What West Hollywood conditions do to a garage door
Wikipedia's climate table for West Hollywood shows July to September average highs of 80 to 81 degrees, about 13 inches of rain a year and a record high of 111 degrees on September 26, 1963. Warm weather and constant use age rollers, hinges and plastic parts, and a garage door shared by many cars cycles far more often than a single household's door.
The Sunset Fire started in the Hollywood Hills on January 8, 2025 during a Santa Ana wind event. According to news coverage, the Los Angeles County Sheriff issued an evacuation warning that included parts of West Hollywood, all evacuations were lifted by 10:30 a.m. on January 9, and the fire was held to about 100 acres. Power outages were widespread across Southern California that week, with more than 330,000 people without power at points, according to ABC7 and PowerOutage.us. We found no West Hollywood-only outage figure.
After smoky or windy days, wipe ash and dust off the tracks and check that the two sensors near the floor still face each other. Press the test button on the battery backup at the same time.
- Wipe ash and dust off tracks and sensors
- Test the battery backup twice a year
- Oil rollers and hinges on busy shared doors

Duplexes, small buildings and condos with shared garages
West Hollywood is mostly apartments and condos. According to the Census Bureau's 2020-2024 estimates, about 9 percent of homes are detached single-family houses, about 7 percent are in two-to-four-unit buildings, and more than 80 percent are in buildings of five or more units. About 80 percent of homes are rented, and the median home was built in 1965. So many of the garage doors we see belong to a building, not a single house.
That means a lot of sectional doors and gates on small buildings, duplexes and condo garages, often used by several households. If you rent, tell us who manages the building when you call, because the owner or manager usually approves the work. The few single-family houses are mostly in the hills and the residential areas to the north and west.
The city covers only about 1.89 square miles and its boundary is irregular, so the next street can be in Los Angeles. West Hollywood neighborhoods include Norma Triangle, West Hollywood North, West, East and Heights. Give us your address and we confirm we reach it.

I woke up to a loud crash when a tree in my front yard fell over and hit my garage door. Emil Garage Doors was able to give be a really good price on a new garage door. They uninstalled the old, damaged door and realigned the tracks the garage door connects to which had been damaged as well. The new door looks great and most importantly functions well. Thank you for going above and beyond in my time of need!Stuart · Google review
They were able to come within a few hours of my call. Another company could only give me a 4 hour window of arrival time the next day, but these guys was able to give me a 2 hour window the same day. One the guys called before arriving. He was friendly and competent in explaining the problem and our options. I was so grateful he had replacement springs and was able to fix our garage door in less than an hour.David · Google review
Not paying attention I closed the garage door on a pipe laying in the track. Needless to say it did some damage even though the automatic reverse opened the door back up. Emailed what happened on Sunday evening. Appointment with quote provided in just a few minutes and appointment confirmed. Once again they arrived on time. Completed repairs quickly and for less then the quote. Cleaned up like they were never there. I highly recommend them and will continue to use them for my garage door repairs.Carroll · Google review
Technician showed up on time, assessed our issue & presented replacement options. He proceeded to install new equipment during the same visit and everything was finished in less than two hours. We were impressed with the performance of our tech. It’s easy for us to recommend this company.Kathleen · Google review
The replacement of my broken spring was done quickly and professionaly. I was also provided an explanation on why the tension was set as it was. I was called in advance to be informed of the arrival time. Great job as it has been in the pastFrancine · Google review
My garage door spring broke the other evening and I was unable to open my door. I contacted them first thing the next day. They were able to give me an appointment for later in that day. The service technician called prior to arrival as promised & arrived shortly afterwards. He recommended some additional service to the door in addition to the springs which I accepted. The door was repaired in less than 2 hours & now works better than ever. Thank youBrandi · Google review

| Opener hums but the door stays put | A broken spring or a disconnected trolley | Find which one failed, then repair and rebalance |

Battery backup, permits and design rules in West Hollywood
Battery backup. California requires a battery backup on residential garage door openers sold or installed in the state (Health and Safety Code section 19892). A new door cannot be connected to an older opener that lacks one. See opener installation.
Design rules. Planned communities and historic overlays can limit door style and color. Ask before you choose a new door: new garage doors.
West Hollywood permits. The Building and Safety Division is on the second floor of City Hall, 8300 Santa Monica Boulevard. Search results for the city's directory list permits at (323) 848-6320 and building inspections at (323) 848-6335, but we could not open the city page, so confirm the numbers by phone. We could not confirm a garage-door-specific permit rule. A search summary of the city's FAQ says work exempt from a building permit may still need Planning Division approval, so ask before a replacement.
Fire zone and historic properties. According to local news (WeHo Online), the state's updated 2025 maps put the WeHo Heights area north of Sunset, with about 1,100 residences, in the Very High fire hazard zone. We did not verify the zone for other parts of the city; the city's Public Safety Division is at (323) 848-6414. Designated historic properties may need city review before exterior changes.

West Hollywood garage door repair: questions we hear
Is there garage door repair near me in West Hollywood?
Yes. Emil Garage Doors repairs garage doors in West Hollywood (ZIP 90069, 90046 and 90048) and the neighborhoods next door. Call (213) 340-4232, tell us your street or neighborhood and what the door does, and we book the soonest visit. See garage door repair near me.
What is the average price to repair a garage door in West Hollywood?
Typical prices: a 12-point safety inspection is $89, a torsion spring pair for a standard two-car door is $250 to $450 (heavy-duty springs $350 to $900), a cable pair is $175 to $350, and a belt-drive opener installed with battery backup is $550 to $900. The final price is confirmed after we see the door.
What is the most common garage door repair in West Hollywood?
Broken torsion springs are among the most common garage door repairs, because springs wear out after a set number of open-and-close cycles. Cables, rollers, safety sensors and off-track doors follow. See garage door spring repair.
How much is a service call for a garage door?
Our 12-point safety inspection is $89. It covers the springs, cables, rollers, tracks, sensors and opener, and we explain what we find before any repair starts.
Is it cheaper to repair or replace a garage door?
A repair is usually cheaper when the door itself is sound and only a spring, cable, roller or sensor failed. Replacement makes sense when panels are bent or rotted, the door is very old or the opening needs a different size. We tell you which one fits before we start.
Which ZIP codes do you serve in West Hollywood?
West Hollywood addresses mainly use ZIP codes 90069, 90046 and 90048. West Hollywood is also a postal alias for some Los Angeles ZIP codes, and ZIP 90038 and 90046 are shared with Los Angeles, so a ZIP code alone does not show whether an address is inside the city. Tell us your street when you call and we confirm we reach it.
Do you repair garage doors on condos and apartment buildings in West Hollywood?
Yes. Tell us who manages the building when you call, since the owner or manager usually approves the work, and describe what the door does. We book the soonest visit.
Is West Hollywood in a high fire hazard zone?
According to local news, the state's updated maps put the WeHo Heights area north of Sunset in the Very High zone. We did not verify the zone for the rest of the city, so ask the city about your address. In smoky weather keep the tracks and sensors clean and keep the opener's battery backup working.
Can a handyman fix a garage door?
A handyman can handle a simple job like a sensor or a roller. Springs and cables are under high tension and need a trained technician, so call us for those.
Does California require a battery backup on a garage door opener?
Yes. California Health and Safety Code section 19892 says residential openers sold or installed in the state need a battery backup, and a replacement garage door cannot be connected to an older residential opener that lacks one.
Do you also repair gates in West Hollywood?
Yes. See gate repair and electric gate repair.
