Homes from the 1980s in planned communities with associations
Lake Forest incorporated in 1991. According to the Census Bureau's 2024 one-year American Community Survey, the median home was built in 1985, about 67 percent of occupied homes are owner-occupied, about 55 percent of housing units are detached single-family houses and about 20 percent are attached homes.
Wikipedia names Foothill Ranch, Portola Hills and Bennett Ranch as master-planned communities, and says the city's two man-made lakes are managed by neighborhood associations. A real-estate site calls Lake Forest II a private planned community with a master HOA. Listing text describes Lake Forest Keys and a community called Parkside as gated, which we could not confirm with an official source, so check your association before any change to an entry gate.
Homes of this age often still have an original operator, hinges or keypad. We start with the gate, then test the controls and safety devices.

What the weather does to a gate
Lake Forest has no weather table on Wikipedia. The neighboring city of Irvine's NOAA table lists average highs of 88 to 90 degrees in July and August and about 13 inches of rain a year, and weather sites put Lake Forest at about 13 to 14 inches, nearly all in winter. Hot dry summers age batteries and plastic parts and dry out lubricants.
Santa Ana winds blow mainly from October to March. Patch reported that the Southern California Edison public safety power shutoff of October 30, 2019 named Lake Forest, Foothill Ranch and Portola Hills, and Wikipedia says the Silverado Fire of October 2020 moved toward Foothill Ranch and Lake Forest. A power cut can leave an electric gate stuck unless its backup battery is healthy.
Before the fall wind season, test the backup battery, wipe the sensor lenses and check that you can release the gate by hand.
- Replace weak backup batteries before fall
- Wipe sensor lenses and clear tracks
- Check that the manual release works
Why gates in Lake Forest stop working
A starting point. We confirm the cause on site.
| The gate does this | Common cause | What we do |
|---|---|---|
| Gate does nothing at all | No power, a tripped breaker or a dead battery | Check power, breaker and battery, then the control board |
| Motor hums, gate does not move | A binding gate, a worn gear or arm, or a failed capacitor | Free the gate, then repair or replace the failed part |
| Gate stops halfway or reverses | A blocked or misaligned sensor, a safety edge or a force setting | Clean and realign the sensors, test the edge, reset the force |
| Gate sags or drags on the ground | Worn hinges, a post that has shifted or a heavy frame | Reset hinges and posts, brace or square the frame |
| Remote works only up close | A weak remote battery, receiver or antenna | Replace the battery, test the receiver and the range |
| Dead after a power cut | A drained or failed backup battery | Test and replace the battery, check the charger |
Keep children, pets and vehicles clear of a gate that is leaning, dragging or damaged.

What customers say
Real reviews from our Google listing, copied as the customers wrote them.
"Our garage door broke this morning, which was less than ideal. We were certain that it would cost a fortune to get it repaired on a Sunday, assuming it could even happen, but we knew we had to try. I called several companies and only two returned my call. One said that while they could send someone out, it would cost considerably more than if we could wait until Monday. While I appreciated the honesty, again, I wanted it fixed today. The other was Emil Garage Doors. When I had called they said they would call back. I did get a call back from Emil, less than an hour later. Anyway, on to the service. He let me know that it would cost the same to come today or tomorrow, it didn't matter. WOW and WOW again! He said that he could head here in about an hour. Additionally, when I asked him the cost of the various things it could be, what he quoted me were prices that were what the other place wanted to charge me after the service call fee and the hiked up hourly rate for the Sunday call! Upon arrival, he looked at the door, told us a few things that he noticed, and in no way did he ever try to "up-sell" us something we didn't need. He told us our opener was what they use, and top of the line. He replaced the gear drive (maybe that's the name:)) and upgraded our rollers (that was a suggestion, but, one we totally understood and he in no way said we "needed" to). I think he was in and out in 45 minutes at most and our garage door is quieter than before by a TON (thank you rollers) and, more importantly, it works and nobody had to miss work on Monday to make it happen. Thank you so much...I can't recommend your company enough. "Pamela Β· Google review
Emil is delightful, knowledgeable, professional, and capable. He promised to make the process easy and he did. From our first contact Thursday mid-day through completion of the project Saturday at Noon, everything was 100% perfect, and we are extremely happy. We are amazed when we look outside and see our beautiful new door, so soon after searching on google. Emil and his company deserve 100 stars but we are limited to only 5Dawn Β· Google review
It went very well, with the job being completed in three days. We waited few months for the supply chain to kick in ( Covid related delays ) and finally deliver the products. It was so worth the wait. Great installers, Emil and his team are professional and friendly, too, and patient in answering questions.Rachel Β· Google review

Permits, HOAs and emergency access in Lake Forest
City permits. The City of Lake Forest's Building Division is at 100 Civic Center Drive, main number (949) 461-3400, with details at lakeforestca.gov. The city has a permit-exemptions handout, but we could not read it, so we could not confirm whether a gate, a gate operator or its wiring needs a permit. Call the city before a new gate or new electrical work.
Fire service. Lake Forest is a member city of the Orange County Fire Authority, so ask the authority about key switch or Knox box requirements before you change a locked entry. HOA rules are separate from city rules.

HOA review. Many associations review exterior changes such as gates. Check yours before you change a gate's design or color.
UL 325. This safety standard covers automatic gate operators and calls for entrapment protection such as photo eyes or safety edges. We test them before we leave.
Lake Forest gate repair: questions we hear
Is there gate repair near me in Lake Forest?
Yes. Emil Garage Doors repairs swing and sliding driveway gates in Lake Forest (ZIP codes 92630 and 92610 (92679 for Portola Hills)) and the neighborhoods next door. Call (213) 340-4232, tell us your street or neighborhood, the gate type and what it does, and we book the soonest visit. See gate repair near me.
Is there electric gate repair near me in Lake Forest?
Yes. Electric gate repair near me in Lake Forest means a technician who repairs the operator, control board, sensors, remotes and backup battery as well as the gate itself. Call (213) 340-4232 and we book the soonest visit. See electric gate repair.
What is the difference between gate repair and electric gate repair in Lake Forest?
Gate repair means the gate itself: hinges, posts, latches, wheels, tracks and frames. Electric gate repair means the parts that move it: the operator, control board, sensors, remotes, keypads and battery. Most service calls need both checked, so we start with the gate and then test the electronics. See gate repair.
Why does my electric gate hum but not open?
The gate is probably binding, or a gear, arm or capacitor has failed. Do not keep running it, because that can burn out the motor. Call us and we free the gate and test the operator.
How much does gate repair cost in Lake Forest?
It depends on the gate type and the failed part. A remote, battery or sensor costs far less than a control board, an operator or a rebuilt post. We find the fault first, quote the price and start work only after you agree.
My gate does not work during a power outage. What can I do?
Most operators have a manual release, and many can use a backup battery. Use the release as the manufacturer directs and call us. We test the battery and the control board, because a flat battery or a board that lost its settings after an outage is common.
Should electric gates be serviced?
Yes. A yearly check of the battery, sensors, hinges or track, and operator keeps a gate from failing at a bad time.
Can you repair a gate operator from any brand?
We repair most residential operators. Tell us the brand and model, or send a photo of the unit. If parts are no longer made we explain your options.
Which ZIP codes do you serve in Lake Forest?
Most of Lake Forest uses ZIP code 92630, and the Foothill Ranch area uses 92610. Portola Hills uses ZIP code 92679, which has Trabuco Canyon as its main post office city. ZIP code 92609 is for PO boxes. Call us with your address if you are not sure we reach you.
Do power shutoffs affect electric gates in Lake Forest?
Patch reported that the October 30, 2019 Southern California Edison shutoff named Lake Forest, Foothill Ranch and Portola Hills. When power is cut, an electric gate runs on its backup battery or must be opened by hand. We test and replace weak batteries.
Do you repair gates for HOA entries in Lake Forest?
We repair the gate, the operator, the sensors and the keypad. The city does not regulate HOA rules and a shared entry is usually run by its association, so ask the association who may approve the work before you book.
Can a handyman fix a gate?
A handyman can handle a loose latch or a dead remote battery. A failed operator, a control board or a gate that has dropped off its hinges needs a technician who can test the controls and the safety devices.
Do you repair garage doors in Lake Forest too?
Yes. See garage door repair in Lake Forest for springs, cables, openers and new doors, and garage door repair near me. When you ask for both we can look at the gate and the garage door at the same address.
