Postwar houses and a majority of renters
Rosemead is a San Gabriel Valley city of about 50,000 people. According to the Census Bureau's 2020-2024 American Community Survey, the median home was built in 1959, about 72 percent of housing units are single-family detached houses and about 14 percent are attached homes, and about 53 percent of occupied homes are rented.
With more renters than owners, a gate repair often involves a landlord or property manager. Neighborhood data sites, a weaker source, describe postwar ranch and cape houses from the 1940s to the 1960s, with larger two-story homes in the northeast, and listings mention a few gated condo or townhome enclaves. We could not confirm any named gated or HOA community, so check your own association's rules.
We start with the gate itself, then test the operator, sensors, keypad and battery backup, and we replace what has worn out.
- Driveway gates on postwar single-family homes
- Entries at rented homes, condos and townhomes
- Keypads, remotes and sensors on older gates
Why gates in Rosemead stop working
Some of these have a quick check you can try. If they do not solve it, call us.
| What you notice | Likely cause | What we do |
|---|---|---|
| Sliding gate jumps or scrapes on its track | Worn wheels, a dirty or bent track or a loose guide roller | Clean and straighten the track, replace wheels and rollers |
| Gate opens by itself or will not stay closed | A stuck input, a loop or sensor fault, or a loose latch | Trace the input, repair the sensor, realign the latch |
| Keypad or intercom is dead | Water in the unit, a wiring fault or a failed unit | Test the wiring, dry out or replace the keypad or intercom |
| Swing gate will not latch | The gate has dropped or the strike has moved | Realign the gate and the latch |
| Operator is slow or noisy | Dry hinges or bearings, a worn gear or arm, or a weak battery | Lubricate, replace the worn part, test the battery |
| Gate opens one way only | A limit setting, an obstruction or a failed board input | Reset the limits, clear the path, test the board |
Never stand in the path of an automatic gate while you test it.

What Rosemead conditions do to a gate
We found no weather station for Rosemead. The station table for neighboring Montebello, from Western Regional Climate Center data, shows a July average high of about 89 degrees and about 14 inches of rain a year. Summer heat ages batteries, plastic housings and lubricants.
Rosemead is the headquarters city of Edison International, the parent of Southern California Edison, and the January 2025 Santa Ana windstorm caused widespread Edison outages across the region, according to a California Assembly report. We found no Rosemead-specific outage report, but a power cut can leave an electric gate stuck unless its backup battery is healthy. The 1987 Whittier Narrows earthquake (magnitude 5.9) was centered in Rosemead, and strong shaking can shift posts and tracks.
Before summer, test the backup battery, wipe the sensor lenses and lubricate the hinges or rollers.
- Test the backup battery before summer
- Wipe sensor lenses and clear the track
- Check posts and tracks after strong shaking

What customers say
Real reviews from our Google listing, copied as the customers wrote them.
My garage door spring broke the other evening and I was unable to open my door. I contacted them first thing the next day. They were able to give me an appointment for later in that day. The service technician called prior to arrival as promised & arrived shortly afterwards. He recommended some additional service to the door in addition to the springs which I accepted. The door was repaired in less than 2 hours & now works better than ever. Thank youBrandi · Google review
Great to work with, gave us good advise and very knowledgeable with garage door springs . We could not find anyone to do our repair ASAP as it was a small project, but that did not matter to them. They traveled 2 hours to get the work done. Tech who did our repair was very personable, fast and did an excellent job.Theresa · Google review
I was really happy with the work Emil did for me. He was a responsive communicator, arrived on time, and did a quality job on the repair I needed. I would hire him again without hesitation.Serenity · Google review
Technician, Emil, was prompt and efficient to identify and fix the issues with our garage door. Rest assured that I won’t hesitate to call these folks if repair is needed.MeMee · Google review
Emil responded to my request for service promptly. He scheduled service for the next day and showed up on time. He was friendly and polite. He Immediately identified the problems and fixed them effectively and efficiently. He showed resourcefulness in coming up with a used part for an old door opener control and in coming up with a practical solution for stabilizing the door connection to the opener. Price for the work was very fair. Great company !! Thank you!!Christina · Google review
"Our garage door broke this morning, which was less than ideal. We were certain that it would cost a fortune to get it repaired on a Sunday, assuming it could even happen, but we knew we had to try. I called several companies and only two returned my call. One said that while they could send someone out, it would cost considerably more than if we could wait until Monday. While I appreciated the honesty, again, I wanted it fixed today. The other was Emil Garage Doors. When I had called they said they would call back. I did get a call back from Emil, less than an hour later. Anyway, on to the service. He let me know that it would cost the same to come today or tomorrow, it didn't matter. WOW and WOW again! He said that he could head here in about an hour. Additionally, when I asked him the cost of the various things it could be, what he quoted me were prices that were what the other place wanted to charge me after the service call fee and the hiked up hourly rate for the Sunday call! Upon arrival, he looked at the door, told us a few things that he noticed, and in no way did he ever try to "up-sell" us something we didn't need. He told us our opener was what they use, and top of the line. He replaced the gear drive (maybe that's the name:)) and upgraded our rollers (that was a suggestion, but, one we totally understood and he in no way said we "needed" to). I think he was in and out in 45 minutes at most and our garage door is quieter than before by a TON (thank you rollers) and, more importantly, it works and nobody had to miss work on Monday to make it happen. Thank you so much...I can't recommend your company enough. "Pamela · Google review

How we repair a gate
Describe the problem
Tell us the neighborhood, the gate type and what you see and hear.
Inspect before we quote
We check posts, hinges, track, operator, sensors and the access control.
Price before work
You get the price and your options before we begin.
Repair, then safety test
We test the full cycle, the latch and every safety device before we go.
Keeping the gate safe until the technician comes
A gate that moves wrong is a hazard. Leave a jammed gate where it is, keep the path clear and do not keep pressing the remote.
If you have to open a gate by hand, find the manual release first and follow the maker's directions. Tell us what you did when you call.
- Stop using the operator if the gate drags or hums
- Do not touch wiring or the control box
- Write down the brand, the gate type and what the gate does
Permits, HOAs and emergency access in Rosemead
City permits. Rosemead's Building and Safety Division is at City Hall, 8838 East Valley Boulevard, phone (626) 569-2130, open Monday to Thursday 7:00 a.m. to 6:00 p.m., and the city's site is cityofrosemead.org. The division page covers permit issuance and plan review but does not mention gates or gate operators, so we could not confirm a gate-specific rule. Call the city before a new gate or new electrical work.
Emergency access. Gates can affect how fire and police reach a property. Ask the local fire department about key switch or Knox box requirements before you install or change a locked entry.
HOAs. If your neighborhood has an HOA with an architectural review board, ask before you change the design or color of a gate. We can write a scope of work for the review.
Safety standard. Automatic gate operators are covered by the UL 325 safety standard, which calls for entrapment protection such as photo eyes or safety edges. We test those devices before the gate goes back into service.

Rosemead gate repair: questions we hear
Is there gate repair near me in Rosemead?
Yes. Emil Garage Doors repairs swing and sliding driveway gates in Rosemead (ZIP 91770) and the neighborhoods next door. Call (213) 340-4232, tell us your street or neighborhood, the gate type and what it does, and we book the soonest visit. See gate repair near me.
Is there electric gate repair near me in Rosemead?
Yes. Electric gate repair near me in Rosemead means a technician who repairs the operator, control board, sensors, remotes and backup battery as well as the gate itself. Call (213) 340-4232 and we book the soonest visit. See electric gate repair.
What is the difference between gate repair and electric gate repair in Rosemead?
Gate repair means the gate itself: hinges, posts, latches, wheels, tracks and frames. Electric gate repair means the parts that move it: the operator, control board, sensors, remotes, keypads and battery. Most service calls need both checked, so we start with the gate and then test the electronics. See gate repair.
Why does my electric gate hum but not open?
A humming operator with a gate that will not move usually means the gate is jammed or a part in the operator has failed, such as a capacitor or gear. Stop using it and call us before the motor burns out.
How much does gate repair cost in Rosemead?
The price depends on what failed, the size and weight of the gate and the parts. We quote after we see the gate or photos, and before work starts.
My gate does not work during a power outage. What can I do?
Most operators have a manual release, and many can use a backup battery. Use the release as the manufacturer directs and call us. We test the battery and the control board, because a flat battery or a board that lost its settings after an outage is common.
Should electric gates be serviced?
Yes. A yearly check of the battery, sensors, hinges or track, and operator keeps a gate from failing at a bad time.
Can you repair a gate operator from any brand?
We repair most residential operators. Tell us the brand and model, or send a photo of the unit. If parts are no longer made we explain your options.
Which ZIP code do you serve in Rosemead?
Rosemead homes use ZIP code 91770, which also covers some areas outside the city limits. ZIP codes 91771 and 91772 belong to Southern California Edison and have no residents. Call us with your address if you are not sure we reach you.
Which streets do you cover in Rosemead?
We serve Rosemead's main streets, including Valley Boulevard, Rosemead Boulevard, Garvey Avenue and Mission Drive, and the neighborhoods around Rosemead Park, Garvey Park and Zapopan Park.
Can a handyman fix a gate?
A handyman can handle a loose latch or a dead remote battery. A failed operator, a control board or a gate that has dropped off its hinges needs a technician who can test the controls and the safety devices.
Do you repair gates at Rosemead condos and townhomes?
Yes, we repair the gate and its operator. Listings mention a few gated condo and townhome enclaves in Rosemead, and a shared entry often belongs to an association, so check with it before you change a gate or its wiring.
Do you repair garage doors in Rosemead too?
Yes. See garage door repair in Rosemead for springs, cables, openers and new doors, and garage door repair near me. When you ask for both we can look at the gate and the garage door at the same address.
