Electric Gate Maintenance Checklist for Southern California

By Emil Garage Doors · Published November 2, 2026 · 5 min read · Gates

Short answer

Yes. DASMA, the door and access systems trade group, says to follow the maintenance and testing schedule in your owner's manual, and notes that a service contract can help. A practical routine is a monthly look, listen and clean, a safety-device test on the schedule your manual gives, and a technician visit for lubrication, adjustment and a full safety check.

Should electric gates be serviced?

Yes. DASMA calls a vehicular gate typically a very large moving item on a property, and says it must be in good operating condition. Its owner guidance is short: follow the recommended maintenance and testing schedule, and ask your installer about a service agreement.

How often depends on the operator, so your own manual rules. As a rough guide, one security-equipment maker sorts the work into monthly, quarterly and twice-a-year jobs, and the lists below follow that pattern. Treat them as a starting point, not a replacement for the manual.

Black aluminum privacy double swing driveway gate with narrow vertical slats, a small intercom box on the wall, at a single-story tan stucco tract home from the 1960s, with a citrus tree and low shrubs beside a concrete driveway, illustrating the electric gate maintenance guide, for homes near central Rancho Cucamonga near the Civic Center

Monthly: look, listen and clean

  • Run the gate through one full open and close. Watch and listen for uneven speed, sway, unusual stopping or new noises.
  • Wipe the photo eye lenses and check that the indicator lights look normal.
  • On a sliding gate, clear leaves and debris from the track. On any gate, cut back plants that reach moving parts.
  • Look at hinges, rollers, brackets and fasteners for rust, looseness or wear, and at wires for fraying.
  • Check that nothing is stored in the gate's path and that the warning signs are still on both sides.

Lubrication depends on the gate. The same maker lists swing gate hinges as a monthly job and says to use a light chain oil on a slide gate chain, not WD-40. Follow your manual for the product and the interval.

Every three to six months

  • Test the reversing safety devices. Ask your installer to show you the right way first, because the test involves a moving gate.
  • Check that the gate stops smoothly at its open and closed positions.
  • Tighten the operator's mounting hardware and check the limit settings.
  • Twice a year, have the gate's balance checked with the drive disconnected. It should open and close without binding or jerking.
  • Test the manual release as your manual describes, so you know it works before a power outage.

Several of these are technician jobs. The maker's article says only trained professionals should maintain gates and operators, and DASMA's checklist says not to repair or adjust the gate system yourself.

Stay clear while you check

Never reach through a moving gate

DASMA says to never reach through a motorized gate to reach the controls, to keep children out of the gate area and to keep remotes away from them. Stand outside the path of the gate for every check, and stop using the gate if a safety device does not work.

Single swing black iron driveway gate with an arched top and scroll details, a slim operator box on a concrete pad, at a single-story beige stucco ranch home with a tile roof, with ornamental grasses and flagstone pavers, illustrating the electric gate maintenance guide, for homes near central La Mirada near City Hall

What a service visit should cover

  • A listing label showing the operator meets UL 325
  • Two means of entrapment protection wherever there is a risk of entrapment
  • Rollers, hardware, wiring and moving parts, and whether the gate is level
  • Reverse tests on edge sensors and photo eyes
  • The manual release and a manual open and close
  • Control placement, warning signs and separate pedestrian access

DASMA's checklist also says operators made before March 2000 may lack adequate safety provisions and that replacement is the preferred option. If yours is that old, read repair or replace a gate opener. For solar gates, see solar gate opener problems.

Questions people ask

Should electric gates be serviced?

Yes. DASMA advises following the maintenance and testing schedule in your owner's manual and suggests a service agreement with your installer. A gate is a large moving machine, so wear and safety devices need regular attention.

How often does a gate need servicing?

It depends on the operator and the manual. One security-equipment maker lists monthly, quarterly and twice-a-year tasks. Check your manual for the interval it sets.

Can I lubricate my gate myself?

Only as your manual says. The product matters, for example a light chain oil on a slide gate chain and not WD-40. Leave adjustments to a technician.

How do I know if my gate's safety sensors work?

Ask your installer to show you the correct test for your gate. DASMA's checklist describes stopping within 2 seconds and reversing at least 2 inches on contact. Never test with your body in the gate's path.
