Rosemead homes

Mostly single-family houses from the 1950s, with more renters than owners

According to the Census Bureau's 2024 estimates (five-year), Rosemead has about 15,400 housing units and a median year built of 1959. About 72 percent are detached single-family houses and 14 percent are attached homes; only about 9 percent are in buildings of five or more units. About 53 percent of occupied homes are rented and 47 percent are owner-occupied. Real-estate data sites, a softer source, describe many postwar ranch and cape houses from the 1940s to the 1960s.

The city incorporated on August 4, 1959. Its name comes from Leonard John Rose's ranch, Rose's Meadow, and Rose bought about 600 acres between today's Rosemead Boulevard and Walnut Grove Avenue; settlers arrived in the 1850s. Valley Boulevard, Rosemead Boulevard and Garvey Avenue are the main streets, and the Dinsmoor Heritage House and Museum and the Savannah Pioneer Cemetery are local historic sites at Mission Drive and Valley Boulevard. Edison International, the parent of Southern California Edison, is headquartered here.

Rows of houses from the 1950s mean a lot of garage doors that have opened and closed for 60 or more years, and the springs, rollers and openers have often been replaced piecemeal. With more than half of the homes rented, a landlord may need to approve a repair; tell us who to call.

  • Springs and openers worn on 1950s-era houses
  • Landlord approvals for rented homes
  • A full-door check, not only the part that failed

What the San Gabriel Valley climate does to a garage door

We found no Rosemead weather station, and weather sites disagree on its July highs, so we use a nearby source instead. Wikipedia's table for Montebello, the next city to the south, shows a July average high of 88.9 degrees, an annual average high of 79, a record high of 113 and about 14.4 inches of rain a year, mostly in winter. Rosemead sits on the valley floor at about 318 feet, where summer heat dries the lubricant on rollers and hinges and winter rain settles into the tracks.

The October 1, 1987 Whittier Narrows earthquake, magnitude 5.9, was centered in Rosemead; the damage reported was regional, and the sources we found do not describe Rosemead-specific damage. In the January 2025 Santa Ana windstorm, Southern California Edison reported widespread outages across the region, and we found no Rosemead outage count. A battery backup lets the door open when the power is out, and a door that is out of balance can shift after a shake.

Every season, wipe the dust off the tracks and the sensor lenses, put a little lubricant on the rollers and hinges, and press the test button on the battery backup.

  • Wipe tracks and sensor lenses
  • Test the battery backup twice a year
  • Lubricate rollers and hinges each season

Emil responded to my request for service promptly. He scheduled service for the next day and showed up on time. He was friendly and polite. He Immediately identified the problems and fixed them effectively and efficiently. He showed resourcefulness in coming up with a used part for an old door opener control and in coming up with a practical solution for stabilizing the door connection to the opener. Price for the work was very fair. Great company !! Thank you!!Christina · Google review

"Our garage door broke this morning, which was less than ideal. We were certain that it would cost a fortune to get it repaired on a Sunday, assuming it could even happen, but we knew we had to try. I called several companies and only two returned my call. One said that while they could send someone out, it would cost considerably more than if we could wait until Monday. While I appreciated the honesty, again, I wanted it fixed today. The other was Emil Garage Doors. When I had called they said they would call back. I did get a call back from Emil, less than an hour later. Anyway, on to the service. He let me know that it would cost the same to come today or tomorrow, it didn't matter. WOW and WOW again! He said that he could head here in about an hour. Additionally, when I asked him the cost of the various things it could be, what he quoted me were prices that were what the other place wanted to charge me after the service call fee and the hiked up hourly rate for the Sunday call! Upon arrival, he looked at the door, told us a few things that he noticed, and in no way did he ever try to "up-sell" us something we didn't need. He told us our opener was what they use, and top of the line. He replaced the gear drive (maybe that's the name:)) and upgraded our rollers (that was a suggestion, but, one we totally understood and he in no way said we "needed" to). I think he was in and out in 45 minutes at most and our garage door is quieter than before by a TON (thank you rollers) and, more importantly, it works and nobody had to miss work on Monday to make it happen. Thank you so much...I can't recommend your company enough. "Pamela · Google review

Emil is delightful, knowledgeable, professional, and capable. He promised to make the process easy and he did. From our first contact Thursday mid-day through completion of the project Saturday at Noon, everything was 100% perfect, and we are extremely happy. We are amazed when we look outside and see our beautiful new door, so soon after searching on google. Emil and his company deserve 100 stars but we are limited to only 5Dawn · Google review

It went very well, with the job being completed in three days. We waited few months for the supply chain to kick in ( Covid related delays ) and finally deliver the products. It was so worth the wait. Great installers, Emil and his team are professional and friendly, too, and patient in answering questions.Rachel · Google review

Rules to know

Battery backup, permits and design rules in Rosemead

Opener law. A battery backup is required on residential openers sold or installed in California (Health and Safety Code section 19892), and a replacement door cannot be connected to an older opener without one. If your opener is old, plan for a new one. See opener installation.

Associations. Check any HOA or historic overlay rules before you order a new door, and see new garage doors for style options.

Rosemead Building and Safety. The division is at City Hall, 8838 East Valley Boulevard; its number is (626) 569-2130 and City Hall's main line is (626) 569-2100, open Monday to Thursday, 7 a.m. to 6 p.m. (cityofrosemead.org). The division page says it handles permit issuance and plan review for structural, architectural, grading and fire safety work. It does not mention garage doors or openers, so we could not confirm a garage-door-specific permit rule. Ask the division at (626) 569-2130 whether your door or opener swap needs a permit.

FAQ

Rosemead garage door repair: questions we hear

Is there garage door repair near me in Rosemead?

Yes. Emil Garage Doors repairs garage doors in Rosemead (ZIP 91770) and the neighborhoods next door. Call (213) 340-4232, tell us your street or neighborhood and what the door does, and we book the soonest visit. See garage door repair near me.

What is the average price to repair a garage door in Rosemead?

Typical prices: a 12-point safety inspection is $89, a torsion spring pair for a standard two-car door is $250 to $450 (heavy-duty springs $350 to $900), a cable pair is $175 to $350, and a belt-drive opener installed with battery backup is $550 to $900. The final price is confirmed after we see the door.

What is the most common garage door repair in Rosemead?

Broken torsion springs are among the most common garage door repairs, because springs wear out after a set number of open-and-close cycles. Cables, rollers, safety sensors and off-track doors follow. See garage door spring repair.

How much is a service call for a garage door?

Our 12-point safety inspection is $89. It covers the springs, cables, rollers, tracks, sensors and opener, and we explain what we find before any repair starts.

Is it cheaper to repair or replace a garage door?

A repair is usually cheaper when the door itself is sound and only a spring, cable, roller or sensor failed. Replacement makes sense when panels are bent or rotted, the door is very old or the opening needs a different size. We tell you which one fits before we start.

Which ZIP code do you serve in Rosemead?

Rosemead street addresses use ZIP code 91770, the only residential code. The codes 91771 and 91772 belong to Southern California Edison, and we did not find a PO-box-only ZIP. 91770 also covers areas outside the city limits, so tell us your street when you call.

Does a garage door replacement need a permit in Rosemead?

We could not confirm a garage-door-specific rule, because the Building and Safety page does not mention garage doors or openers. Call the division at (626) 569-2130 before a replacement.

Can a renter order a garage door repair in Rosemead?

About 53 percent of Rosemead's occupied homes are rented, according to the Census Bureau's 2024 estimates, so we hear this often. A landlord or property manager usually has to approve a repair, so tell us who to speak with and we can send the estimate to them.

Can a handyman fix a garage door?

A handyman can often deal with a sensor that needs realigning or a worn roller. Springs and cables are under high tension and need a trained technician, so call us for those.

Does California require a battery backup on a garage door opener?

Yes. California Health and Safety Code section 19892 says residential openers sold or installed in the state need a battery backup, and a replacement garage door cannot be connected to an older residential opener that lacks one.

Do you also repair gates in Rosemead?

Yes. See gate repair and electric gate repair.
