What dry heat and fire weather do to a gate

Wikipedia's climate table for Poway Valley lists mean daily highs of 81 to 82 degrees from June to August, a record high of 114 degrees in July and about 13.5 inches of rain a year, with almost none in July. Dry heat ages batteries, plastic parts and lubricants.

Wikipedia says major parts of Poway were evacuated in both the 2003 Cedar Fire and the 2007 Witch Creek Fire, and the city says the state map puts over 90 percent of its geography in a Fire Hazard Severity Zone. If power is cut during fire weather, a gate with a weak backup battery can stay shut when you most need it open.

Before fire season, replace an old backup battery, make sure everyone at home knows the manual release and keep dry brush away from the gate and control box.

Poway homes

Single-family lots, horse trails and long drives

According to the Census Bureau's 2020-2024 American Community Survey, about 75.5 percent of Poway's housing units are single-family detached, about 75.2 percent of occupied homes are owner-occupied and the median home was built in 1978.

Poway's motto is "The City in the Country", and Wikipedia notes dirt roads shared by cars, horses, bikes and walkers. Real-estate listings, which are weaker sources, describe Green Valley and High Valley homes with access to the Poway equestrian trail system and describe Bridlewood Estates and Old Coach Collection as gated communities. There is no official list, so check your own association's rules.

On rural lots and long drives we look at the gate, the posts and hinges first, then at the operator, wiring, remotes and keypad.

  • Swing and sliding gates on homes from the late 1970s
  • Operators, remotes and keypads

My garage door spring broke the other evening and I was unable to open my door. I contacted them first thing the next day. They were able to give me an appointment for later in that day. The service technician called prior to arrival as promised & arrived shortly afterwards. He recommended some additional service to the door in addition to the springs which I accepted. The door was repaired in less than 2 hours & now works better than ever. Thank youBrandi · Google review

Great to work with, gave us good advise and very knowledgeable with garage door springs . We could not find anyone to do our repair ASAP as it was a small project, but that did not matter to them. They traveled 2 hours to get the work done. Tech who did our repair was very personable, fast and did an excellent job.Theresa · Google review

Emil responded to my request for service promptly. He scheduled service for the next day and showed up on time. He was friendly and polite. He Immediately identified the problems and fixed them effectively and efficiently. He showed resourcefulness in coming up with a used part for an old door opener control and in coming up with a practical solution for stabilizing the door connection to the opener. Price for the work was very fair. Great company !! Thank you!!Christina · Google review

"Our garage door broke this morning, which was less than ideal. We were certain that it would cost a fortune to get it repaired on a Sunday, assuming it could even happen, but we knew we had to try. I called several companies and only two returned my call. One said that while they could send someone out, it would cost considerably more than if we could wait until Monday. While I appreciated the honesty, again, I wanted it fixed today. The other was Emil Garage Doors. When I had called they said they would call back. I did get a call back from Emil, less than an hour later. Anyway, on to the service. He let me know that it would cost the same to come today or tomorrow, it didn't matter. WOW and WOW again! He said that he could head here in about an hour. Additionally, when I asked him the cost of the various things it could be, what he quoted me were prices that were what the other place wanted to charge me after the service call fee and the hiked up hourly rate for the Sunday call! Upon arrival, he looked at the door, told us a few things that he noticed, and in no way did he ever try to "up-sell" us something we didn't need. He told us our opener was what they use, and top of the line. He replaced the gear drive (maybe that's the name:)) and upgraded our rollers (that was a suggestion, but, one we totally understood and he in no way said we "needed" to). I think he was in and out in 45 minutes at most and our garage door is quieter than before by a TON (thank you rollers) and, more importantly, it works and nobody had to miss work on Monday to make it happen. Thank you so much...I can't recommend your company enough. "Pamela · Google review

Rules to know

Permits, HOAs and emergency access in Poway

City permits. Poway Building Services is at City Hall, 13325 Civic Center Drive, phone (858) 668-4645, and permits are applied for through the city's online services at poway.org. The city page says a building permit is required for most construction, alteration or repair and lists exempt residential work such as fences and non-retaining walls up to 6 feet, but it does not name gates or gate operators. Electrical and mechanical permits are separate. We could not confirm a gate-specific rule, so ask Building Services before a new gate or new electrical work.

Fire zone. New construction in Poway's Very High Fire Hazard Area must meet ignition-resistant standards (Poway Municipal Code 15.24.100), and the city's shed exemption does not apply in that zone. Ask the city whether your lot is inside it.

Emergency access. Gates can affect how fire and police reach a property. Ask the local fire department about key switch or Knox box requirements before you install or change a locked entry.

HOAs. If your neighborhood has an HOA with an architectural review board, ask before you change the design or color of a gate. We can write a scope of work for the review.

Safety standard. Automatic gate operators are covered by the UL 325 safety standard, which calls for entrapment protection such as photo eyes or safety edges. We test those devices before the gate goes back into service.

FAQ

Poway gate repair: questions we hear

Is there gate repair near me in Poway?

Yes. Emil Garage Doors repairs swing and sliding driveway gates in Poway (ZIP 92064) and the neighborhoods next door. Call (213) 340-4232, tell us your street or neighborhood, the gate type and what it does, and we book the soonest visit. See gate repair near me.

Is there electric gate repair near me in Poway?

Yes. Electric gate repair near me in Poway means a technician who repairs the operator, control board, sensors, remotes and backup battery as well as the gate itself. Call (213) 340-4232 and we book the soonest visit. See electric gate repair.

What is the difference between gate repair and electric gate repair in Poway?

Gate repair means the gate itself: hinges, posts, latches, wheels, tracks and frames. Electric gate repair means the parts that move it: the operator, control board, sensors, remotes, keypads and battery. Most service calls need both checked, so we start with the gate and then test the electronics. See gate repair.

Why does my electric gate hum but not open?

A humming operator with a gate that will not move usually means the gate is jammed or a part in the operator has failed, such as a capacitor or gear. Stop using it and call us before the motor burns out.

How much does gate repair cost in Poway?

The price depends on what failed, the size and weight of the gate and the parts. We quote after we see the gate or photos, and before work starts.

My gate does not work during a power outage. What can I do?

Most operators have a manual release, and many can use a backup battery. Use the release as the manufacturer directs and call us. We test the battery and the control board, because a flat battery or a board that lost its settings after an outage is common.

Should electric gates be serviced?

Yes. A yearly check of the battery, sensors, hinges or track, and operator keeps a gate from failing at a bad time.

Can you repair a gate operator from any brand?

We repair most residential operators. Tell us the brand and model, or send a photo of the unit. If parts are no longer made we explain your options.

Which ZIP code do you serve in Poway?

Poway's street ZIP is 92064, and 92074 is a PO box ZIP. The county's LAFCO directory says the Poway community extends into adjacent unincorporated land, so some 92064 addresses may be outside the city. Call us with your address if you are not sure we reach you.

Do Poway's fire rules apply to my gate?

The city's Very High Fire Hazard Area rules require ignition-resistant construction for new buildings, and the city page does not mention gates. We could not confirm which streets are in the zone; the city publishes a map layer for it.

Do you repair gates on Poway's rural and equestrian properties?

We repair swing and sliding gates and their operators on long rural drives. The distance from the house to the gate makes power, wiring and remotes worth checking, so tell us the gate type and what it does when you call.

Can a handyman fix a gate?

A handyman can handle a loose latch or a dead remote battery. A failed operator, a control board or a gate that has dropped off its hinges needs a technician who can test the controls and the safety devices.

Do you repair garage doors in Poway too?

Yes. See garage door repair in Poway for springs, cables, openers and new doors, and garage door repair near me. When you ask for both we can look at the gate and the garage door at the same address.
