Suburban homes built on old ranch land
According to the Census Bureau's 2020-2024 five-year estimates for the city, the median home was built in 1980. About 70 percent of occupied homes are owner-occupied, and about 55 percent of housing units are detached single-family houses. Attached homes are about 19 percent, and about 18 percent of units are in buildings of five or more units.
Wikipedia says the land was part of Rancho Niguel, that Lewis Moulton bought it in 1894, and that the Moulton Ranch was subdivided in the early 1960s. The city incorporated on December 20, 1991. El Toro Road, Alicia Parkway and Oso Parkway are among the main roads, and Interstate 5 has interchanges at all three. The Laguna Hills Mall closed in 2018 and is slated for redevelopment.
A door on a home from around 1980 has seen decades of daily use. We replace worn original parts and check the whole door, since the cable, roller and hinge next to a failed spring are often worn too.

What Laguna Hills weather and wind do to a garage door
Laguna Hills has no weather station of its own, so these are modeled values. WeatherSpark puts the average August high near 81 degrees and the rainfall near 14 inches a year, with February the wettest month at about 2.9 inches and July nearly dry. For station-based numbers, Wikipedia's climate table for neighboring Laguna Niguel shows July and August highs of 79 and 80 and about 14.2 inches a year. Mild weather is easy on a door, but winter rain still settles in the bottom seal and lower track.
A National Weather Service advisory on October 28, 2021 covered inland Orange County cities including Laguna Hills, with northeast gusts up to 40 mph and isolated gusts to 50, and a High Wind Warning on March 21, 2023 covered all of Orange County, with gusts to 55 mph forecast, according to Patch. CAL FIRE's updated fire hazard severity zone map for local responsibility areas newly includes Laguna Hills, according to ABC7.
After a windy spell, wipe the tracks and check that the two sensors near the floor still face each other. Twice a year, oil the rollers and hinges and press the test button on the battery backup.
- Wipe tracks and sensors after wind
- Check the bottom seal after winter rain
- Test the battery backup twice a year

Great company to use for garage door work. Came out promptly, over a weekend when I could not get others to respond. Efficient work, very knowledgeable, very friendly. I would not hesitate to contact them first the next time I need service.Courtney · Google review
Incredible honest work. Emil took care of all the repairs needed in order for my garage door to work again. I know I need a new garage door but I can't afford it right now this company was nice enough to fix it instead of hounding me for more money to get a new door. Emil was so nice that he even provided me a price. I was so happy he said I could call him when I had the money and he would honor me the price. amazing company to reach out to.Jasmine · Google review

Doesn't get any better than this guy! I have recently purchased a condo with a broken garage door opener. It was missing some brackets. I called them, and Emil came out promptly the next morning. On time! He was able to run back to his shop and get the bracket I needed. It took him less than an hour to complete the entire project! My garage door works great now. I said a little thank you to Emil as I opened my garage door late last night and drove in my garage. I would definitely call him again if I needed anything done with my garage door. Highly recommend, plus he's just a super nice guy, which the process so much easier. Thanks Emil!Winston · Google review

Battery backup, permits and design rules in Laguna Hills
Opener law. A battery backup is required on residential openers sold or installed in California (Health and Safety Code section 19892), and a replacement door cannot be connected to an older opener without one. If your opener is old, plan for a new one. See opener installation.
Associations. Check any HOA or historic overlay rules before you order a new door, and see new garage doors for style options.
Permits. Laguna Hills Building & Safety is at (949) 707-2600. The city handout on window and door replacements says all window and exterior door replacements need a building permit, and it does not mention garage doors. The city handout on projects exempt from permits does not list garage doors or openers either. We could not confirm whether a garage door counts as an exterior door under that rule, so call the city before a replacement. The handouts also tell owners to consult their HOA.
Fire hazard zones. The city page on fire hazard severity zones says new buildings in a Very High zone need a 100-foot defensible space buffer and ignition-resistant construction under California Building Code Chapter 7A, and the High zone has the same construction rule without the buffer. It does not mention garage doors, so ask the city to look up your address.

Laguna Hills garage door repair: questions we hear
Is there garage door repair near me in Laguna Hills?
Yes. Emil Garage Doors repairs garage doors in Laguna Hills (ZIP 92653) and the neighborhoods next door. Call (213) 340-4232, tell us your street or neighborhood and what the door does, and we book the soonest visit. See garage door repair near me.
What is the average price to repair a garage door in Laguna Hills?
Typical prices: a 12-point safety inspection is $89, a torsion spring pair for a standard two-car door is $250 to $450 (heavy-duty springs $350 to $900), a cable pair is $175 to $350, and a belt-drive opener installed with battery backup is $550 to $900. The final price is confirmed after we see the door.
What is the most common garage door repair in Laguna Hills?
Broken torsion springs are among the most common garage door repairs, because springs wear out after a set number of open-and-close cycles. Cables, rollers, safety sensors and off-track doors follow. See garage door spring repair.
How much is a service call for a garage door?
Our 12-point safety inspection is $89. It covers the springs, cables, rollers, tracks, sensors and opener, and we explain what we find before any repair starts.
Is it cheaper to repair or replace a garage door?
A repair is usually cheaper when the door itself is sound and only a spring, cable, roller or sensor failed. Replacement makes sense when panels are bent or rotted, the door is very old or the opening needs a different size. We tell you which one fits before we start.
Which ZIP code do you serve in Laguna Hills?
Laguna Hills' street-delivery ZIP code is 92653, and 92654 is a PO box code. ZIP 92637 is the Laguna Woods Village code, and Laguna Woods is a separate city. Call us if you are not sure we reach your address.
Does a garage door replacement need a permit in Laguna Hills?
We could not confirm it. The city's handout says all window and exterior door replacements need a building permit and does not mention garage doors, and its list of permit-exempt projects does not mention them either. Call Building & Safety at (949) 707-2600 before a replacement.
What is the most common problem with garage doors?
Broken torsion springs are the most common problem, followed by snapped cables, worn rollers, misaligned sensors and doors that jump their track. On a door that is decades old, expect more than one worn part.
Can a handyman fix a garage door?
A handyman can handle a simple job like a sensor or a roller. Springs and cables are under high tension and need a trained technician, so call us for those.
Does California require a battery backup on a garage door opener?
Yes. California Health and Safety Code section 19892 says residential openers sold or installed in the state need a battery backup, and a replacement garage door cannot be connected to an older residential opener that lacks one.
Do you also repair gates in Laguna Hills?
Yes. See gate repair and electric gate repair.
