What customers say
Real reviews from our Google listing, copied as the customers wrote them.
Emil responded to my request for service promptly. He scheduled service for the next day and showed up on time. He was friendly and polite. He Immediately identified the problems and fixed them effectively and efficiently. He showed resourcefulness in coming up with a used part for an old door opener control and in coming up with a practical solution for stabilizing the door connection to the opener. Price for the work was very fair. Great company !! Thank you!!Christina Β· Google review
"Our garage door broke this morning, which was less than ideal. We were certain that it would cost a fortune to get it repaired on a Sunday, assuming it could even happen, but we knew we had to try. I called several companies and only two returned my call. One said that while they could send someone out, it would cost considerably more than if we could wait until Monday. While I appreciated the honesty, again, I wanted it fixed today. The other was Emil Garage Doors. When I had called they said they would call back. I did get a call back from Emil, less than an hour later. Anyway, on to the service. He let me know that it would cost the same to come today or tomorrow, it didn't matter. WOW and WOW again! He said that he could head here in about an hour. Additionally, when I asked him the cost of the various things it could be, what he quoted me were prices that were what the other place wanted to charge me after the service call fee and the hiked up hourly rate for the Sunday call! Upon arrival, he looked at the door, told us a few things that he noticed, and in no way did he ever try to "up-sell" us something we didn't need. He told us our opener was what they use, and top of the line. He replaced the gear drive (maybe that's the name:)) and upgraded our rollers (that was a suggestion, but, one we totally understood and he in no way said we "needed" to). I think he was in and out in 45 minutes at most and our garage door is quieter than before by a TON (thank you rollers) and, more importantly, it works and nobody had to miss work on Monday to make it happen. Thank you so much...I can't recommend your company enough. "Pamela Β· Google review
Emil is delightful, knowledgeable, professional, and capable. He promised to make the process easy and he did. From our first contact Thursday mid-day through completion of the project Saturday at Noon, everything was 100% perfect, and we are extremely happy. We are amazed when we look outside and see our beautiful new door, so soon after searching on google. Emil and his company deserve 100 stars but we are limited to only 5Dawn Β· Google review
It went very well, with the job being completed in three days. We waited few months for the supply chain to kick in ( Covid related delays ) and finally deliver the products. It was so worth the wait. Great installers, Emil and his team are professional and friendly, too, and patient in answering questions.Rachel Β· Google review
We interviewed several popular companies and we found that their quality, price, and level of professionalism is unmatched!Cory Β· Google review

Hillside homes from the master plan of the 1960s to the 1980s
Mission Viejo grew from a master plan that the Orange County Board of Supervisors approved in 1965, according to the city's own history page; the first families moved in during 1966 and the 20,000th home was finished in 1986. The Census Bureau's 2024 one-year American Community Survey puts the median year built at 1979, with about 77 percent of occupied homes owner-occupied, about 73 percent of housing units detached single-family houses and about 10 percent attached.
Wikipedia says the master plan put roads in the valleys and houses on the hills, so many driveways run up or down a slope. Lake Mission Viejo is run by a private association of residents. Listing sites describe Canyon Crest, Palmia and Mallorca as guard-gated; we could not confirm any community's gate status with an official source, so ask your association before you change an entry gate.
On a sloped driveway a gate can drift or bind if a hinge or track is out of line. We start with the gate and its hardware, then test the operator, sensors and keypad.

- Operators and remotes on homes from the 1970s and 1980s

Why gates in Mission Viejo stop working
These are the faults we hear about most. The real cause is confirmed on site.
| Symptom | Common cause | What we do |
|---|---|---|
| Gate stuck open or stuck closed | A failed operator, a locked manual release or a power fault | Use the manual release as the maker directs, then diagnose the operator |
| Gate reverses without touching anything | Dirty photo eyes, a bent bracket or a force setting that is too low | Clean and realign the photo eyes and reset the force |
| Gate swings or slides unevenly | A leaf out of level, worn hinges or a loose track | Level the leaf, replace hinges, tighten the track |
| Clicking sound but no movement | A weak battery or a failed starting capacitor | Test the battery and the capacitor and replace the weak one |
| Solar gate stops after a few cycles | A weak panel, an old battery or shade on the panel | Test the panel and the battery, clean or move the panel |
| Remote or keypad gives no response | Dead batteries, a lost code or a receiver fault | Replace batteries, reprogram the code, test the receiver |
Do not run an operator against a gate that is jammed or dragging.

What the weather does to a gate
Wikipedia's climate box for Mission Viejo, credited to The Weather Channel, lists mean daily highs of 79 degrees in July and 80 in August, and about 14 inches of rain a year. That is mild for Southern California, so batteries and plastic parts last longer than in the desert, but sun still fades and cracks exposed wiring and plastic covers.
The Silverado Fire of October 2020 burned in Santa Ana winds with gusts up to 80 mph, and the city posted that the evacuation warning for Zone 1, which includes the Painted Trails and Sky Ridge communities, was lifted on October 28, 2020. Wind and fire weather can mean power cuts, and an electric gate with a weak backup battery may not open when it is needed.
Each fall, test the gate with the power switched off, check the backup battery and wipe dust from the sensor lenses.
- Test the backup battery before fall wind season
- Wipe sensor lenses and clear tracks
- Check hinges on sloped driveways for sag

Permits, HOAs and emergency access in Mission Viejo
City permits. Mission Viejo Building Services is at 200 Civic Center, (949) 470-3054, bldgservices@cityofmissionviejo.org, with permits and inspections online through the city's Client Self Service portal linked from missionviejo.gov. The Building Services page does not say which work needs a permit, so we could not confirm whether a gate, a gate operator or its wiring does. Call the city before a new gate or new electrical work.
Fire zones and HOAs. The city says CAL FIRE's 2025 maps changed the Very High fire severity zones and added High zones; use the city map viewer or osfm.fire.ca.gov/fhsz to check your address. A third-party permit guide says some projects need Orange County Fire Authority review, so ask about access before you change a locked entry. HOA rules are separate from city rules.
Fire department access. A locked gate can slow emergency crews. Ask the local fire department what it requires, for example a key switch or Knox box, before you install or change an entry.
Design rules. Planned communities and HOAs can limit gate style, height and color. Ask first, and we can give you a written scope for their review.
Entrapment protection. The UL 325 standard covers automatic gate operators and calls for devices such as photo eyes or contact edges. We test these devices every time we repair an operator.

Mission Viejo gate repair: questions we hear
Is there gate repair near me in Mission Viejo?
Yes. Emil Garage Doors repairs swing and sliding driveway gates in Mission Viejo (ZIP codes 92691 and 92692) and the neighborhoods next door. Call (213) 340-4232, tell us your street or neighborhood, the gate type and what it does, and we book the soonest visit. See gate repair near me.
Is there electric gate repair near me in Mission Viejo?
Yes. Electric gate repair near me in Mission Viejo means a technician who repairs the operator, control board, sensors, remotes and backup battery as well as the gate itself. Call (213) 340-4232 and we book the soonest visit. See electric gate repair.
What is the difference between gate repair and electric gate repair in Mission Viejo?
Gate repair means the gate itself: hinges, posts, latches, wheels, tracks and frames. Electric gate repair means the parts that move it: the operator, control board, sensors, remotes, keypads and battery. Most service calls need both checked, so we start with the gate and then test the electronics. See gate repair.
Why does my electric gate hum but not open?
Hum without movement points to a binding gate or a failed capacitor, gear or arm. Keep the operator off, and we free the gate and test the parts.
How much does gate repair cost in Mission Viejo?
A sensor, remote or hinge costs far less than an operator or a rebuilt post. We quote after we see the problem and before we start, so you know the price first.
My gate does not work during a power outage. What can I do?
Most operators have a manual release, and many can use a backup battery. Use the release as the manufacturer directs and call us. We test the battery and the control board, because a flat battery or a board that lost its settings after an outage is common.
Should electric gates be serviced?
Yes. A yearly check of the battery, sensors, hinges or track, and operator keeps a gate from failing at a bad time.
Can you repair a gate operator from any brand?
We repair most residential operators. Tell us the brand and model, or send a photo of the unit. If parts are no longer made we explain your options.
Which ZIP codes do you serve in Mission Viejo?
Mission Viejo street addresses use ZIP codes 92691 and 92692; 92690 is for PO boxes. Ladera Ranch uses ZIP code 92694 and is a separate unincorporated community. Call us with your address if you are not sure we reach you.
Do you repair gates in guard-gated Mission Viejo communities?
We repair the gate, the operator, the sensors and the keypad. Some neighborhoods are described by listing sites as guard-gated, and a community entry is usually run by its association, so ask the association who may approve the work before you book.
Do hills affect gate operators in Mission Viejo?
Wikipedia says the city's master plan put houses on the hills, so many driveways slope. On a slope a gate can drift when it is released or when a hinge sags, and an operator works harder. We check the hinges, the track and the operator settings.
Can a handyman fix a gate?
A handyman can handle a loose latch or a dead remote battery. A failed operator, a control board or a gate that has dropped off its hinges needs a technician who can test the controls and the safety devices.
Do you repair garage doors in Mission Viejo too?
Yes. See garage door repair in Mission Viejo for springs, cables, openers and new doors, and garage door repair near me. When you ask for both we can look at the gate and the garage door at the same address.
