Ranch and split-level houses from the 1970s, townhomes and Hamilton
According to the Census Bureau's 2020-2024 estimates, the median home in Novato was built in 1975. About 66 percent of occupied homes are owner-occupied. About 58 percent of homes are detached single-family houses, another 12 percent are attached homes such as townhomes, and about one in five sits in a building with five or more units. A door on a house of that age has often had its springs, cable or opener replaced once already, and a townhome garage may follow association rules.
Wikipedia says the former Hamilton Air Force Base closed in 1974, was named a Historic District in 1998 and has been largely redeveloped as homes and shops, so the southeast side mixes newer construction with older base-era buildings. Novato covers about 28 square miles and was incorporated on January 20, 1960. We could not verify any named homeowners association or gated community, so check your own HOA rules before you order a new door.
Tell us your cross street and whether the garage is a single door, a pair or a townhome bay, and we book the soonest visit. We weigh and balance each door before choosing springs, because a heavier insulated door needs different springs than an original steel one.

- Townhome and condo garages with shared rules

Incredible honest work. Emil took care of all the repairs needed in order for my garage door to work again. I know I need a new garage door but I can't afford it right now this company was nice enough to fix it instead of hounding me for more money to get a new door. Emil was so nice that he even provided me a price. I was so happy he said I could call him when I had the money and he would honor me the price. amazing company to reach out to.Jasmine Β· Google review

What Novato conditions do to a garage door
Wikipedia gives Novato a warm-summer Mediterranean climate and a weather table for Hamilton Army Airfield, which puts the average July high near 80 degrees, the average January high near 54 degrees and annual rainfall at about 25 inches. We did not verify seasonal wind or fog data for the city, so we do not quote any. Dry summers still age rubber seals and lubricant, and winter rain works into tracks and bottom seals.
Wikipedia says the low-lying former marshland and levees in eastern Novato make flooding common there, and cites a February 2019 report of levee breaches near Highway 37. That is a condition of the east side, not the whole city. A CBS News roundup of the November 2024 storm lists Novato among places with large PG&E outages, so an opener without a working battery backup can leave the door stuck when the power is out. The Novato Fire District has also designated parts of the city as Very High Fire Hazard Severity Zones.
Twice a year, wipe the tracks, oil the rollers and hinges and press the test button on the battery backup. Learn where the red manual-release cord hangs, and never pull it while the door is open and the springs may be damaged.
- Know where the manual release is
- Test the battery backup twice a year
- Check the bottom seal after heavy rain

Battery backup, permits and design rules in Novato
Battery backup. California requires a battery backup on residential garage door openers sold or installed in the state (Health and Safety Code section 19892). A new door cannot be connected to an older opener that lacks one. See opener installation.
Design rules. Planned communities and historic overlays can limit door style and color. Ask before you choose a new door: new garage doors.
City permits. Novato is its own city, so its rules come from the City of Novato, not Marin County. The Building Division is part of Community Development at 922 Machin Avenue, and search-result text quoting the city's pages lists 415-899-8989. The city site did not open for us, so confirm the number and hours. We could not confirm whether a garage door or opener replacement needs a permit: a city document lists door replacements next to garages, but it was not clear whether that is a permit list or an exempt list. Ask the Building Division before a full replacement, at novato.gov.
Fire zones and historic areas. The Novato Fire District has designated parts of the city as Very High Fire Hazard Severity Zones, and Fire Safe Marin publishes evacuation zone maps. Check your address on the CAL FIRE map. The Hamilton Field Historic District exists, but we could not verify any rule for replacing a garage door there, so ask the city first if your home is in it.

Novato garage door repair: questions we hear
Is there garage door repair near me in Novato?
Yes. Emil Garage Doors repairs garage doors in Novato (ZIP 94945, 94947 and 94949) and the neighborhoods next door. Call (213) 340-4232, tell us your street or neighborhood and what the door does, and we book the soonest visit. See garage door repair near me.
What is the average price to repair a garage door in Novato?
Typical prices: a 12-point safety inspection is $89, a torsion spring pair for a standard two-car door is $250 to $450 (heavy-duty springs $350 to $900), a cable pair is $175 to $350, and a belt-drive opener installed with battery backup is $550 to $900. The final price is confirmed after we see the door.
What is the most common garage door repair in Novato?
Broken torsion springs are among the most common garage door repairs, because springs wear out after a set number of open-and-close cycles. Cables, rollers, safety sensors and off-track doors follow. See garage door spring repair.
How much is a service call for a garage door?
Our 12-point safety inspection is $89. It covers the springs, cables, rollers, tracks, sensors and opener, and we explain what we find before any repair starts.
Is it cheaper to repair or replace a garage door?
A repair is usually cheaper when the door itself is sound and only a spring, cable, roller or sensor failed. Replacement makes sense when panels are bent or rotted, the door is very old or the opening needs a different size. We tell you which one fits before we start.
Which ZIP codes do you serve in Novato?
Novato homes use ZIP codes 94945, 94947 and 94949. The 94949 ZIP also covers Bel Marin Keys, which is outside the city limits, so call us with your address if you are not sure we reach it. We also serve nearby San Rafael and Petaluma.
Does a garage door replacement in Novato need a permit?
We could not confirm a garage-door-specific permit rule for Novato. Call the Novato Building Division at 415-899-8989 to ask whether your door or opener work needs a permit, and confirm that number with the city first.
Is my Novato home in a fire hazard zone, and does that change my garage door?
The Novato Fire District has designated parts of the city as Very High Fire Hazard Severity Zones, but we cannot say which streets. Check your address on the CAL FIRE map. We found no Novato rule that changes garage door requirements in those zones, so ask the Building Division if you plan a replacement.
Can a handyman fix a garage door?
A handyman can often handle a simple job such as a sensor or a roller. Springs and cables are under high tension and need a trained technician, so call us for those.
Does California require a battery backup on a garage door opener?
Yes. California Health and Safety Code section 19892 says residential openers sold or installed in the state need a battery backup, and a replacement garage door cannot be connected to an older residential opener that lacks one.
Do you also repair gates in Novato?
Yes. See gate repair and electric gate repair.
