Houses, townhomes and apartments in the City of Trees
According to the Census Bureau's 2024 estimates, the median home in Tustin was built in 1983. About 32 percent of housing units are detached single-family houses, about 17 percent are attached single-family homes and about 16 percent are in buildings of 50 or more units. About 45 percent of households own their home, so many garages belong to townhomes and apartment buildings, where the owner or the association may decide on the door.
Columbus Tustin founded the city in 1868 and it incorporated in 1927; Wikipedia gives it the nickname City of Trees. After Marine Corps Air Station Tustin closed in 1997 the land became Tustin Legacy, and the base's two blimp hangars are on the National Register of Historic Places. Wikipedia calls Tustin Meadows, Peppertree and Laurelwood one of the city's oldest planned neighborhoods.
The mix of older planned neighborhoods, 1980s tracts and newer homes means doors of very different ages. We check the springs, cables, rollers and opener on each one, and we ask who owns the door when the garage belongs to a townhome or an apartment.

What customers say
Real reviews from our Google listing, copied as the customers wrote them.
Great to work with, gave us good advise and very knowledgeable with garage door springs . We could not find anyone to do our repair ASAP as it was a small project, but that did not matter to them. They traveled 2 hours to get the work done. Tech who did our repair was very personable, fast and did an excellent job.Theresa · Google review
I was really happy with the work Emil did for me. He was a responsive communicator, arrived on time, and did a quality job on the repair I needed. I would hire him again without hesitation.Serenity · Google review
Technician, Emil, was prompt and efficient to identify and fix the issues with our garage door. Rest assured that I won’t hesitate to call these folks if repair is needed.MeMee · Google review
Emil responded to my request for service promptly. He scheduled service for the next day and showed up on time. He was friendly and polite. He Immediately identified the problems and fixed them effectively and efficiently. He showed resourcefulness in coming up with a used part for an old door opener control and in coming up with a practical solution for stabilizing the door connection to the opener. Price for the work was very fair. Great company !! Thank you!!Christina · Google review
"Our garage door broke this morning, which was less than ideal. We were certain that it would cost a fortune to get it repaired on a Sunday, assuming it could even happen, but we knew we had to try. I called several companies and only two returned my call. One said that while they could send someone out, it would cost considerably more than if we could wait until Monday. While I appreciated the honesty, again, I wanted it fixed today. The other was Emil Garage Doors. When I had called they said they would call back. I did get a call back from Emil, less than an hour later. Anyway, on to the service. He let me know that it would cost the same to come today or tomorrow, it didn't matter. WOW and WOW again! He said that he could head here in about an hour. Additionally, when I asked him the cost of the various things it could be, what he quoted me were prices that were what the other place wanted to charge me after the service call fee and the hiked up hourly rate for the Sunday call! Upon arrival, he looked at the door, told us a few things that he noticed, and in no way did he ever try to "up-sell" us something we didn't need. He told us our opener was what they use, and top of the line. He replaced the gear drive (maybe that's the name:)) and upgraded our rollers (that was a suggestion, but, one we totally understood and he in no way said we "needed" to). I think he was in and out in 45 minutes at most and our garage door is quieter than before by a TON (thank you rollers) and, more importantly, it works and nobody had to miss work on Monday to make it happen. Thank you so much...I can't recommend your company enough. "Pamela · Google review
Emil is delightful, knowledgeable, professional, and capable. He promised to make the process easy and he did. From our first contact Thursday mid-day through completion of the project Saturday at Noon, everything was 100% perfect, and we are extremely happy. We are amazed when we look outside and see our beautiful new door, so soon after searching on google. Emil and his company deserve 100 stars but we are limited to only 5Dawn · Google review

What Tustin weather does to a garage door
Wikipedia's climate table for Tustin, based on NOAA normals for 1981 to 2010, gives mean daily highs of 70 degrees in January, 80 in June, 85 in July and 87 in August. It shows about 14 inches of rain a year, mostly from November to March. Warm summers dry out rollers and hinges, and winter rain settles into the lower tracks and under bottom seals.
We found no wildfire or power-outage record specific to the City of Tustin, so we will not claim one. Santa Ana winds do blow through Orange County, though, so know where your manual release cord is and keep the opener's battery backup working.
Twice a year, wipe the tracks, check that the two sensors near the floor still face each other, oil the rollers and hinges, and press the battery-backup test button.
- Wipe tracks and sensors twice a year
- Test the battery backup twice a year
- Check the bottom seal after heavy rain

Battery backup, permits and design rules in Tustin
Battery backup. California requires a battery backup on residential garage door openers sold or installed in the state (Health and Safety Code section 19892). A new door cannot be connected to an older opener that lacks one. See opener installation.
Design rules. Planned communities and historic overlays can limit door style and color. Ask before you choose a new door: new garage doors.
Tustin Building Division. The City of Tustin's Building Division is at 300 Centennial Way, phone (714) 573-3130, email tustinbuilding@tustinca.org, with details on tustinca.org. The city's FAQ says building permits are required for alterations or remodels to the interior or exterior of a structure, and for new electrical, plumbing or mechanical installations and replacements, but it does not name garage doors. We could not confirm a garage-door-specific rule, so ask the Building Division before a replacement.
Old Town and HOAs. Wikipedia lists Old Town Tustin as a historic district area; we could not confirm whether the city has a design-review rule for garage doors there, so ask before you order. In a townhome or planned community, check your HOA's rules too.

Tustin garage door repair: questions we hear
Is there garage door repair near me in Tustin?
Yes. Emil Garage Doors repairs garage doors in Tustin (ZIP 92780 and 92782) and the neighborhoods next door. Call (213) 340-4232, tell us your street or neighborhood and what the door does, and we book the soonest visit. See garage door repair near me.
What is the average price to repair a garage door in Tustin?
Typical prices: a 12-point safety inspection is $89, a torsion spring pair for a standard two-car door is $250 to $450 (heavy-duty springs $350 to $900), a cable pair is $175 to $350, and a belt-drive opener installed with battery backup is $550 to $900. The final price is confirmed after we see the door.
What is the most common garage door repair in Tustin?
Broken torsion springs are among the most common garage door repairs, because springs wear out after a set number of open-and-close cycles. Cables, rollers, safety sensors and off-track doors follow. See garage door spring repair.
How much is a service call for a garage door?
Our 12-point safety inspection is $89. It covers the springs, cables, rollers, tracks, sensors and opener, and we explain what we find before any repair starts.
Is it cheaper to repair or replace a garage door?
A repair is usually cheaper when the door itself is sound and only a spring, cable, roller or sensor failed. Replacement makes sense when panels are bent or rotted, the door is very old or the opening needs a different size. We tell you which one fits before we start.
Which ZIP codes do you serve in Tustin?
The City of Tustin uses ZIP code 92780, and ZIP code 92782 covers the Tustin Ranch and Tustin Legacy side. ZIP 92705 mostly covers North Tustin, a community next door that is not part of the city, so tell us your street when you call.
Does a garage door replacement need a permit in Tustin?
We could not confirm a garage-door-specific rule. The city's FAQ says exterior alterations need a building permit but does not name garage doors, so call the Building Division at (714) 573-3130 before a replacement and confirm the number with the city.
Do you service gated communities in Tustin?
Yes. Real-estate listings describe several Tustin Ranch communities as guard-gated. Give us the gate code or guest-list details when you call so we can get in for the visit.
Can a handyman fix a garage door?
A handyman can usually deal with a dirty sensor or a worn roller. Springs and cables are under high tension and can hurt someone, so they need a trained technician.
Does California require a battery backup on a garage door opener?
Yes. California Health and Safety Code section 19892 says residential openers sold or installed in the state need a battery backup, and a replacement garage door cannot be connected to an older residential opener that lacks one.
Do you also repair gates in Tustin?
Yes. See gate repair and electric gate repair.
