Culver City homes

Mid-century houses, hillside streets and condo garages

According to the Census Bureau's 2020-2024 estimates, the median home in Culver City was built in 1963, about 84 percent of homes went up before 1980 and about 45 percent before 1960. About 36 percent are detached houses, about 9 percent are attached townhomes or condos, and more than half sit in buildings of two or more units. Where the door is still the original, the springs, rollers and opener have had decades of daily use.

The city recognizes 15 neighborhoods, from Blair Hills and Sunkist Park to Studio Village, Fox Hills and Downtown Culver City. Local real-estate and news sources describe Blair Hills as winding hillside streets with mid-century homes and newer development, and Fox Hills as an area of 1970s apartments and condos around a shopping mall. Hillside driveways and shared building garages are different jobs, so tell us which one you have when you call.

Culver City covers about 5.1 square miles and is mostly surrounded by Los Angeles, so the next street over can be in another city. Give us your address when you call and we confirm we reach it. For a condo or apartment garage, tell us who manages the building, because the owner or manager may need to approve the work.

Incredible honest work. Emil took care of all the repairs needed in order for my garage door to work again. I know I need a new garage door but I can't afford it right now this company was nice enough to fix it instead of hounding me for more money to get a new door. Emil was so nice that he even provided me a price. I was so happy he said I could call him when I had the money and he would honor me the price. amazing company to reach out to.Jasmine Β· Google review

Light gray stucco home with a dark bronze garage door with windows and a tile roof, garage door opener repair near Culver City in Venice
Mild summers, winter rain and fire weather

What Culver City weather does to a garage door

Wikipedia's climate table for Culver City, built from 1991-2020 normals, shows July to September average highs between 78 and 79 degrees, about 14 inches of rain a year and a record high of 111 degrees in September. Summers are mild, so heat is rarely the problem; age and daily use are. The winter rain that does fall works into the bottom seal and the lower track.

A Culver City Fire Department bulletin from April 22, 2025 says the state's new maps add Moderate, High and Very High zones, and that the department recommended keeping the older Very High boundaries, primarily the Blair Hills neighborhood. The January 2025 Santa Ana wind event caused widespread outages and fires across Los Angeles County; we found no Culver City outage figure. In any outage, a manual release and a working battery backup matter.

After rain, wipe the bottom seal and the lowest few inches of track, then oil the rollers and hinges. Press the test button on the battery backup at the same time.

  • Wipe the bottom seal and lower track after rain
  • Test the battery backup twice a year
  • Keep tracks and sensors clean in windy, smoky weather

Rules to know

Battery backup, permits and design rules in Culver City

Battery backup. California Health and Safety Code section 19892 says residential garage door openers sold or installed in the state need a battery backup, and a replacement garage door cannot be connected to an older residential opener that lacks one. See opener installation.

HOAs and style rules. If you live in a planned community or a historic overlay, check style and color rules before you choose a new door. See new garage doors for styles.

Culver City permits. The Building Safety Division is on the second floor of City Hall, 9770 Culver Boulevard, phone (310) 253-5800; see culvercity.gov/buildingsafety. The city's required-permits list says a garage door opener needs a permit only if wiring or an outlet is added, and it lists a new or converted garage as needing one. It does not mention garage door replacement, and we could not confirm a rule for it, so ask the division before replacing a door.

Fire zone and historic homes. A Culver City Fire Department bulletin of April 2025 says the Very High fire hazard zone is primarily the Blair Hills neighborhood, so ask the city whether your address is inside it. The city also lists three designated historic districts, on Braddock Drive, Lafayette Place and McConnell Boulevard; if your home is a designated historic property, exterior changes may need city review.

FAQ

Culver City garage door repair: questions we hear

Is there garage door repair near me in Culver City?

Yes. Emil Garage Doors repairs garage doors in Culver City (ZIP 90230 and 90232) and the neighborhoods next door. Call (213) 340-4232, tell us your street or neighborhood and what the door does, and we book the soonest visit. See garage door repair near me.

What is the average price to repair a garage door in Culver City?

Typical prices: a 12-point safety inspection is $89, a torsion spring pair for a standard two-car door is $250 to $450 (heavy-duty springs $350 to $900), a cable pair is $175 to $350, and a belt-drive opener installed with battery backup is $550 to $900. The final price is confirmed after we see the door.

What is the most common garage door repair in Culver City?

Broken torsion springs are among the most common garage door repairs, because springs wear out after a set number of open-and-close cycles. Cables, rollers, safety sensors and off-track doors follow. See garage door spring repair.

How much is a service call for a garage door?

Our 12-point safety inspection is $89. It covers the springs, cables, rollers, tracks, sensors and opener, and we explain what we find before any repair starts.

Is it cheaper to repair or replace a garage door?

A repair is usually cheaper when the door itself is sound and only a spring, cable, roller or sensor failed. Replacement makes sense when panels are bent or rotted, the door is very old or the opening needs a different size. We tell you which one fits before we start.

Which ZIP codes do you serve in Culver City?

Culver City uses ZIP codes 90230 and 90232, and 90231 is for PO boxes. ZIP codes cross city lines, and some sources also list 90066, which is the Mar Vista postal area of Los Angeles. Call us if you are not sure we reach your address.

Do I need a city permit to replace a garage door opener in Culver City?

According to the city's required-permits list, a garage door opener needs a permit only if you are adding an outlet or wiring. The list does not mention garage door replacement, and we could not confirm that rule, so ask the Building Safety Division at (310) 253-5800 first.

Is any part of Culver City in a high fire hazard zone?

A Culver City Fire Department bulletin from April 2025 says the Very High zone is primarily the Blair Hills neighborhood. Ask the city about your address. In windy, smoky weather keep the tracks and sensors clean and keep the opener's battery backup working.

Can a handyman fix a garage door?

A handyman can handle a simple job like a sensor or a roller. Springs and cables are under high tension and need a trained technician, so call us for those.

Does California require a battery backup on a garage door opener?

Yes. California Health and Safety Code section 19892 says residential openers sold or installed in the state need a battery backup, and a replacement garage door cannot be connected to an older residential opener that lacks one.

Do you also repair gates in Culver City?

Yes. See gate repair and electric gate repair.
