Old Towne bungalows, tract homes and large foothill lots
Orange is a mix of historic and mid-century neighborhoods. According to the Census Bureau's 2024 one-year American Community Survey estimates, the median home was built in 1973, about 56 percent of occupied homes are owner-occupied and about 54 percent of housing units are single-family detached houses. Wikipedia names Craftsman bungalow, Mediterranean Revival, Spanish Colonial Revival and Victorian styles in the Old Towne district.
Orange Park Acres is an unincorporated community surrounded by the city, and Wikipedia says nearly all its homes sit on 20,000-square-foot lots with equestrian trails. Long driveways and wide lots mean longer gate runs and operators that work harder. Real-estate sites describe Broadmoor Park in East Orange as guard-gated, but we could not verify that with the city, so check with your own association.
From a swing gate at an Old Towne bungalow to a long ranch-style drive, we start with the gate, then test the operator, sensors, keypad and backup battery.

What Orange weather does to a gate
Wikipedia's climate table for Orange lists mean daily highs from 68 degrees in January to 86 in August, about 13.8 inches of rain a year and a record high of 113 degrees in June 2016. The same page notes June Gloom overcast in late spring that usually clears by noon, which keeps morning dew on keypads and sensors.
The 2007 Santiago Fire began near Santiago Canyon Road, and the Orange County Fire Authority's after-action report describes extreme Santa Ana winds of 50 miles per hour with gusts to 85. Fox LA reported in October 2019 that Orange and North Tustin were among the areas in possible Southern California Edison power shutoff zones, though the article did not confirm cuts there. A backup battery keeps an electric gate usable during an outage.

What customers say

Emil responded to my request for service promptly. He scheduled service for the next day and showed up on time. He was friendly and polite. He Immediately identified the problems and fixed them effectively and efficiently. He showed resourcefulness in coming up with a used part for an old door opener control and in coming up with a practical solution for stabilizing the door connection to the opener. Price for the work was very fair. Great company !! Thank you!!Christina Β· Google review
"Our garage door broke this morning, which was less than ideal. We were certain that it would cost a fortune to get it repaired on a Sunday, assuming it could even happen, but we knew we had to try. I called several companies and only two returned my call. One said that while they could send someone out, it would cost considerably more than if we could wait until Monday. While I appreciated the honesty, again, I wanted it fixed today. The other was Emil Garage Doors. When I had called they said they would call back. I did get a call back from Emil, less than an hour later. Anyway, on to the service. He let me know that it would cost the same to come today or tomorrow, it didn't matter. WOW and WOW again! He said that he could head here in about an hour. Additionally, when I asked him the cost of the various things it could be, what he quoted me were prices that were what the other place wanted to charge me after the service call fee and the hiked up hourly rate for the Sunday call! Upon arrival, he looked at the door, told us a few things that he noticed, and in no way did he ever try to "up-sell" us something we didn't need. He told us our opener was what they use, and top of the line. He replaced the gear drive (maybe that's the name:)) and upgraded our rollers (that was a suggestion, but, one we totally understood and he in no way said we "needed" to). I think he was in and out in 45 minutes at most and our garage door is quieter than before by a TON (thank you rollers) and, more importantly, it works and nobody had to miss work on Monday to make it happen. Thank you so much...I can't recommend your company enough. "Pamela Β· Google review
Emil is delightful, knowledgeable, professional, and capable. He promised to make the process easy and he did. From our first contact Thursday mid-day through completion of the project Saturday at Noon, everything was 100% perfect, and we are extremely happy. We are amazed when we look outside and see our beautiful new door, so soon after searching on google. Emil and his company deserve 100 stars but we are limited to only 5Dawn Β· Google review
It went very well, with the job being completed in three days. We waited few months for the supply chain to kick in ( Covid related delays ) and finally deliver the products. It was so worth the wait. Great installers, Emil and his team are professional and friendly, too, and patient in answering questions.Rachel Β· Google review

Permits, HOAs and emergency access in Orange
City permits. The City of Orange handles permits through Building and Safety Services in the Community Development Department at 300 E. Chapman Avenue, (714) 744-7200, with information at cityoforange.org. We could not confirm whether a gate, a gate operator or its wiring needs a permit, so call the city before a new gate or new electrical work.
Historic district and fire service. Exterior changes in the Old Towne historic district are reviewed under the city's design standards, so call the Planning Division at (714) 744-7220 before changing a gate there. Orange has its own fire department and is not a member of the Orange County Fire Authority, so ask the city about key switch or Knox box requirements.
Emergency access. Gates can affect how fire and police reach a property. Ask the local fire department about key switch or Knox box requirements before you install or change a locked entry.
HOAs. If your neighborhood has an HOA with an architectural review board, ask before you change the design or color of a gate. We can write a scope of work for the review.
Safety standard. Automatic gate operators are covered by the UL 325 safety standard, which calls for entrapment protection such as photo eyes or safety edges. We test those devices before the gate goes back into service.
Orange gate repair: questions we hear
Is there gate repair near me in Orange?
Yes. Emil Garage Doors repairs swing and sliding driveway gates in Orange (ZIP codes 92865, 92866, 92867, 92868 and 92869) and the neighborhoods next door. Call (213) 340-4232, tell us your street or neighborhood, the gate type and what it does, and we book the soonest visit. See gate repair near me.
Is there electric gate repair near me in Orange?
Yes. Electric gate repair near me in Orange means a technician who repairs the operator, control board, sensors, remotes and backup battery as well as the gate itself. Call (213) 340-4232 and we book the soonest visit. See electric gate repair.
What is the difference between gate repair and electric gate repair in Orange?
Gate repair means the gate itself: hinges, posts, latches, wheels, tracks and frames. Electric gate repair means the parts that move it: the operator, control board, sensors, remotes, keypads and battery. Most service calls need both checked, so we start with the gate and then test the electronics. See gate repair.
Why does my electric gate hum but not open?
A humming operator with a gate that will not move usually means the gate is jammed or a part in the operator has failed, such as a capacitor or gear. Stop using it and call us before the motor burns out.
How much does gate repair cost in Orange?
The price depends on what failed, the size and weight of the gate and the parts. We quote after we see the gate or photos, and before work starts.
My gate does not work during a power outage. What can I do?
Most operators have a manual release, and many can use a backup battery. Use the release as the manufacturer directs and call us. We test the battery and the control board, because a flat battery or a board that lost its settings after an outage is common.
Should electric gates be serviced?
Yes. A yearly check of the battery, sensors, hinges or track, and operator keeps a gate from failing at a bad time.
Can you repair a gate operator from any brand?
We repair most residential operators. Tell us the brand and model, or send a photo of the unit. If parts are no longer made we explain your options.
Which ZIP codes do you serve in Orange?
We serve the street ZIP codes 92865, 92866, 92867, 92868 and 92869. ZIP code 92867 is also used by Villa Park, which is a separate city, so call us with your address if you are not sure we reach you.
Does Old Towne have special rules for gates?
Old Towne is a historic district listed on the National Register of Historic Places in 1997. The city reviews exterior work there under its Old Towne design standards. We could not confirm what those standards say about gates, so ask the city's Planning Division before you replace one.
Can a handyman fix a gate?
A handyman can handle a loose latch or a dead remote battery. A failed operator, a control board or a gate that has dropped off its hinges needs a technician who can test the controls and the safety devices.
Do you repair garage doors in Orange too?
Yes. See garage door repair in Orange for springs, cables, openers and new doors, and garage door repair near me. When you ask for both we can look at the gate and the garage door at the same address.
