Bungalows around the plaza and ranch homes beyond

According to the Census Bureau's 2024 estimates, the median home in Orange was built in 1973. About 54 percent of housing units are detached single-family houses, about 11 percent are attached single-family homes and about 10 percent are in buildings of 50 or more units. About 56 percent of households own their home. A median that old means a lot of doors and openers have been through decades of daily use.

Wikipedia calls Orange the only city in Orange County planned around a plaza, and the Old Towne district around that plaza covers about one square mile and was listed on the National Register of Historic Places in 1997. It names Craftsman bungalow, Mediterranean Revival, Spanish Colonial Revival and Victorian as styles in Old Towne. Chapman University, Santiago Canyon College and the Orange Civic Center, designed by Welton Becket in 1963, are other landmarks.

A bungalow garage, a 1970s ranch garage and a newer two-car garage do not take the same parts. We check the weight, balance, springs, cables, rollers and opener before we quote, so the parts we suggest suit the door in your garage and not a generic one.

  • Original springs and openers on 1970s houses
  • Balance checks on older wood and steel doors
  • Opener replacement with battery backup

What Orange weather does to a garage door

Wikipedia's climate table for Orange (the station is not named on the page) gives mean daily highs from 68 degrees in January to 86 in August, a record high of 113 in June 2016 and about 14 inches of rain a year, with January the wettest month. Coastal overcast known as June Gloom usually clears by noon in late spring and early summer. Summer heat dries out rollers and hinges, and winter rain collects in the lower tracks.

Santa Ana winds are the other concern. The Santiago Fire of October 2007 started near Santiago Canyon Road, and the Orange County Fire Authority's report describes winds of 50 mph with gusts to 85. In October 2019 a Fox LA report named Orange among the areas that could lose power in an Edison shutoff, though the story did not confirm cuts there. We found no record of how often the power goes out, so know where your manual release cord is and keep the opener's battery backup working.

Twice a year, wipe the tracks and sensors, oil the rollers and hinges, and press the battery-backup test button. Then lift the door by hand with the opener disconnected: it should stay about halfway up instead of drifting.

  • Wipe tracks and sensors after windy days
  • Test the battery backup twice a year
  • Keep the manual release cord easy to reach

Emil is delightful, knowledgeable, professional, and capable. He promised to make the process easy and he did. From our first contact Thursday mid-day through completion of the project Saturday at Noon, everything was 100% perfect, and we are extremely happy. We are amazed when we look outside and see our beautiful new door, so soon after searching on google. Emil and his company deserve 100 stars but we are limited to only 5Dawn Β· Google review

It went very well, with the job being completed in three days. We waited few months for the supply chain to kick in ( Covid related delays ) and finally deliver the products. It was so worth the wait. Great installers, Emil and his team are professional and friendly, too, and patient in answering questions.Rachel Β· Google review

Rules to know

Battery backup, permits and design rules in Orange

Opener law. A battery backup is required on residential openers sold or installed in California (Health and Safety Code section 19892), and a replacement door cannot be connected to an older opener without one. If your opener is old, plan for a new one. See opener installation.

Associations. Check any HOA or historic overlay rules before you order a new door, and see new garage doors for style options.

City of Orange Building and Safety. Orange has its own Building and Safety Services in the Community Development Department, 300 E. Chapman Avenue, phone (714) 744-7200 (confirm on cityoforange.org; the city site blocked our check, so we took the number from a search result of the official page). We could not confirm whether a garage door or opener replacement needs a permit, so ask the city before you order.

Old Towne. If your home is in the Old Towne historic district, exterior changes, including doors, are reviewed under the city's Old Towne design standards, which the city adopted in 1995. A city resolution lists replacing doors, windows, siding and trim among minor exterior alterations, but we could not confirm whether garage doors are covered or who reviews them. Ask the city's Planning Division, (714) 744-7220 (confirm the number), before you replace a garage door. In an HOA community, check your HOA's rules too.

FAQ

Orange garage door repair: questions we hear

Is there garage door repair near me in Orange?

Yes. Emil Garage Doors repairs garage doors in Orange (ZIP 92865 to 92869) and the neighborhoods next door. Call (213) 340-4232, tell us your street or neighborhood and what the door does, and we book the soonest visit. See garage door repair near me.

What is the average price to repair a garage door in Orange?

Typical prices: a 12-point safety inspection is $89, a torsion spring pair for a standard two-car door is $250 to $450 (heavy-duty springs $350 to $900), a cable pair is $175 to $350, and a belt-drive opener installed with battery backup is $550 to $900. The final price is confirmed after we see the door.

What is the most common garage door repair in Orange?

Broken torsion springs are among the most common garage door repairs, because springs wear out after a set number of open-and-close cycles. Cables, rollers, safety sensors and off-track doors follow. See garage door spring repair.

How much is a service call for a garage door?

Our 12-point safety inspection is $89. It covers the springs, cables, rollers, tracks, sensors and opener, and we explain what we find before any repair starts.

Is it cheaper to repair or replace a garage door?

A repair is usually cheaper when the door itself is sound and only a spring, cable, roller or sensor failed. Replacement makes sense when panels are bent or rotted, the door is very old or the opening needs a different size. We tell you which one fits before we start.

Which ZIP codes do you serve in Orange?

Orange's street-delivery ZIP codes are 92865, 92866, 92867, 92868 and 92869. ZIP 92867 is also used by Villa Park, so call us if you are not sure we reach your address.

Does a garage door replacement need a permit in Orange?

We could not confirm a garage-door-specific rule. The city's Building and Safety Services office is at 300 E. Chapman Avenue, phone (714) 744-7200, and you should confirm the number with the city. Ask whether your replacement or opener swap needs a permit before you order.

Can I change my garage door in Orange's Old Towne district?

Check with the city first. Exterior changes in the Old Towne historic district go through the city's design standards, and we could not confirm how they apply to garage doors. Ask the Planning Division before you order a door.

Can a handyman fix a garage door?

A handyman can usually deal with a dirty sensor or a worn roller. Springs and cables are under high tension and can hurt someone, so they need a trained technician.

Does California require a battery backup on a garage door opener?

Yes. California Health and Safety Code section 19892 says residential openers sold or installed in the state need a battery backup, and a replacement garage door cannot be connected to an older residential opener that lacks one.

Do you also repair gates in Orange?

Yes. See gate repair and electric gate repair.
