A master-planned city of homes from the 1970s and 1980s
According to the Census Bureau's 2024 one-year estimate for the city, the median Mission Viejo home was built in 1979, about 77 percent of households own their home and about 73 percent of housing units are detached single-family houses. An original door on a 1979 home is more than four decades old, so springs, rollers and openers have been through a great many cycles.
The city says the Orange County Board of Supervisors approved the master plan in 1965, the first families moved into the Deane Homes in 1966 and the 20,000th home was finished in 1986. Mission Viejo became a city on March 31, 1988. Homes from the late 1960s through the 1980s make up the typical stock, so we check each door for what it is, not what the street suggests.
Many neighborhoods have their own association, and Lake Mission Viejo, a 124-acre lake that opened to Lake Association members on June 3, 1978, is run by a private association. The city does not regulate HOAs, so check your association's architectural rules for door style and color before you order a new door.

- Door style and color rules from HOAs
- Opener upgrades with battery backup

Emil is delightful, knowledgeable, professional, and capable. He promised to make the process easy and he did. From our first contact Thursday mid-day through completion of the project Saturday at Noon, everything was 100% perfect, and we are extremely happy. We are amazed when we look outside and see our beautiful new door, so soon after searching on google. Emil and his company deserve 100 stars but we are limited to only 5Dawn Β· Google review
It went very well, with the job being completed in three days. We waited few months for the supply chain to kick in ( Covid related delays ) and finally deliver the products. It was so worth the wait. Great installers, Emil and his team are professional and friendly, too, and patient in answering questions.Rachel Β· Google review

What Mission Viejo weather does to a garage door
Wikipedia's climate table for Mission Viejo, credited to The Weather Channel with no station named, shows mean daily highs of about 79 to 80 degrees from July through September and about 14 inches of rain a year, at an elevation of about 410 feet. Mild temperatures are easy on a door, but sun still dries out paint and seals on a south-facing panel, and winter rain settles in the bottom track.
Wildfire weather reaches the foothill edges of the city. The Silverado Fire started on October 26, 2020, with Santa Ana gusts of up to 80 miles an hour according to Wikipedia, and the City of Mission Viejo posted that the evacuation warning for Zone 1, which includes the Painted Trails and Sky Ridge communities, was lifted on October 28, 2020. If the power goes out, a door with a working battery backup still opens, and you should know where the red manual release cord is.
Twice a year, wipe the tracks, oil the rollers and hinges, and test the safety reverse by laying a board flat under the door. Press the test button on the battery backup at the same time.
- Know where the manual release cord is
- Test the battery backup twice a year
- Check the bottom seal after heavy rain

Battery backup, permits and design rules in Mission Viejo
Battery backup. California requires a battery backup on residential garage door openers sold or installed in the state (Health and Safety Code section 19892). A new door cannot be connected to an older opener that lacks one. See opener installation.
Design rules. Planned communities and historic overlays can limit door style and color. Ask before you choose a new door: new garage doors.
Permits and associations. The City of Mission Viejo Building Services counter is at 200 Civic Center, (949) 470-3054, and the city's site is missionviejo.gov. Its page does not say which work needs a permit, so we could not confirm a garage-door-specific rule. Check with the city and your HOA before a replacement, because HOA approval is a separate step from any city permit.
Fire zone note. CAL FIRE released new Fire Hazard Severity Zone maps on March 24, 2025. The city says the maps brought local changes to the Very High zones and added High zones, and its City Council held a public hearing on May 27, 2025. The city's page does not list which streets are inside the zones, so check your address on the city's map page or at osfm.fire.ca.gov/fhsz.

Mission Viejo garage door repair: questions we hear
Is there garage door repair near me in Mission Viejo?
Yes. Emil Garage Doors repairs garage doors in Mission Viejo (ZIP 92691 and 92692) and the neighborhoods next door. Call (213) 340-4232, tell us your street or neighborhood and what the door does, and we book the soonest visit. See garage door repair near me.
What is the average price to repair a garage door in Mission Viejo?
Typical prices: a 12-point safety inspection is $89, a torsion spring pair for a standard two-car door is $250 to $450 (heavy-duty springs $350 to $900), a cable pair is $175 to $350, and a belt-drive opener installed with battery backup is $550 to $900. The final price is confirmed after we see the door.
What is the most common garage door repair in Mission Viejo?
Broken torsion springs are among the most common garage door repairs, because springs wear out after a set number of open-and-close cycles. Cables, rollers, safety sensors and off-track doors follow. See garage door spring repair.
How much is a service call for a garage door?
Our 12-point safety inspection is $89. It covers the springs, cables, rollers, tracks, sensors and opener, and we explain what we find before any repair starts.
Is it cheaper to repair or replace a garage door?
A repair is usually cheaper when the door itself is sound and only a spring, cable, roller or sensor failed. Replacement makes sense when panels are bent or rotted, the door is very old or the opening needs a different size. We tell you which one fits before we start.
Which ZIP codes do you serve in Mission Viejo?
Mission Viejo uses ZIP codes 92691 and 92692, and 92690 is for PO boxes. ZIP 92694 belongs to Ladera Ranch, an unincorporated community. Call us if you are not sure we reach your address.
Do I need HOA approval for a new garage door in Mission Viejo?
Many Mission Viejo neighborhoods have an association, and the city does not regulate HOAs. Ask your association about door style and color rules before you order, and ask the city's Building Services counter at (949) 470-3054 whether your job needs a permit.
Is Mission Viejo in a high fire hazard zone?
CAL FIRE released new Fire Hazard Severity Zone maps on March 24, 2025, and the city says they changed the Very High zones and added High zones. It depends on your address, so check it on the city's map page or at osfm.fire.ca.gov/fhsz.
Can a handyman fix a garage door?
A handyman can handle a simple job like a sensor or a roller. Springs and cables are under high tension and need a trained technician, so call us for those.
Does California require a battery backup on a garage door opener?
Yes. California Health and Safety Code section 19892 says residential openers sold or installed in the state need a battery backup, and a replacement garage door cannot be connected to an older residential opener that lacks one.
Do you also repair gates in Mission Viejo?
Yes. See gate repair and electric gate repair.
