San Clemente areas we serve

| Part of San Clemente | What is there | What we often see on garage doors |
|---|---|---|
| The old downtown and Avenida del Mar | Ole Hanson's 1925 Spanish village plan, with red tile roofs and white exteriors encouraged | Older Spanish-style houses; ask the city about the Architectural overlay |
| North Beach and the pier | The San Clemente Pier, first built in 1928, and the beach side of the city | Coastal homes; parts of the city are in the Coastal Zone overlay, so check your address |
| Talega, in the northeast | A planned community begun in 1999 on a 3,510-acre Specific Plan area | Newer doors and HOA door rules |
| North, near Forster Ranch and Shorecliffs | Forster Ranch Community Park and Shorecliffs Golf Club | Houses of mixed ages |

A Spanish village by the sea, plus newer planned neighborhoods
Ole Hanson, a former Seattle mayor, bought the land in 1925 and planned a community he called San Clemente by the Sea. Wikipedia says a deed clause encouraged red tile roofs and white exteriors, and the city's slogan is Spanish Village by the Sea. Casa Romantica, built in 1927 for Hanson, and the pier, first built in 1928, are two of the landmarks from that era.
The old core sits beside newer areas. According to the Census Bureau's 2024 five-year estimates, the median San Clemente home was built in 1983, about 66 percent of households own their home, about 57 percent of housing units are detached single-family houses and about 2 percent are mobile homes. Talega, a planned community in the northeast, began construction in 1999 on a 3,510-acre Specific Plan area, and brokerage pages say it has a master HOA.
Doors here range from original doors on older Spanish-style houses to newer panels on planned-community homes. The city's permit packet for residential work asks for an HOA Confirmation Form, which shows that HOA approval is a separate step from the city's.
- Original doors on older Spanish-style houses
- HOA rules in planned neighborhoods such as Talega
- Matching a new door to a tile-roof stucco look

What San Clemente's coastal climate does to a garage door
San Clemente sits on the Pacific at about 233 feet. Wikipedia's climate table, credited to Weather Underground with no station named, shows mean daily highs of about 77 to 78 degrees in July through September and about 66 degrees in January, with about 12.5 inches of rain a year. A mild climate is gentle on a door, but we look at hinges, rollers and bottom seals for rust and wear at every visit.
Wind can still cut the power. Patch reported on October 25, 2020 that SDG&E planned power shutoffs for about 21,480 customers in parts of San Diego and Orange counties, with San Clemente named among the areas. Which utility serves each address varies, so we do not say how often it happens, but a battery backup and a known manual release are worth having.
Twice a year, wipe the tracks, oil the rollers and hinges, and test the safety reverse by laying a board flat under the door. Press the test button on the battery backup at the same time.
- Check hinges and seals for rust and wear
- Test the battery backup twice a year
- Know where the manual release cord is

Emil is delightful, knowledgeable, professional, and capable. He promised to make the process easy and he did. From our first contact Thursday mid-day through completion of the project Saturday at Noon, everything was 100% perfect, and we are extremely happy. We are amazed when we look outside and see our beautiful new door, so soon after searching on google. Emil and his company deserve 100 stars but we are limited to only 5Dawn Β· Google review
It went very well, with the job being completed in three days. We waited few months for the supply chain to kick in ( Covid related delays ) and finally deliver the products. It was so worth the wait. Great installers, Emil and his team are professional and friendly, too, and patient in answering questions.Rachel Β· Google review

Opener law. A battery backup is required on residential openers sold or installed in California (Health and Safety Code section 19892), and a replacement door cannot be connected to an older opener without one. If your opener is old, plan for a new one. See opener installation.
Associations. Check any HOA or historic overlay rules before you order a new door, and see new garage doors for style options.
Permits and design overlays. The City of San Clemente permit desk is at City Hall, 910 Calle Negocio, at (949) 361-6100, with building inspections at (949) 361-3366, and the city's site is sanclemente.gov. The city says permits are generally required for electrical, plumbing, mechanical or structural projects, and it has a general exemption for replacing doors and windows when waterproofing is not altered and emergency egress stays equal or better. Its page does not mention garage doors, so we could not confirm a garage-door-specific rule. Ask whether a new hard-wired opener circuit needs an electrical permit.
Overlays and fire maps. San Clemente has a Spanish Colonial Revival (Architectural) overlay and a Coastal Zone overlay. Whether a like-for-like garage door swap in either area needs design review is unconfirmed, so if you live in an overlay area, ask the city before you order. The State Fire Marshal also issued new fire hazard maps on March 24, 2025; check your address at osfm.fire.ca.gov/fhsz.

San Clemente garage door repair: questions we hear
Is there garage door repair near me in San Clemente?
Yes. Emil Garage Doors repairs garage doors in San Clemente (ZIP 92672 and 92673) and the neighborhoods next door. Call (213) 340-4232, tell us your street or neighborhood and what the door does, and we book the soonest visit. See garage door repair near me.
What is the average price to repair a garage door in San Clemente?
Typical prices: a 12-point safety inspection is $89, a torsion spring pair for a standard two-car door is $250 to $450 (heavy-duty springs $350 to $900), a cable pair is $175 to $350, and a belt-drive opener installed with battery backup is $550 to $900. The final price is confirmed after we see the door.
What is the most common garage door repair in San Clemente?
Broken torsion springs are among the most common garage door repairs, because springs wear out after a set number of open-and-close cycles. Cables, rollers, safety sensors and off-track doors follow. See garage door spring repair.
How much is a service call for a garage door?
Our 12-point safety inspection is $89. It covers the springs, cables, rollers, tracks, sensors and opener, and we explain what we find before any repair starts.
Is it cheaper to repair or replace a garage door?
A repair is usually cheaper when the door itself is sound and only a spring, cable, roller or sensor failed. Replacement makes sense when panels are bent or rotted, the door is very old or the opening needs a different size. We tell you which one fits before we start.
Which ZIP codes do you serve in San Clemente?
San Clemente uses ZIP codes 92672 and 92673, and 92674 is for PO boxes. Call us if you are not sure we reach your address.
Does San Clemente's Spanish Colonial Revival overlay affect my garage door?
The city has an Architectural overlay, marked A on the zoning map, where new buildings and major remodels must follow the Spanish Colonial Revival style. Whether a like-for-like door swap there needs design review is unconfirmed, so ask the city at (949) 361-6100 before you order. The same goes for homes in the Coastal Zone overlay.
Is San Clemente in a high fire hazard zone?
The State Fire Marshal issued new maps on March 24, 2025, and the city has said they changed the areas covered. It depends on your address, so check it at osfm.fire.ca.gov/fhsz and keep tracks and sensors clean in windy weather.
Can a handyman fix a garage door?
A handyman can handle a simple job like a sensor or a roller. Springs and cables are under high tension and need a trained technician, so call us for those.
Does California require a battery backup on a garage door opener?
Yes. California Health and Safety Code section 19892 says residential openers sold or installed in the state need a battery backup, and a replacement garage door cannot be connected to an older residential opener that lacks one.
Do you also repair gates in San Clemente?
Yes. See gate repair and electric gate repair.
