Doesn't get any better than this guy! I have recently purchased a condo with a broken garage door opener. It was missing some brackets. I called them, and Emil came out promptly the next morning. On time! He was able to run back to his shop and get the bracket I needed. It took him less than an hour to complete the entire project! My garage door works great now. I said a little thank you to Emil as I opened my garage door late last night and drove in my garage. I would definitely call him again if I needed anything done with my garage door. Highly recommend, plus he's just a super nice guy, which the process so much easier. Thanks Emil!Winston · Google review

The owner is the real deal and makes good on all promises - We love doing business with him and don't hesitate to refer this business to all. He's that good!Ryan · Google review
Called the office to let them know my issues and asked if we could get someone out to look at my door. Was told between 11-12...drove home from work at 11:05 and Emil was waiting and ready to get to work. Not knowing anything about how to fix a garage door, Emil did a great job explaining why I was having issues. Quoted a reasonable price (well at least what I thought was reasonable) and less than 40 minute later he had fixed the problem. Great customer service from intake of the call to fixing my door! If you need a garage door repair...support local business and give them your business, you won't be disappointed.Guadalupe · Google review
My garage door and opener were pretty banged up and not working properly. Emil Garage Doors came out, did a thorough evaluation of door and all it's parts. Even though the previous home owner rigged up the garage door opener with the wrong springs and parts, Emil repaired the door and saved us money by using some of the old parts. That kind of honesty will get 5 stars all day long. Thank you Emil Garage Doors for your great service.Bradford · Google review

Coastal neighborhoods and a mix of home types
According to the Census Bureau's 2020-2024 five-year estimates for the city, the median home was built in 1979. About 62 percent of occupied homes are owner-occupied and 38 percent are rented. Detached single-family houses are about 52 percent of housing units, attached homes about 14 percent, and about 16 percent of units are in buildings of five or more units.
Wikipedia lists Lantern Village, Capistrano Beach, Niguel Shores, Monarch Beach and The Strands at Headlands among the city's neighborhoods, and calls Lantern Village the historic core, where the streets are named for colored lanterns. Dana Point Harbor was dedicated on July 31, 1971, and Capistrano Beach was developed in 1928. Those streets give us homes from several decades, each with its own door.
Whatever the age of the home, we look at the whole door. A beach-area door gets daily use and the weather works on it year-round, so we check the hardware and the opener along with the part that failed.
- Doors on 1970s and older coastal homes
- Opener upgrades with battery backup
- Hardware checks on doors near the water

What your garage door is telling you in Dana Point
A starting point. We confirm the cause on site.
| The door does this | Common cause | What we do |
|---|---|---|
| The door is heavy and will not stay up | A spring has lost tension or broken | Replace the springs as a set and rebalance the door |
| The door jumped off its track | A bent track or a broken roller | Straighten or replace the track, replace rollers, reset the door |
| The opener runs but nothing moves | A stripped gear, broken spring or a disconnected door | Test the opener, repair or replace the failed part |
| The door closes crooked | A stretched or slipped cable | Replace the cable and level the door |
| The remote works only close to the door | A weak battery, receiver or antenna | Replace the battery and test the receiver |
Do not run a door that is crooked or heavy.

What Dana Point weather does to a garage door
Wikipedia's climate figures for Dana Point, sourced to plantmaps.com for ZIP 92629 with no weather station named, give mean daily highs of 66 degrees in January and February, 76 in July and 78 in August. Annual rainfall is about 12.93 inches, mostly from November to March and variable from year to year. Mild weather is easy on springs, but oceanside homes sit in salty air, so we look at the hinges, rollers and track hardware for rust.
A High Wind Warning for all of Orange County on March 21, 2023 forecast northeast winds of 25 to 35 mph with gusts to 55 mph for Dana Point, according to Patch. Gusts like that push on a light door and shake loose track bolts, and they can bring power cuts that leave an opener without power.
Every few months, wipe salt film and dust off the tracks and hinges, then oil the rollers. Press the test button on the battery backup at the same time.
- Look for rust on hinges and track hardware
- Wipe tracks and sensors
- Test the battery backup twice a year

Battery backup, permits and design rules in Dana Point
Battery backup. California Health and Safety Code section 19892 says residential garage door openers sold or installed in the state need a battery backup, and a replacement garage door cannot be connected to an older residential opener that lacks one. See opener installation.
HOAs and style rules. If you live in a planned community or a historic overlay, check style and color rules before you choose a new door. See new garage doors for styles.
Permits. Dana Point Building & Safety is in Suite 209 at City Hall, 33282 Golden Lantern, phone (949) 248-3564 (city page), and permit applications go through its eTRAKIT portal. We could not confirm whether a garage door or opener replacement needs a permit, so call the city before a replacement.
Coastal overlay and fire zones. A summary of the city code on a code mirror, a weaker source, says development in the Coastal Overlay District needs a Coastal Development Permit unless exempt, and it treats a garage as part of a single-family residence. It does not name garage doors, so confirm with the city Planning Division, especially on a bluff-top or oceanfront lot. The city also has a Very High Fire Hazard Severity Zone page that points owners to the state map to check an address; which streets are in the zone is unconfirmed here.

Dana Point garage door repair: questions we hear
Is there garage door repair near me in Dana Point?
Yes. Emil Garage Doors repairs garage doors in Dana Point (ZIP 92629 and 92624) and the neighborhoods next door. Call (213) 340-4232, tell us your street or neighborhood and what the door does, and we book the soonest visit. See garage door repair near me.
What is the average price to repair a garage door in Dana Point?
Typical prices: a 12-point safety inspection is $89, a torsion spring pair for a standard two-car door is $250 to $450 (heavy-duty springs $350 to $900), a cable pair is $175 to $350, and a belt-drive opener installed with battery backup is $550 to $900. The final price is confirmed after we see the door.
What is the most common garage door repair in Dana Point?
Broken torsion springs are among the most common garage door repairs, because springs wear out after a set number of open-and-close cycles. Cables, rollers, safety sensors and off-track doors follow. See garage door spring repair.
How much is a service call for a garage door?
Our 12-point safety inspection is $89. It covers the springs, cables, rollers, tracks, sensors and opener, and we explain what we find before any repair starts.
Is it cheaper to repair or replace a garage door?
A repair is usually cheaper when the door itself is sound and only a spring, cable, roller or sensor failed. Replacement makes sense when panels are bent or rotted, the door is very old or the opening needs a different size. We tell you which one fits before we start.
Which ZIP codes do you serve in Dana Point?
Dana Point uses ZIP code 92629, and the Capistrano Beach neighborhood, which is part of the city, uses 92624. Call us if you are not sure we reach your address.
Does a garage door replacement need a permit in Dana Point?
We could not confirm a garage-door-specific rule. Dana Point also has a Coastal Overlay District, and a summary of its code does not name garage doors. Call Dana Point Building & Safety at (949) 248-3564 before a replacement.
Does ocean air wear out a garage door?
Oceanside homes sit in salty air, so we look at the hinges, rollers and track hardware for rust during a visit. Wiping them down and oiling the rollers every few months helps.
Can a handyman fix a garage door?
A handyman can handle a simple job like a sensor or a roller. Springs and cables are under high tension and need a trained technician, so call us for those.
Does California require a battery backup on a garage door opener?
Yes. California Health and Safety Code section 19892 says residential openers sold or installed in the state need a battery backup, and a replacement garage door cannot be connected to an older residential opener that lacks one.
Do you also repair gates in Dana Point?
Yes. See gate repair and electric gate repair.
