Houses from a community planned in the 1950s
According to the Census Bureau's 2020-2024 estimates, the median home in La Mirada was built in 1960. About 78 percent of homes are detached single-family houses, about 83 percent are one-unit homes, and about 76 percent are owner-occupied, so most calls come from people who own the house and the door.
Wikipedia says La Mirada was promoted in the early 1950s as a completely planned community. Louis Halper bought 2,100 acres in 1954, and by 1960 the city had grown from about 100 homes to more than 8,000. It was incorporated on 23 March 1960 as Mirada Hills, and voters changed the name to La Mirada that November. Rosecrans Avenue, Alondra Boulevard and Imperial Highway run west to east, and Valley View Avenue, La Mirada Boulevard and Santa Gertrudes Avenue run south to north.
When thousands of houses went up within a few years, parts installed at the same time can wear out in the same years. We look at the springs, cables, rollers, hinges and opener together, so a second tired part does not show up the week after the first repair.

I was really happy with the work Emil did for me. He was a responsive communicator, arrived on time, and did a quality job on the repair I needed. I would hire him again without hesitation.Serenity · Google review
Technician, Emil, was prompt and efficient to identify and fix the issues with our garage door. Rest assured that I won’t hesitate to call these folks if repair is needed.MeMee · Google review
Emil responded to my request for service promptly. He scheduled service for the next day and showed up on time. He was friendly and polite. He Immediately identified the problems and fixed them effectively and efficiently. He showed resourcefulness in coming up with a used part for an old door opener control and in coming up with a practical solution for stabilizing the door connection to the opener. Price for the work was very fair. Great company !! Thank you!!Christina · Google review
"Our garage door broke this morning, which was less than ideal. We were certain that it would cost a fortune to get it repaired on a Sunday, assuming it could even happen, but we knew we had to try. I called several companies and only two returned my call. One said that while they could send someone out, it would cost considerably more than if we could wait until Monday. While I appreciated the honesty, again, I wanted it fixed today. The other was Emil Garage Doors. When I had called they said they would call back. I did get a call back from Emil, less than an hour later. Anyway, on to the service. He let me know that it would cost the same to come today or tomorrow, it didn't matter. WOW and WOW again! He said that he could head here in about an hour. Additionally, when I asked him the cost of the various things it could be, what he quoted me were prices that were what the other place wanted to charge me after the service call fee and the hiked up hourly rate for the Sunday call! Upon arrival, he looked at the door, told us a few things that he noticed, and in no way did he ever try to "up-sell" us something we didn't need. He told us our opener was what they use, and top of the line. He replaced the gear drive (maybe that's the name:)) and upgraded our rollers (that was a suggestion, but, one we totally understood and he in no way said we "needed" to). I think he was in and out in 45 minutes at most and our garage door is quieter than before by a TON (thank you rollers) and, more importantly, it works and nobody had to miss work on Monday to make it happen. Thank you so much...I can't recommend your company enough. "Pamela · Google review
Emil is delightful, knowledgeable, professional, and capable. He promised to make the process easy and he did. From our first contact Thursday mid-day through completion of the project Saturday at Noon, everything was 100% perfect, and we are extremely happy. We are amazed when we look outside and see our beautiful new door, so soon after searching on google. Emil and his company deserve 100 stars but we are limited to only 5Dawn · Google review
It went very well, with the job being completed in three days. We waited few months for the supply chain to kick in ( Covid related delays ) and finally deliver the products. It was so worth the wait. Great installers, Emil and his team are professional and friendly, too, and patient in answering questions.Rachel · Google review

For comparison, the table for nearby Whittier gives June to September highs of about 84 to 89 degrees and about 14 inches of rain.
A Fire Weather Watch has covered Los Angeles County including La Mirada, and Southern California Edison has shut off power elsewhere in the county during high winds. We found no outage record that is specific to La Mirada. Know where your manual release cord is and keep the opener's battery backup working.
Once a season, wipe dust off the tracks and the two sensors near the floor, oil the rollers and hinges, and press the backup test button. If the door scrapes or shakes on its way up, stop using it and call us.
- Wipe tracks and sensors each season
- Test the battery backup twice a year

Battery backup. California requires a battery backup on residential garage door openers sold or installed in the state (Health and Safety Code section 19892). A new door cannot be connected to an older opener that lacks one. See opener installation.
Design rules. Planned communities and historic overlays can limit door style and color. Ask before you choose a new door: new garage doors.

The main line is (562) 943-0131, with permit questions at extension 2347; call for hours, because the city pages we saw (through search results, since the site blocked our check) disagree on the opening time. We found no city page that addresses garage doors, so we could not confirm whether a garage door or opener replacement needs a permit. Ask Building and Safety before a replacement and confirm the number with the city.

La Mirada garage door repair: questions we hear
Is there garage door repair near me in La Mirada?
Yes. Emil Garage Doors repairs garage doors in La Mirada (ZIP 90638) and the neighborhoods next door. Call (213) 340-4232, tell us your street or neighborhood and what the door does, and we book the soonest visit. See garage door repair near me.
What is the average price to repair a garage door in La Mirada?
Typical prices: a 12-point safety inspection is $89, a torsion spring pair for a standard two-car door is $250 to $450 (heavy-duty springs $350 to $900), a cable pair is $175 to $350, and a belt-drive opener installed with battery backup is $550 to $900. The final price is confirmed after we see the door.
What is the most common garage door repair in La Mirada?
Broken torsion springs are among the most common garage door repairs, because springs wear out after a set number of open-and-close cycles. Cables, rollers, safety sensors and off-track doors follow. See garage door spring repair.
How much is a service call for a garage door?
Our 12-point safety inspection is $89. It covers the springs, cables, rollers, tracks, sensors and opener, and we explain what we find before any repair starts.
Is it cheaper to repair or replace a garage door?
A repair is usually cheaper when the door itself is sound and only a spring, cable, roller or sensor failed. Replacement makes sense when panels are bent or rotted, the door is very old or the opening needs a different size. We tell you which one fits before we start.
Which ZIP code do you serve in La Mirada?
La Mirada's main street-delivery ZIP is 90638, which covers about 97 percent of the city's residents. ZIP 90637 is for post office boxes and 90639 belongs to Biola University. Call us if you are not sure we reach your address.
Does a garage door replacement need a permit in La Mirada?
We could not confirm a garage-door-specific rule, because no city page we found addresses garage doors. Call La Mirada Building and Safety at (562) 943-0131 (permit questions, extension 2347) before a replacement, and confirm the number and hours with the city.
Is La Mirada in Los Angeles County or Orange County?
La Mirada is in Los Angeles County, right on the Orange County line. Fullerton, La Habra and Buena Park next door are in Orange County, and Santa Fe Springs and Cerritos are in Los Angeles County. Each city has its own government, so check which city your address is in.
What is the most common problem with garage doors?
A broken torsion spring is the most common problem, followed by snapped cables, worn rollers, misaligned sensors and doors that come off the track. On a house from the 1950s or 1960s, expect to find more than one tired part.
Does California require a battery backup on a garage door opener?
Yes. California Health and Safety Code section 19892 says residential openers sold or installed in the state need a battery backup, and a replacement garage door cannot be connected to an older residential opener that lacks one.
