A county seat with many rentals and a median home built in 1985
According to the Census Bureau's 2024 estimates for Merced, about 96,000 people live here, and the median home was built in 1985, about 41 years ago. Of roughly 27,060 occupied homes, about 53 percent are owner-occupied and about 47 percent are rented. About 70 percent of all homes are single-unit detached houses, around 3,130 are in buildings of 2 to 4 units and about 4,520 are in buildings of 5 or more. The median home value is about $369,300. With that many rentals, a lot of garage doors have an owner, a manager and a tenant involved.
Merced is the county seat. Wikipedia says the name is Spanish for mercy, the city was incorporated in 1889 and the county courthouse of 1875 is now a museum. Downtown landmarks include the Merced Theatre, the Mainzer Theater, the Tioga Hotel and the Bob Hart Square clock. UC Merced, which opened in late 2005, lies northeast of the city limits, not inside them. We could not verify any named homeowners association community or a typical garage type.
We confirm who can approve the work before a visit when the owner and the tenant differ. Tell us if the door is on a house, a duplex or a shared lot, and we book the soonest visit.

What Merced weather does to a garage door
Wikipedia's figures for the Merced Regional Airport, 1991-2020 normals, put the July average high near 96 degrees, with about 100 days a year at or above 90. The record is 116 degrees, set on September 6, 2022. Annual precipitation is about 11.8 inches, and the driest rain year, July 2013 to June 2014, saw just 4.97 inches. A door that sits in the sun through those summers dries out its lubricant and seals.
Tule fog season runs November 1 to March 31, and a December 2025 stretch of fog lasted weeks across the valley, with highs in the 40s for more than three weeks, according to a story reprinted by GV Wire that did not name Merced. We found no source tying fog to a particular door failure, so we say only that winters are damp. In late January 2021, overnight winds gusted 35 to 46 mph, trees fell across Merced and the city logged more than 200 Public Works calls, per GV Wire. A March 2025 storm cut power across the county, and one outage restored about 17,000 Merced customers, according to abc30 search summaries. PG&E power-shutoff alerts have covered parts of Merced County in several recent years.
Twice a year, wipe the tracks, oil the rollers and hinges and test the battery backup. If a storm knocked out the power, check that the door still reverses when it meets an obstacle.
- Oil rollers and hinges twice a year
- Test the battery backup

What customers say
Real reviews from our Google listing, copied as the customers wrote them.
My garage door and opener were pretty banged up and not working properly. Emil Garage Doors came out, did a thorough evaluation of door and all it's parts. Even though the previous home owner rigged up the garage door opener with the wrong springs and parts, Emil repaired the door and saved us money by using some of the old parts. That kind of honesty will get 5 stars all day long. Thank you Emil Garage Doors for your great service.Bradford · Google review
I woke up to a loud crash when a tree in my front yard fell over and hit my garage door. Emil Garage Doors was able to give be a really good price on a new garage door. They uninstalled the old, damaged door and realigned the tracks the garage door connects to which had been damaged as well. The new door looks great and most importantly functions well. Thank you for going above and beyond in my time of need!Stuart · Google review
They were able to come within a few hours of my call. Another company could only give me a 4 hour window of arrival time the next day, but these guys was able to give me a 2 hour window the same day. One the guys called before arriving. He was friendly and competent in explaining the problem and our options. I was so grateful he had replacement springs and was able to fix our garage door in less than an hour.David · Google review
Not paying attention I closed the garage door on a pipe laying in the track. Needless to say it did some damage even though the automatic reverse opened the door back up. Emailed what happened on Sunday evening. Appointment with quote provided in just a few minutes and appointment confirmed. Once again they arrived on time. Completed repairs quickly and for less then the quote. Cleaned up like they were never there. I highly recommend them and will continue to use them for my garage door repairs.Carroll · Google review
Technician showed up on time, assessed our issue & presented replacement options. He proceeded to install new equipment during the same visit and everything was finished in less than two hours. We were impressed with the performance of our tech. It’s easy for us to recommend this company.Kathleen · Google review
The replacement of my broken spring was done quickly and professionaly. I was also provided an explanation on why the tension was set as it was. I was called in advance to be informed of the arrival time. Great job as it has been in the pastFrancine · Google review

Opener law. A battery backup is required on residential openers sold or installed in California (Health and Safety Code section 19892), and a replacement door cannot be connected to an older opener without one. If your opener is old, plan for a new one. See opener installation.
Associations. Check any HOA or historic overlay rules before you order a new door, and see new garage doors for style options.
City permits. Merced is its own city, so its rules come from the City of Merced, not Merced County. The city's Building Division is at 678 W 18th Street, with permits handled through an online portal and an in-person counter on the second floor of City Hall, open 9 AM to noon and 1 PM to 5 PM Monday to Friday. Electronic applications go to inspectionservicesweb@cityofmerced.org. The city site would not open for us, so we saw this in search summaries and found no current Building Division phone number. Confirm everything at cityofmerced.gov. We could not confirm whether a garage door or opener replacement needs a permit. Homes outside the city limits fall under Merced County Building and Safety, (209) 385-7477, which covers unincorporated areas only.
Design review. A third-party copy of the city code says a design review permit applies to most new structures and exterior changes in a mapped area covering downtown and the area directly west of it. Single-family detached homes and their accessory structures are exempt, and garage doors are not mentioned. Exterior changes to designated local historic resources go through a separate review. Confirm both points with the city.

Merced garage door repair: questions we hear
Is there garage door repair near me in Merced?
Yes. Emil Garage Doors repairs garage doors in Merced (ZIP 95340, 95341 and 95348) and the neighborhoods next door. Call (213) 340-4232, tell us your street or neighborhood and what the door does, and we book the soonest visit. See garage door repair near me.
What is the average price to repair a garage door in Merced?
Typical prices: a 12-point safety inspection is $89, a torsion spring pair for a standard two-car door is $250 to $450 (heavy-duty springs $350 to $900), a cable pair is $175 to $350, and a belt-drive opener installed with battery backup is $550 to $900. The final price is confirmed after we see the door.
What is the most common garage door repair in Merced?
Broken torsion springs are among the most common garage door repairs, because springs wear out after a set number of open-and-close cycles. Cables, rollers, safety sensors and off-track doors follow. See garage door spring repair.
How much is a service call for a garage door?
Our 12-point safety inspection is $89. It covers the springs, cables, rollers, tracks, sensors and opener, and we explain what we find before any repair starts.
Is it cheaper to repair or replace a garage door?
A repair is usually cheaper when the door itself is sound and only a spring, cable, roller or sensor failed. Replacement makes sense when panels are bent or rotted, the door is very old or the opening needs a different size. We tell you which one fits before we start.
Which ZIP codes do you serve in Merced?
Merced homes use ZIP codes 95340, 95341 and 95348. We also serve nearby Atwater, so call us if you are not sure we reach your address.
Does a garage door replacement in Merced need a permit?
We could not confirm a garage-door-specific permit rule for Merced. Third-party guides say full replacements and new openers often need one, but that is not an official city statement. Ask the Building Division at the City Hall counter or by email, since we found no current phone number.
Who approves a garage door repair if I rent in Merced?
That depends on your lease. Many Merced homes are rented, so we confirm with the owner or manager before a visit when the person who calls is a tenant. A sensor or a roller is a small job, but springs, cables and a new door usually need the owner's approval.
What is the most common problem with garage doors?
Broken springs and worn cables are the usual reasons a door will not lift, and misaligned sensors are the usual reason an opener will not close. Springs and cables are under high tension, so call us rather than adjusting them yourself.
Can a handyman fix a garage door?
A handyman can often handle a simple job such as a sensor or a roller. Springs and cables are under high tension and need a trained technician, so call us for those.
Does California require a battery backup on a garage door opener?
Yes. California Health and Safety Code section 19892 says residential openers sold or installed in the state need a battery backup, and a replacement garage door cannot be connected to an older residential opener that lacks one.
Do you also repair gates in Merced?
Yes. See gate repair and electric gate repair.
