not confirm a garage-door-specific permit rule for Union City, because the city's permit exemption document did not open for us. Call the Union City Building Division at 510-675-5313, a number taken from a search summary that you should confirm, to ask whether your door or opener work needs a permit.
Do you serve townhomes near the Union City BART station?
Yes. The housing near the BART station includes newer townhouse developments, and many have narrow garages. We could not verify any association's door rules, so check yours for color and style guidelines before you order a new door.
Can a handyman fix a garage door?
A handyman can often handle a simple job such as a sensor or a roller. Springs and cables are under high tension and need a trained technician, so call us for those.
Does California require a battery backup on a garage door opener?
Yes. California Health and Safety Code section 19892 says residential openers sold or installed in the state need a battery backup, and a replacement garage door cannot be connected to an older residential opener that lacks one.
Do you also repair gates in Union City?
Yes. See gate repair and electric gate repair.
