Older houses in the Flats, big homes in the hills and apartments citywide
According to the Census Bureau's 2020-2024 estimates, the median home in Beverly Hills was built in 1958. About 41 percent of occupied homes are owner-occupied, about 37 percent of all homes are detached single-family houses, and about half are in buildings of five or more units. So the city has two kinds of garage door work: houses with doors from the mid-century onward, and shared garages in apartment and condo buildings.
Wikipedia names the Flats, where most residents live, Trousdale Estates, a 410-acre area of large homes, Downtown Beverly Hills (the Golden Triangle), West Gateway and South East as neighborhoods. Rodeo Drive, Wilshire Boulevard, Santa Monica Boulevard, Beverly Drive and Canon Drive are among the main streets, and Sunset Boulevard is the northern boundary of the Flats.
Wide, heavy doors need heavier springs, and a spring set that is too light wears out early and leaves the door hard to balance. We weigh and balance each door before we choose springs, and on older doors we replace the worn parts around the one that failed.
- Spring sets sized for wide, heavy doors
- Shared garage doors in multi-unit buildings
- Opener upgrades with battery backup

What customers say
Real reviews from our Google listing, copied as the customers wrote them.
They were able to come within a few hours of my call. Another company could only give me a 4 hour window of arrival time the next day, but these guys was able to give me a 2 hour window the same day. One the guys called before arriving. He was friendly and competent in explaining the problem and our options. I was so grateful he had replacement springs and was able to fix our garage door in less than an hour.David · Google review
Not paying attention I closed the garage door on a pipe laying in the track. Needless to say it did some damage even though the automatic reverse opened the door back up. Emailed what happened on Sunday evening. Appointment with quote provided in just a few minutes and appointment confirmed. Once again they arrived on time. Completed repairs quickly and for less then the quote. Cleaned up like they were never there. I highly recommend them and will continue to use them for my garage door repairs.Carroll · Google review
Technician showed up on time, assessed our issue & presented replacement options. He proceeded to install new equipment during the same visit and everything was finished in less than two hours. We were impressed with the performance of our tech. It’s easy for us to recommend this company.Kathleen · Google review
The replacement of my broken spring was done quickly and professionaly. I was also provided an explanation on why the tension was set as it was. I was called in advance to be informed of the arrival time. Great job as it has been in the pastFrancine · Google review
My garage door spring broke the other evening and I was unable to open my door. I contacted them first thing the next day. They were able to give me an appointment for later in that day. The service technician called prior to arrival as promised & arrived shortly afterwards. He recommended some additional service to the door in addition to the springs which I accepted. The door was repaired in less than 2 hours & now works better than ever. Thank youBrandi · Google review
Great to work with, gave us good advise and very knowledgeable with garage door springs . We could not find anyone to do our repair ASAP as it was a small project, but that did not matter to them. They traveled 2 hours to get the work done. Tech who did our repair was very personable, fast and did an excellent job.Theresa · Google review

What Beverly Hills conditions do to a garage door
Wikipedia describes a warm Mediterranean climate: summers warm to hot with little wind, and mild winters with occasional rain and Santa Ana winds. The sources we found disagree on rainfall and give no reliable average highs, so we quote no figures. Dry, sunny stretches dry out the grease on rollers and hinges, and the winter rain that does fall settles in the bottom track and seal.
The city says the area north of Sunset Boulevard is a Very High Fire Hazard Severity Zone, and its Fire Department inspects brush clearance there each year starting April 1. CAL FIRE maps released in March 2025 expanded the zones into more of Beverly Hills. During the Sunset Fire on January 8, 2025, Los Angeles declared a voluntary evacuation zone covering parts of Beverly Hills north of Sunset, Beverly Hills Fire said no mandatory evacuation applied, and the evacuations were lifted the next morning. We found no Beverly Hills power outage tied to that fire, but a working battery backup and a manual release you know how to use are worth checking.
Twice a year, wipe the tracks, oil the rollers and hinges and press the test button on the battery backup. In the hills, wipe dust and ash off the tracks after windy weather.
- Test the battery backup twice a year
- Wipe dust and ash off tracks after wind
- Oil rollers and hinges before summer

Battery backup, permits and design rules in Beverly Hills
Battery backup. California requires a battery backup on residential garage door openers sold or installed in the state (Health and Safety Code section 19892). A new door cannot be connected to an older opener that lacks one. See opener installation.
Design rules. Planned communities and historic overlays can limit door style and color. Ask before you choose a new door: new garage doors.
City permits. Beverly Hills is its own city, so permit questions go to the City of Beverly Hills, not to Los Angeles. City Hall is at 455 N. Rexford Drive. Search listings of the city's pages show the main line (310) 285-1000 and Community Development, which includes Building and Safety, at (310) 285-1141, but we could not open those pages, so confirm the numbers at beverlyhills.org. We could not confirm whether a garage door replacement needs a permit; ask the city before you order.
Fire zone, landmarks and ZIP 90210. The city says the area north of Sunset Boulevard is a Very High Fire Hazard Severity Zone, and we could not confirm any garage-door rule in the zone. The city's register lists 45 historic landmarks as of 2025, and we could not confirm whether garage door changes on a landmark need review. ZIP 90210 is also used by some hillside areas in the City of Los Angeles, such as Beverly Park, so ask which city your address is in before you ask about permits.

What is the average price to repair a garage door in Beverly Hills?
Typical prices: a 12-point safety inspection is $89, a torsion spring pair for a standard two-car door is $250 to $450 (heavy-duty springs $350 to $900), a cable pair is $175 to $350, and a belt-drive opener installed with battery backup is $550 to $900. The final price is confirmed after we see the door.
What is the most common garage door repair in Beverly Hills?
Broken torsion springs are among the most common garage door repairs, because springs wear out after a set number of open-and-close cycles. Cables, rollers, safety sensors and off-track doors follow. See garage door spring repair.
How much is a service call for a garage door?
Our 12-point safety inspection is $89. It covers the springs, cables, rollers, tracks, sensors and opener, and we explain what we find before any repair starts.
Is it cheaper to repair or replace a garage door?
A repair is usually cheaper when the door itself is sound and only a spring, cable, roller or sensor failed. Replacement makes sense when panels are bent or rotted, the door is very old or the opening needs a different size. We tell you which one fits before we start.
Which ZIP codes do you serve in Beverly Hills?
Beverly Hills street addresses use ZIP codes 90210, 90211 and 90212, and 90209 and 90213 are PO box codes. ZIP 90210 is also used for some hillside areas in the City of Los Angeles. Call us if you are not sure we reach your address.
Does a garage door replacement in Beverly Hills need a permit?
We could not confirm a garage-door-specific permit rule for Beverly Hills. Ask the city's Community Development department, which includes Building and Safety, whether your door or opener work needs a permit before you order.
Is Beverly Hills in a high fire hazard zone?
The city says the area north of Sunset Boulevard is a Very High Fire Hazard Severity Zone, and CAL FIRE maps released in March 2025 expanded the zones into more of the city. Check your address with the city. Keep tracks and sensors clean in windy weather and keep the opener's battery backup working.
Can a handyman fix a garage door?
A handyman can often handle a simple job such as a sensor or a roller. Springs and cables are under high tension and need a trained technician, so call us for those.
Does California require a battery backup on a garage door opener?
Yes. California Health and Safety Code section 19892 says residential openers sold or installed in the state need a battery backup, and a replacement garage door cannot be connected to an older residential opener that lacks one.
Do you also repair gates in Beverly Hills?
Yes. See gate repair and electric gate repair.
