What San Juan Capistrano weather and creeks do to a garage door
Wikipedia's climate figures for the city, sourced to Weather Spark and myforecast.co with no station named, show average highs from 65 degrees in December and January to 78 in August, and about 13.63 inches of rain a year. Summers are warm and dry and the rain comes mostly in winter. Warm months dry out lubricant on rollers and hinges, and winter rain collects along the bottom seal.
San Juan Creek and Arroyo Trabuco meet inside the city. Wikipedia reports a flood of record in January 2005, when the west levee nearly failed, and on December 22, 2010 about 400 homes near Paseo Adelanto and Del Obispo were evacuated after erosion of the Trabuco Creek channel lining, according to CBS LA. Wind products also reach the area: National Weather Service advisories in October 2021 and March 2023 covered inland Orange County, with gusts of 40 to 55 mph forecast.
Before the rainy season, wipe out the tracks, replace a cracked bottom seal and oil the rollers and hinges. Press the test button on the battery backup at the same time.
- Replace a worn bottom seal before winter
- Wipe tracks and sensors after wind
- Test the battery backup twice a year

Mission-town streets and homes of mixed ages
According to the Census Bureau's 2020-2024 five-year estimates for the city, the median home was built in 1979 and about 81 percent of occupied homes are owner-occupied. Detached single-family houses are about 57 percent of housing units, attached homes about 20 percent and mobile homes close to 10 percent. With that mix, we ask about the door and the opening when you call.
Mission San Juan Capistrano, founded on November 1, 1776, is the city's most famous landmark, and the cliff swallows return to town around March 19. The Los Rios Street Historic District, with 31 historic structures, was listed on the National Register of Historic Places in 1983, and Camino Capistrano was the original route of US 101 through downtown.
Near the Mission and downtown, exterior changes can need city review, and many neighborhoods have association rules too (see the rules section below). Before you order a new door, find out which rules apply to your address.
- Doors from 1970s tracts to newer homes
- Questions about the door and opening up front
- Check city or HOA rules before a new door

Called the office to let them know my issues and asked if we could get someone out to look at my door. Was told between 11-12...drove home from work at 11:05 and Emil was waiting and ready to get to work. Not knowing anything about how to fix a garage door, Emil did a great job explaining why I was having issues. Quoted a reasonable price (well at least what I thought was reasonable) and less than 40 minute later he had fixed the problem. Great customer service from intake of the call to fixing my door! If you need a garage door repair...support local business and give them your business, you won't be disappointed.Guadalupe · Google review
My garage door and opener were pretty banged up and not working properly. Emil Garage Doors came out, did a thorough evaluation of door and all it's parts. Even though the previous home owner rigged up the garage door opener with the wrong springs and parts, Emil repaired the door and saved us money by using some of the old parts. That kind of honesty will get 5 stars all day long. Thank you Emil Garage Doors for your great service.Bradford · Google review
I woke up to a loud crash when a tree in my front yard fell over and hit my garage door. Emil Garage Doors was able to give be a really good price on a new garage door. They uninstalled the old, damaged door and realigned the tracks the garage door connects to which had been damaged as well. The new door looks great and most importantly functions well. Thank you for going above and beyond in my time of need!Stuart · Google review
They were able to come within a few hours of my call. Another company could only give me a 4 hour window of arrival time the next day, but these guys was able to give me a 2 hour window the same day. One the guys called before arriving. He was friendly and competent in explaining the problem and our options. I was so grateful he had replacement springs and was able to fix our garage door in less than an hour.David · Google review
Not paying attention I closed the garage door on a pipe laying in the track. Needless to say it did some damage even though the automatic reverse opened the door back up. Emailed what happened on Sunday evening. Appointment with quote provided in just a few minutes and appointment confirmed. Once again they arrived on time. Completed repairs quickly and for less then the quote. Cleaned up like they were never there. I highly recommend them and will continue to use them for my garage door repairs.Carroll · Google review

What your garage door is telling you in San Juan Capistrano
A starting point. We confirm the cause on site.
| The door does this | Common cause | What we do |
|---|---|---|
| Slams down or will not lift | A broken torsion spring | Replace the spring set, balance the door, test the safety reverse |
| Opener hums but the door stays put | A broken spring or a disconnected trolley | Find which one failed, then repair and rebalance |
| One side hangs lower than the other | A slipped or snapped lift cable | Replace the cable, check the drum and level the door |
| Loud grinding or rattling | Dry or worn rollers, loose hinges | Replace rollers and hinges, lubricate and tighten |
| Reverses before it reaches the floor | Misaligned or dirty safety sensors | Clean and realign the sensors, test the reverse |
Do not run a door that is crooked or heavy.
Battery backup, permits and design rules in San Juan Capistrano
Battery backup. California requires a battery backup on residential garage door openers sold or installed in the state (Health and Safety Code section 19892). A new door cannot be connected to an older opener that lacks one. See opener installation.
Design rules. Planned communities and historic overlays can limit door style and color. Ask before you choose a new door: new garage doors.
Permits. We could not confirm a garage-door-specific permit rule, and the Building Division phone and hours are not verified. Call San Juan Capistrano City Hall at (949) 493-1171 (sanjuancapistrano.gov) and ask for the Building Division before a replacement.
Historic areas. The Los Rios Street Historic District is on the National Register of Historic Places. A summary of the city code on a code mirror, a weaker source that should be checked against the adopted code, describes a historic preservation overlay, a landmark inventory whose properties need City approval before alteration, and downtown design rules. We could not confirm whether any of that reaches garage doors. If your home is a listed landmark, in the overlay or downtown, call the city Planning staff before you order a new door.

San Juan Capistrano garage door repair: questions we hear
Is there garage door repair near me in San Juan Capistrano?
Yes. Emil Garage Doors repairs garage doors in San Juan Capistrano (ZIP 92675) and the neighborhoods next door. Call (213) 340-4232, tell us your street or neighborhood and what the door does, and we book the soonest visit. See garage door repair near me.
What is the average price to repair a garage door in San Juan Capistrano?
Typical prices: a 12-point safety inspection is $89, a torsion spring pair for a standard two-car door is $250 to $450 (heavy-duty springs $350 to $900), a cable pair is $175 to $350, and a belt-drive opener installed with battery backup is $550 to $900. The final price is confirmed after we see the door.
What is the most common garage door repair in San Juan Capistrano?
Broken torsion springs are among the most common garage door repairs, because springs wear out after a set number of open-and-close cycles. Cables, rollers, safety sensors and off-track doors follow. See garage door spring repair.
How much is a service call for a garage door?
Our 12-point safety inspection is $89. It covers the springs, cables, rollers, tracks, sensors and opener, and we explain what we find before any repair starts.
Is it cheaper to repair or replace a garage door?
A repair is usually cheaper when the door itself is sound and only a spring, cable, roller or sensor failed. Replacement makes sense when panels are bent or rotted, the door is very old or the opening needs a different size. We tell you which one fits before we start.
Which ZIP code do you serve in San Juan Capistrano?
San Juan Capistrano's street-delivery ZIP code is 92675, and 92693 is a PO box code. Other ZIP codes that carry the San Juan Capistrano name belong to Mission Viejo-area addresses, so call us if you are not sure we reach yours.
Do I need city approval to replace a garage door near the Mission or downtown?
We could not confirm it. San Juan Capistrano has a National Register district on Los Rios Street, and a summary of its code describes a historic overlay and downtown design rules, but we could not confirm that they reach garage doors. Call City Hall at (949) 493-1171 before you order.
Do you service homes near the Mission and Los Rios Street?
Yes. Tell us your street when you call and we book the soonest visit. If the home is a listed landmark, check with the city about exterior changes first.
Can a handyman fix a garage door?
A handyman can handle a simple job like a sensor or a roller. Springs and cables are under high tension and need a trained technician, so call us for those.
Does California require a battery backup on a garage door opener?
Yes. California Health and Safety Code section 19892 says residential openers sold or installed in the state need a battery backup, and a replacement garage door cannot be connected to an older residential opener that lacks one.
Do you also repair gates in San Juan Capistrano?
Yes. See gate repair and electric gate repair.
