Tract houses from the 1950s, mostly owner-occupied
According to the Census Bureau's 2024 estimates (five-year), Pico Rivera has about 17,400 housing units and a median year built of 1957. About 76 percent are detached single-family houses, only 5 percent are attached homes and about 14 percent are in buildings of five or more units. About 71 percent of occupied homes are owner-occupied and 29 percent are rented, a higher owner share than in Monterey Park, Montebello or Rosemead.
The city incorporated on January 29, 1958, by merging the farming communities of Pico, named for Pio Pico, and Rivera, Spanish for riverbank. The city's own history says large farm parcels were cleared in the 1950s for tract homes, schools and churches. It sits on a plain between the Rio Hondo and the San Gabriel River, and Rosemead and Lakewood Boulevard runs through the center. A Ford Motor Company assembly plant operated here for many years.
A median build year in the late 1950s, combined with mostly owner-occupied houses, means a lot of original garage doors that one family has used every day for decades. Springs, rollers and openers on those doors are usually long past their first replacement, and we check the whole set instead of only the part that stopped.
- Original springs and rollers on 1950s tract doors
- Opener replacement with battery backup
- A full-door check, not only the part that failed

Great company to use for garage door work. Came out promptly, over a weekend when I could not get others to respond. Efficient work, very knowledgeable, very friendly. I would not hesitate to contact them first the next time I need service.Courtney · Google review
Incredible honest work. Emil took care of all the repairs needed in order for my garage door to work again. I know I need a new garage door but I can't afford it right now this company was nice enough to fix it instead of hounding me for more money to get a new door. Emil was so nice that he even provided me a price. I was so happy he said I could call him when I had the money and he would honor me the price. amazing company to reach out to.Jasmine · Google review

Doesn't get any better than this guy! I have recently purchased a condo with a broken garage door opener. It was missing some brackets. I called them, and Emil came out promptly the next morning. On time! He was able to run back to his shop and get the bracket I needed. It took him less than an hour to complete the entire project! My garage door works great now. I said a little thank you to Emil as I opened my garage door late last night and drove in my garage. I would definitely call him again if I needed anything done with my garage door. Highly recommend, plus he's just a super nice guy, which the process so much easier. Thanks Emil!Winston · Google review

What Pico Rivera's weather and ground do to a garage door
We found no Pico Rivera weather station, so these are nearby figures. Wikipedia's table for Montebello, the next city to the north-west, shows a July average high of 88.9 degrees and 89.4 in August, an annual average high of 79, a record high of 113 and about 14.4 inches of rain a year, mostly in winter. At about 160 feet on a flat plain, summer heat dries the lubricant on rollers and hinges, and winter rain settles into the lower tracks and under the bottom seal.
A magnitude 4.4 earthquake centered in Pico Rivera struck on March 16, 2010, and the city was damaged by the October 4, 1987 aftershock of the Whittier Narrows quake. In the January 2025 Santa Ana windstorm, Southern California Edison reported widespread outages across the region, and we found no Pico Rivera outage count. A battery backup lets the door open when the power is out, and a door that is out of balance can shift after a shake.
After a shake or a windy day, wipe the dust off the tracks and the sensor lenses, then lift the door by hand to feel for a stiff or uneven spot. If it is heavy, call us rather than forcing it.
- Check balance by hand after a shake
- Wipe tracks and sensor lenses
- Test the battery backup twice a year

Battery backup, permits and design rules in Pico Rivera
Battery backup. California requires a battery backup on residential garage door openers sold or installed in the state (Health and Safety Code section 19892). A new door cannot be connected to an older opener that lacks one. See opener installation.
Design rules. Planned communities and historic overlays can limit door style and color. Ask before you choose a new door: new garage doors.
Pico Rivera Building Division. City Hall and the Building and Safety Division are at 6615 Passons Boulevard. A 2024 agency directory lists the building division at (562) 801-4360, so confirm that number; City Hall's main line is (562) 942-2000, and hours were listed as 7:30 a.m. to 5 p.m. on one page and 5:30 p.m. on another (pico-rivera.org). The city's online permit page covers additions, alterations, re-roofing, air conditioning, new dwellings, accessory dwelling units and structures such as sheds, patios and pools. It does not mention garage doors or openers and tells you to call the Building Division for work it does not list. We could not confirm a garage-door-specific permit rule, so ask before a replacement.

Pico Rivera garage door repair: questions we hear
Is there garage door repair near me in Pico Rivera?
Yes. Emil Garage Doors repairs garage doors in Pico Rivera (ZIP 90660) and the neighborhoods next door. Call (213) 340-4232, tell us your street or neighborhood and what the door does, and we book the soonest visit. See garage door repair near me.
What is the average price to repair a garage door in Pico Rivera?
Typical prices: a 12-point safety inspection is $89, a torsion spring pair for a standard two-car door is $250 to $450 (heavy-duty springs $350 to $900), a cable pair is $175 to $350, and a belt-drive opener installed with battery backup is $550 to $900. The final price is confirmed after we see the door.
What is the most common garage door repair in Pico Rivera?
Broken torsion springs are among the most common garage door repairs, because springs wear out after a set number of open-and-close cycles. Cables, rollers, safety sensors and off-track doors follow. See garage door spring repair.
How much is a service call for a garage door?
Our 12-point safety inspection is $89. It covers the springs, cables, rollers, tracks, sensors and opener, and we explain what we find before any repair starts.
Is it cheaper to repair or replace a garage door?
A repair is usually cheaper when the door itself is sound and only a spring, cable, roller or sensor failed. Replacement makes sense when panels are bent or rotted, the door is very old or the opening needs a different size. We tell you which one fits before we start.
Which ZIP code do you serve in Pico Rivera?
Pico Rivera street addresses use ZIP code 90660. The codes 90661 and 90662 are for PO boxes and a large mail receiver only, so they do not apply to a home. Tell us your street when you call.
Does a garage door replacement need a permit in Pico Rivera?
We could not confirm a garage-door-specific rule, because the city's permit page does not mention garage doors or openers. It tells you to call the Building Division for work it does not list, so call (562) 801-4360 (confirm the number) or City Hall at (562) 942-2000 before a replacement.
What is the most common problem with garage doors?
Broken torsion springs top the list, followed by snapped cables, worn rollers, misaligned sensors and doors that come off the track. On a door from a 1950s tract home, expect more than one worn part.
Can a handyman fix a garage door?
A handyman can often deal with a sensor that needs realigning or a worn roller. Springs and cables are under high tension and need a trained technician, so call us for those.
Does California require a battery backup on a garage door opener?
Yes. California Health and Safety Code section 19892 says residential openers sold or installed in the state need a battery backup, and a replacement garage door cannot be connected to an older residential opener that lacks one.
Do you also repair gates in Pico Rivera?
Yes. See gate repair and electric gate repair.
