Ventura homes

1920s oil-boom houses, 1970s homes and hillside neighborhoods

According to the Census Bureau's 2024 estimates, the median home in Ventura was built in 1973. About 54 percent of homes are detached single-family houses and about 11 percent are attached, and the rest are apartment buildings, condos and a small number of mobile homes. About 56 percent of homes are owner-occupied.

The city takes its name from Mission San Buenaventura, founded in 1782, and was incorporated on April 2, 1866. The oil boom of the 1920s drove real estate growth and left houses near downtown, while the Ventura Theatre and the Mission Theatre date from 1928. Neighborhood names on the map include Midtown, Pierpont, Hobson Heights, Montalvo and Taylor Ranch, and the north and west of the city have hillside homes.

A city with houses from the 1920s, tract homes from the 1970s and hillside homes needs different fixes. Older doors often need worn original parts replaced, while newer ones usually need a balance and sensor check.

  • Worn original parts on older doors
  • Balance and sensor checks on 1970s doors
  • Opener upgrades with battery backup

My garage door spring broke the other evening and I was unable to open my door. I contacted them first thing the next day. They were able to give me an appointment for later in that day. The service technician called prior to arrival as promised & arrived shortly afterwards. He recommended some additional service to the door in addition to the springs which I accepted. The door was repaired in less than 2 hours & now works better than ever. Thank youBrandi · Google review

Emil responded to my request for service promptly. He scheduled service for the next day and showed up on time. He was friendly and polite. He Immediately identified the problems and fixed them effectively and efficiently. He showed resourcefulness in coming up with a used part for an old door opener control and in coming up with a practical solution for stabilizing the door connection to the opener. Price for the work was very fair. Great company !! Thank you!!Christina · Google review

Sea breezes, Santa Anas and fire weather

What Ventura weather does to a garage door

Wikipedia says sea breezes moderate the climate, with July and August highs averaging about 76 to 77 degrees. The climate table cites NOAA data but does not name a station. It shows about 16 inches of rain a year, mostly from December to March and nearly none in summer. Santa Ana winds from the Transverse Ranges occasionally push temperatures up sharply.

The Thomas Fire of December 2017 reached the hillside neighborhoods of Clearpoint, Ondulando and Skyline and destroyed hundreds of homes in the city. The city has since adopted a new fire zone map that puts more than 4,600 acres in High or Very High zones, covering hillside neighborhoods including Ventura Hills and the westside. Southern California Edison power shutoffs have hit Ventura County in Santa Ana events, though which Ventura neighborhoods were affected is not verified, so a manual release and a working battery backup matter.

After a wind event, wipe the tracks and sensors. Twice a year, oil the rollers and hinges and press the test button on the battery backup.

  • Wipe tracks and sensors after wind
  • Test the battery backup twice a year
  • Oil rollers and hinges before summer

Rules to know

Battery backup, permits and design rules in Ventura

Battery backup. California Health and Safety Code section 19892 says residential garage door openers sold or installed in the state need a battery backup, and a replacement garage door cannot be connected to an older residential opener that lacks one. See opener installation.

HOAs and style rules. If you live in a planned community or a historic overlay, check style and color rules before you choose a new door. See new garage doors for styles.

Ventura Building and Safety. The office is at 501 Poli Street, Room 117, phone (805) 654-7869, with inspections scheduling at (805) 654-7874. Please confirm the numbers and hours, because the city website and both of its residential permit sheets were blocked when we researched it, so these details come from search summaries. We could not confirm whether a garage door or opener replacement needs a permit, so check with Ventura Building and Safety before a replacement.

Fire, historic and coastal notes. Owners in the High and Very High fire zones must clear vegetation within 100 feet of structures by June 1 each year. According to a code-mirror site (not the official code, so confirm with the city), exterior changes to a designated landmark need design review, and projects in a Historic District overlay follow that district's guidelines. Whether garage doors are covered is not verified, so homes near the coast or on historic lists should ask the city's Community Development staff.

FAQ

Ventura garage door repair: questions we hear

Is there garage door repair near me in Ventura?

Yes. Emil Garage Doors repairs garage doors in Ventura (ZIP 93001, 93003 and 93004) and the neighborhoods next door. Call (213) 340-4232, tell us your street or neighborhood and what the door does, and we book the soonest visit. See garage door repair near me.

What is the average price to repair a garage door in Ventura?

Typical prices: a 12-point safety inspection is $89, a torsion spring pair for a standard two-car door is $250 to $450 (heavy-duty springs $350 to $900), a cable pair is $175 to $350, and a belt-drive opener installed with battery backup is $550 to $900. The final price is confirmed after we see the door.

What is the most common garage door repair in Ventura?

Broken torsion springs are among the most common garage door repairs, because springs wear out after a set number of open-and-close cycles. Cables, rollers, safety sensors and off-track doors follow. See garage door spring repair.

How much is a service call for a garage door?

Our 12-point safety inspection is $89. It covers the springs, cables, rollers, tracks, sensors and opener, and we explain what we find before any repair starts.

Is it cheaper to repair or replace a garage door?

A repair is usually cheaper when the door itself is sound and only a spring, cable, roller or sensor failed. Replacement makes sense when panels are bent or rotted, the door is very old or the opening needs a different size. We tell you which one fits before we start.

Which ZIP codes do you serve in Ventura?

Ventura city addresses use ZIP codes 93001, 93003 and 93004. ZIP codes 93001 and 93004 are also shared with unincorporated communities such as Casitas Springs, La Conchita and Saticoy. Call us if you are not sure we reach your address.

Does Ventura require a permit to replace a garage door?

We could not confirm a garage-door-specific rule, because the city's permit sheets were blocked when we researched it. Ask Ventura Building and Safety at (805) 654-7869 (please confirm the number) before a replacement.

Is Ventura in a high fire hazard zone?

The city adopted a new fire zone map in 2025 that puts more than 4,600 acres in High or Very High zones, including hillside neighborhoods such as Clearpoint, Ondulando, Skyline and Ventura Hills and the westside. It depends on the address, so ask the city about yours.

Can a handyman fix a garage door?

A handyman can handle a simple job like a sensor or a roller. Springs and cables are under high tension and need a trained technician, so call us for those.

Does California require a battery backup on a garage door opener?

Yes. California Health and Safety Code section 19892 says residential openers sold or installed in the state need a battery backup, and a replacement garage door cannot be connected to an older residential opener that lacks one.

Do you also repair gates in Ventura?

Yes. See gate repair and electric gate repair.
