What the coast does to a gate
San Clemente's climate is mild: Wikipedia's table lists summer highs in the upper 70s and about 12.5 inches of rain a year, and the page says the city gets about 310 days of sunshine. Steady sun and ocean air are hard on plastic covers, paint, seals and lubricants over time, and the city sits on the Pacific.
Patch reported on October 25, 2020 that SDG&E planned power shutoffs for about 21,480 customers in parts of San Diego and Orange counties, with San Clemente named among the affected areas. We could not confirm how often outages happen, but when power is cut an electric gate depends on its backup battery or a manual release.
Before fire season, test the backup battery, learn where the manual release is and wipe sensor lenses clean.
- Test the backup battery before fire season
- Wipe sensor lenses and check seals
- Know where the manual release is

A Spanish Village core and newer planned neighborhoods
According to the Census Bureau's 2024 five-year American Community Survey estimates, the median home in San Clemente was built in 1983. About 57 percent of its housing units are detached single-family houses, about 11 percent are attached homes and about 66 percent of occupied homes are owner-occupied.
Wikipedia describes a mix of old and new: the original 1925 "Spanish Village by the Sea" plan, which encouraged red tile roofs and white exteriors, and later tract and planned areas. Talega, in the northeast, is a planned community begun in 1999 with a master plan of about 3,500 homes. Wikipedia does not say whether Talega is gated, but brokerage sites describe a master HOA and some gated enclaves. The city's own permit forms require an HOA confirmation, so an association's approval is a separate step.
On entry gates in either part of town we repair the gate and hardware first, then test the operator, sensors, keypad and receiver.

Why gates in San Clemente stop working
A starting point. We confirm the cause on site.
| The gate does this | Common cause | What we do |
|---|---|---|
| Gate does nothing at all | No power, a tripped breaker or a dead battery | Check power, breaker and battery, then the control board |
| Motor hums, gate does not move | A binding gate, a worn gear or arm, or a failed capacitor | Free the gate, then repair or replace the failed part |
| Gate stops halfway or reverses | A blocked or misaligned sensor, a safety edge or a force setting | Clean and realign the sensors, test the edge, reset the force |
| Gate sags or drags on the ground | Worn hinges, a post that has shifted or a heavy frame | Reset hinges and posts, brace or square the frame |
| Remote works only up close | A weak remote battery, receiver or antenna | Replace the battery, test the receiver and the range |
| Dead after a power cut | A drained or failed backup battery | Test and replace the battery, check the charger |
Keep children, pets and vehicles clear of a gate that is leaning, dragging or damaged.
What customers say

Emil responded to my request for service promptly. He scheduled service for the next day and showed up on time. He was friendly and polite. He Immediately identified the problems and fixed them effectively and efficiently. He showed resourcefulness in coming up with a used part for an old door opener control and in coming up with a practical solution for stabilizing the door connection to the opener. Price for the work was very fair. Great company !! Thank you!!Christina Β· Google review
"Our garage door broke this morning, which was less than ideal. We were certain that it would cost a fortune to get it repaired on a Sunday, assuming it could even happen, but we knew we had to try. I called several companies and only two returned my call. One said that while they could send someone out, it would cost considerably more than if we could wait until Monday. While I appreciated the honesty, again, I wanted it fixed today. The other was Emil Garage Doors. When I had called they said they would call back. I did get a call back from Emil, less than an hour later. Anyway, on to the service. He let me know that it would cost the same to come today or tomorrow, it didn't matter. WOW and WOW again! He said that he could head here in about an hour. Additionally, when I asked him the cost of the various things it could be, what he quoted me were prices that were what the other place wanted to charge me after the service call fee and the hiked up hourly rate for the Sunday call! Upon arrival, he looked at the door, told us a few things that he noticed, and in no way did he ever try to "up-sell" us something we didn't need. He told us our opener was what they use, and top of the line. He replaced the gear drive (maybe that's the name:)) and upgraded our rollers (that was a suggestion, but, one we totally understood and he in no way said we "needed" to). I think he was in and out in 45 minutes at most and our garage door is quieter than before by a TON (thank you rollers) and, more importantly, it works and nobody had to miss work on Monday to make it happen. Thank you so much...I can't recommend your company enough. "Pamela Β· Google review
Emil is delightful, knowledgeable, professional, and capable. He promised to make the process easy and he did. From our first contact Thursday mid-day through completion of the project Saturday at Noon, everything was 100% perfect, and we are extremely happy. We are amazed when we look outside and see our beautiful new door, so soon after searching on google. Emil and his company deserve 100 stars but we are limited to only 5Dawn Β· Google review
It went very well, with the job being completed in three days. We waited few months for the supply chain to kick in ( Covid related delays ) and finally deliver the products. It was so worth the wait. Great installers, Emil and his team are professional and friendly, too, and patient in answering questions.Rachel Β· Google review

Permits, HOAs and emergency access in San Clemente
City permits. The City of San Clemente handles permits at City Hall, 910 Calle Negocio. Permitting and appointments are at (949) 361-6100 and building inspections at (949) 361-3366, with online permits through the city's e-TRAKiT system, linked from sanclemente.gov. The city says permits are generally required for all electrical, plumbing, mechanical or structural projects. Its permits page does not mention gates or gate operators, so we could not confirm whether a gate or its wiring needs a permit. Call the city before a new gate or new electrical work.
Overlays and fire service. Parts of San Clemente are in a Coastal Zone overlay and an architectural overlay that calls for Spanish Colonial Revival style on new buildings and major remodels, according to a third-party copy of the municipal code. We could not confirm whether either one reaches a gate, so ask the city's Planning staff first. San Clemente Fire Services is provided through the Orange County Fire Authority.
Emergency access. Fire and police need a way in. Before you install or change a locked entry, ask the local fire department about key switches and Knox boxes.
HOA review. Many associations review exterior changes such as gates. Check yours before you change a gate's design or color.
UL 325. This safety standard covers automatic gate operators and calls for entrapment protection such as photo eyes or safety edges. We test them before we leave.

San Clemente gate repair: questions we hear
Is there gate repair near me in San Clemente?
Yes. Emil Garage Doors repairs swing and sliding driveway gates in San Clemente (ZIP codes 92672 and 92673) and the neighborhoods next door. Call (213) 340-4232, tell us your street or neighborhood, the gate type and what it does, and we book the soonest visit. See gate repair near me.
Is there electric gate repair near me in San Clemente?
Yes. Electric gate repair near me in San Clemente means a technician who repairs the operator, control board, sensors, remotes and backup battery as well as the gate itself. Call (213) 340-4232 and we book the soonest visit. See electric gate repair.
What is the difference between gate repair and electric gate repair in San Clemente?
Gate repair means the gate itself: hinges, posts, latches, wheels, tracks and frames. Electric gate repair means the parts that move it: the operator, control board, sensors, remotes, keypads and battery. Most service calls need both checked, so we start with the gate and then test the electronics. See gate repair.
Why does my electric gate hum but not open?
The gate is probably binding, or a gear, arm or capacitor has failed. Do not keep running it, because that can burn out the motor. Call us and we free the gate and test the operator.
How much does gate repair cost in San Clemente?
It depends on the gate type and the failed part. A remote, battery or sensor costs far less than a control board, an operator or a rebuilt post. We find the fault first, quote the price and start work only after you agree.
My gate does not work during a power outage. What can I do?
Most operators have a manual release, and many can use a backup battery. Use the release as the manufacturer directs and call us. We test the battery and the control board, because a flat battery or a board that lost its settings after an outage is common.
Should electric gates be serviced?
Yes. A yearly check of the battery, sensors, hinges or track, and operator keeps a gate from failing at a bad time.
Can you repair a gate operator from any brand?
We repair most residential operators. Tell us the brand and model, or send a photo of the unit. If parts are no longer made we explain your options.
Which ZIP codes do you serve in San Clemente?
San Clemente street addresses use ZIP codes 92672 and 92673, and 92674 is a PO box ZIP. Call us with your address if you are not sure we reach you.
Do you repair gates in Talega and other HOA neighborhoods?
Yes. We repair gates, operators, keypads and receivers. An HOA may have its own rules about changes to the look of a gate, so check with your association before replacing one.
What happens to my electric gate in a power shutoff?
Most electric gates stop working without power unless they have a healthy backup battery or a manual release. We test the battery and show you how to release the gate by hand.
Can a handyman fix a gate?
A handyman can handle a loose latch or a dead remote battery. A failed operator, a control board or a gate that has dropped off its hinges needs a technician who can test the controls and the safety devices.
Do you repair garage doors in San Clemente too?
Yes. See garage door repair in San Clemente for springs, cables, openers and new doors, and garage door repair near me. When you ask for both we can look at the gate and the garage door at the same address.
