The City in the Country, mostly single-family houses
According to the Census Bureau's 2020-2024 estimates, the median home in Poway was built in 1978. About 75 percent of occupied homes are owner-occupied, and about 75 percent of all homes are detached houses, so most garages here belong to a single-family house. Roughly one home in ten sits in a building with 20 or more units. A door from the late 1970s has often outlived its first set of springs, rollers and opener.
Poway's motto is The City in the Country, and Wikipedia notes dirt roads shared by cars, horses, bikes and pedestrians. Real-estate listings, a weaker source, describe homes in Green Valley and High Valley with access to the Poway Equestrian Trail System and no association, and name Bridlewood Estates and Old Coach Collection as gated. We could not verify any official list of gated communities or associations.
Tell us your cross street and what the door does, and we book the soonest visit. We weigh and balance each door before choosing springs, and we add a battery backup when an older opener is replaced.
- Original parts on doors from the 1970s
- Wide doors on larger homes

I was really happy with the work Emil did for me. He was a responsive communicator, arrived on time, and did a quality job on the repair I needed. I would hire him again without hesitation.Serenity · Google review
Technician, Emil, was prompt and efficient to identify and fix the issues with our garage door. Rest assured that I won’t hesitate to call these folks if repair is needed.MeMee · Google review
Emil responded to my request for service promptly. He scheduled service for the next day and showed up on time. He was friendly and polite. He Immediately identified the problems and fixed them effectively and efficiently. He showed resourcefulness in coming up with a used part for an old door opener control and in coming up with a practical solution for stabilizing the door connection to the opener. Price for the work was very fair. Great company !! Thank you!!Christina · Google review
"Our garage door broke this morning, which was less than ideal. We were certain that it would cost a fortune to get it repaired on a Sunday, assuming it could even happen, but we knew we had to try. I called several companies and only two returned my call. One said that while they could send someone out, it would cost considerably more than if we could wait until Monday. While I appreciated the honesty, again, I wanted it fixed today. The other was Emil Garage Doors. When I had called they said they would call back. I did get a call back from Emil, less than an hour later. Anyway, on to the service. He let me know that it would cost the same to come today or tomorrow, it didn't matter. WOW and WOW again! He said that he could head here in about an hour. Additionally, when I asked him the cost of the various things it could be, what he quoted me were prices that were what the other place wanted to charge me after the service call fee and the hiked up hourly rate for the Sunday call! Upon arrival, he looked at the door, told us a few things that he noticed, and in no way did he ever try to "up-sell" us something we didn't need. He told us our opener was what they use, and top of the line. He replaced the gear drive (maybe that's the name:)) and upgraded our rollers (that was a suggestion, but, one we totally understood and he in no way said we "needed" to). I think he was in and out in 45 minutes at most and our garage door is quieter than before by a TON (thank you rollers) and, more importantly, it works and nobody had to miss work on Monday to make it happen. Thank you so much...I can't recommend your company enough. "Pamela · Google review
Emil is delightful, knowledgeable, professional, and capable. He promised to make the process easy and he did. From our first contact Thursday mid-day through completion of the project Saturday at Noon, everything was 100% perfect, and we are extremely happy. We are amazed when we look outside and see our beautiful new door, so soon after searching on google. Emil and his company deserve 100 stars but we are limited to only 5Dawn · Google review
It went very well, with the job being completed in three days. We waited few months for the supply chain to kick in ( Covid related delays ) and finally deliver the products. It was so worth the wait. Great installers, Emil and his team are professional and friendly, too, and patient in answering questions.Rachel · Google review

What Poway weather does to a garage door
Wikipedia's climate table is titled Poway Valley, and it does not give the years or a station. It puts the average daily high at 81 degrees in June, 82 in July, 81 in August, 77 in September and 72 in October, with an annual mean high of 73. The record high is 114, set in July, and the record low is 22, set in January. Annual rain is 13.55 inches, with July near 0.03 and February the wettest month at 3.02.
Wikipedia says major portions of Poway were evacuated in both the 2003 Cedar Fire and the 2007 Witch Creek Fire. The city says the state's map puts over 90 percent of its area in a Fire Hazard Severity Zone. A Patch headline says Poway SDG&E customers could face power shutoffs, but we could not confirm its date or how often it happens. When the power is out, the opener cannot lift the door, so keep a battery backup and know where the manual release is.
Before summer, wipe the tracks, oil the rollers and hinges and test the safety reverse. Press the test button on the battery backup twice a year.

Battery backup, permits and design rules in Poway
Battery backup. California requires a battery backup on residential garage door openers sold or installed in the state (Health and Safety Code section 19892). A new door cannot be connected to an older opener that lacks one. See opener installation.
Design rules. Planned communities and historic overlays can limit door style and color. Ask before you choose a new door: new garage doors.
City permits. Poway is its own city, so its rules come from the City of Poway, not San Diego or the county. Building Services is at City Hall, 13325 Civic Center Drive, phone (858) 668-4645, with the inspection line at (858) 668-4646, and the page also shows (858) 668-4644 for general permit questions, so confirm the number. The city says a building permit is required for most construction, alteration or repair, and its list of exempt residential work does not mention doors or garage doors. Electrical and mechanical permits are separate. We could not confirm whether a garage door or opener replacement needs a permit, so ask Building Services at poway.org. Hours include a closed Friday every other week, so call first.
Fire zone. Poway has a Very High Fire Hazard Area map, and the city says new construction must meet ignition-resistant standards and that the shed exemption does not apply in the Very High zone. The city page does not mention garage doors, and we could not verify which streets are in the zone. If your home is on a hillside lot, ask the city whether your job is affected.

Poway garage door repair: questions we hear
Is there garage door repair near me in Poway?
Yes. Emil Garage Doors repairs garage doors in Poway (ZIP 92064) and the neighborhoods next door. Call (213) 340-4232, tell us your street or neighborhood and what the door does, and we book the soonest visit. See garage door repair near me.
What is the average price to repair a garage door in Poway?
Typical prices: a 12-point safety inspection is $89, a torsion spring pair for a standard two-car door is $250 to $450 (heavy-duty springs $350 to $900), a cable pair is $175 to $350, and a belt-drive opener installed with battery backup is $550 to $900. The final price is confirmed after we see the door.
What is the most common garage door repair in Poway?
Broken torsion springs are among the most common garage door repairs, because springs wear out after a set number of open-and-close cycles. Cables, rollers, safety sensors and off-track doors follow. See garage door spring repair.
How much is a service call for a garage door?
Our 12-point safety inspection is $89. It covers the springs, cables, rollers, tracks, sensors and opener, and we explain what we find before any repair starts.
Is it cheaper to repair or replace a garage door?
A repair is usually cheaper when the door itself is sound and only a spring, cable, roller or sensor failed. Replacement makes sense when panels are bent or rotted, the door is very old or the opening needs a different size. We tell you which one fits before we start.
Which ZIP code do you serve in Poway?
Poway homes use ZIP code 92064. ZIP code 92074 is for PO boxes only. The county's LAFCO directory says the Poway community reaches into adjacent unincorporated land, so some 92064 addresses may be outside the city. Give us your street and we confirm we reach it. We also serve nearby Escondido and the San Diego neighborhoods of Rancho Bernardo and Scripps Ranch.
Does a garage door replacement in Poway need a permit?
We could not confirm a garage-door-specific permit rule for Poway. The city says most construction, alteration and repair needs a permit but its exempt list does not mention garage doors. Call Poway Building Services at (858) 668-4645 to ask about your door or opener work.
Do Poway's fire-zone rules affect a garage door job?
We could not verify this. Poway has a Very High Fire Hazard Area map, and the city's rules cover new construction and the shed exemption, but its page does not mention garage doors. If your home is on a hillside lot, ask the city before you order a new door.
Can a handyman fix a garage door?
A handyman can often handle a simple job such as a sensor or a roller. Springs and cables are under high tension and need a trained technician, so call us for those.
Does California require a battery backup on a garage door opener?
Yes. California Health and Safety Code section 19892 says residential openers sold or installed in the state need a battery backup, and a replacement garage door cannot be connected to an older residential opener that lacks one.
Do you also repair gates in Poway?
Yes. See gate repair and electric gate repair.
