Village manors, attached homes and mutual rules

According to the Census Bureau's 2024 five-year estimates, the median Laguna Woods home was built in 1969. Only about 29 percent of housing units are single-family houses, about 22 percent of them attached homes, and most of the rest sit in small and mid-size buildings. About 72 percent of occupied homes are owner-occupied.

About 90 percent of the city is Laguna Woods Village, a retirement community formerly known as Leisure World, according to Wikipedia. The Village's own site says at least one occupant of a manor must be 55 or older, and that the Golden Rain Foundation and three housing mutuals run it: Third Laguna Hills Mutual, United Laguna Woods Mutual and Mutual No. Fifty. Village pages treat garages and carports as limited-use common area assigned to one owner, and we could not confirm how many manors have a garage rather than a carport.

A home built around 1969 is now more than 55 years old. We weigh and balance each door, then check the springs, cables, rollers, tracks, hinges, sensors and opener, so a worn part next to the failed one does not surprise you later.

  • Doors on homes from the 1960s and 1970s
  • Garages in attached manors
  • Repairs that keep the existing door frame

Technician, Emil, was prompt and efficient to identify and fix the issues with our garage door. Rest assured that I won’t hesitate to call these folks if repair is needed.MeMee · Google review

Emil responded to my request for service promptly. He scheduled service for the next day and showed up on time. He was friendly and polite. He Immediately identified the problems and fixed them effectively and efficiently. He showed resourcefulness in coming up with a used part for an old door opener control and in coming up with a practical solution for stabilizing the door connection to the opener. Price for the work was very fair. Great company !! Thank you!!Christina · Google review

"Our garage door broke this morning, which was less than ideal. We were certain that it would cost a fortune to get it repaired on a Sunday, assuming it could even happen, but we knew we had to try. I called several companies and only two returned my call. One said that while they could send someone out, it would cost considerably more than if we could wait until Monday. While I appreciated the honesty, again, I wanted it fixed today. The other was Emil Garage Doors. When I had called they said they would call back. I did get a call back from Emil, less than an hour later. Anyway, on to the service. He let me know that it would cost the same to come today or tomorrow, it didn't matter. WOW and WOW again! He said that he could head here in about an hour. Additionally, when I asked him the cost of the various things it could be, what he quoted me were prices that were what the other place wanted to charge me after the service call fee and the hiked up hourly rate for the Sunday call! Upon arrival, he looked at the door, told us a few things that he noticed, and in no way did he ever try to "up-sell" us something we didn't need. He told us our opener was what they use, and top of the line. He replaced the gear drive (maybe that's the name:)) and upgraded our rollers (that was a suggestion, but, one we totally understood and he in no way said we "needed" to). I think he was in and out in 45 minutes at most and our garage door is quieter than before by a TON (thank you rollers) and, more importantly, it works and nobody had to miss work on Monday to make it happen. Thank you so much...I can't recommend your company enough. "Pamela · Google review

Emil is delightful, knowledgeable, professional, and capable. He promised to make the process easy and he did. From our first contact Thursday mid-day through completion of the project Saturday at Noon, everything was 100% perfect, and we are extremely happy. We are amazed when we look outside and see our beautiful new door, so soon after searching on google. Emil and his company deserve 100 stars but we are limited to only 5Dawn · Google review

It went very well, with the job being completed in three days. We waited few months for the supply chain to kick in ( Covid related delays ) and finally deliver the products. It was so worth the wait. Great installers, Emil and his team are professional and friendly, too, and patient in answering questions.Rachel · Google review

Warm air and light rain

What Laguna Woods weather does to a garage door

We found no weather station or climate table for Laguna Woods itself. The nearest figures are modeled data from WeatherSpark for Aliso Viejo, about three miles away: a hot season from about July 6 to October 3 with highs above 77 degrees, August the hottest month at 79 and about 11.4 inches of rain a year. Those figures are modeled, not measured, so treat them as approximate. Laguna Woods sits about 381 feet above sea level, around five miles from the coast.

Mild temperatures mean doors cycle all year, and most wear comes from daily use. For Aliso Viejo the same model puts December as the windiest month, at about 7.1 mph on average. We could not confirm wind, power-cut or flood records for Laguna Woods, but a power cut leaves an opener dead, so a manual release and a working battery backup are worth checking.

Twice a year, wipe the sensor lenses, oil the rollers and hinges, and press the test button on the battery backup. Lay a board flat under the door to test the safety reverse.

  • Test the battery backup twice a year
  • Oil rollers and hinges
  • Wipe the sensor lenses

Rules to know

Battery backup, permits and design rules in Laguna Woods

Battery backup. California requires a battery backup on residential garage door openers sold or installed in the state (Health and Safety Code section 19892). A new door cannot be connected to an older opener that lacks one. See opener installation.

Design rules. Planned communities and historic overlays can limit door style and color. Ask before you choose a new door: new garage doors.

Laguna Woods Village approval. About 90 percent of the city is Laguna Woods Village, and its Manor Alterations office (Community Center, 24351 El Toro Road, 949-597-4616) says each mutual has its own alteration standards. Village committee documents say Mutual Consent is required for alterations to a building and that a city permit may also be needed; that is from a 2017 procedure, so confirm the current rules. Third Laguna Hills Mutual's garage door standard (Standard 16) bars any door that needs a change to the building structure, requires the existing door frames with only minor fit changes, limits colors to manufacturer standard pre-painted colors, a short list of named colors or an approved color from the mutual's paint scheme, and limits sectional doors to five panels. It applies to Third Mutual homes only. We found no United Mutual garage door standard, so ask the Manor Alterations office what applies to your home.

City of Laguna Woods. The city's building permit page, with City Hall at 24264 El Toro Road and the main line at (949) 639-0500, says to contact the city before any construction and that homeowners associations may require their own approvals in addition to city requirements. The page does not mention garage doors, doors or windows, so we could not confirm whether a garage door replacement or an opener swap needs a city permit. Ask the city and the Village before the work starts.

FAQ

Laguna Woods garage door repair: questions we hear

Is there garage door repair near me in Laguna Woods?

Yes. Emil Garage Doors repairs garage doors in Laguna Woods (ZIP 92637) and the neighborhoods next door. Call (213) 340-4232, tell us your street or neighborhood and what the door does, and we book the soonest visit. See garage door repair near me.

What is the average price to repair a garage door in Laguna Woods?

Typical prices: a 12-point safety inspection is $89, a torsion spring pair for a standard two-car door is $250 to $450 (heavy-duty springs $350 to $900), a cable pair is $175 to $350, and a belt-drive opener installed with battery backup is $550 to $900. The final price is confirmed after we see the door.

What is the most common garage door repair in Laguna Woods?

Broken torsion springs are among the most common garage door repairs, because springs wear out after a set number of open-and-close cycles. Cables, rollers, safety sensors and off-track doors follow. See garage door spring repair.

How much is a service call for a garage door?

Our 12-point safety inspection is $89. It covers the springs, cables, rollers, tracks, sensors and opener, and we explain what we find before any repair starts.

Is it cheaper to repair or replace a garage door?

A repair is usually cheaper when the door itself is sound and only a spring, cable, roller or sensor failed. Replacement makes sense when panels are bent or rotted, the door is very old or the opening needs a different size. We tell you which one fits before we start.

Which ZIP code do you serve in Laguna Woods?

Laguna Woods uses ZIP code 92637. According to zip-codes.com, ZIP 92653, whose main city is Laguna Hills, lists Laguna Woods as an alternate name, so some addresses carry it. Call us if you are not sure we reach your address.

Do I need Village approval to replace a garage door in Laguna Woods Village?

The Village says Mutual Consent is required for alterations to a building. In Third Mutual homes, the garage door standard requires the existing door frames, limits colors and sectional doors to five panels, and bars built-in access or pet doors. We found no United Mutual standard, and we could not confirm whether a spring or roller repair counts as an alteration, so ask the Manor Alterations office at 949-597-4616 before you order a door.

Does a garage door replacement need a city permit in Laguna Woods?

We could not confirm a garage-door-specific rule. The city's building permit page does not mention garage doors, so ask the city at (949) 639-0500, and ask the Village about Mutual Consent, before a replacement.

Can a handyman fix a garage door?

A handyman can often deal with a sensor or a worn roller. Springs and cables hold a lot of tension and need a trained technician, so call us for those.

Does California require a battery backup on a garage door opener?

Yes. California Health and Safety Code section 19892 says residential openers sold or installed in the state need a battery backup, and a replacement garage door cannot be connected to an older residential opener that lacks one.

Do you also repair gates in Laguna Woods?

Yes. See gate repair and electric gate repair.
